Manager Review

Properties by Preston

Properties by Preston's guest rating of 4.10 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

When we booked this property, we were pretty certain it was going to be a run of the mill slumlord experience. Anyone who owns over 400 properties isn't able to adequately maintain all of them. But for the price, we figured we'd get what we paid for. The conditions were worse than we expected - there were issues with getting to the unit and gaining access, leaks in the roof, bugs all around, broken stoves + beds. The pool + gym that were advertised to us were unaccessible unless we paid a non-refundable deposit. Still, we tried to be amiable guests, given the low expectations we already had. The issue comes when a real issue occurs. Shortly into our stay, the keypad lock stopped working on us, which didn't allow us to lock it from the outside and prevented us from leaving. Preston and his incompetent ensemble had empty apologies and promises, but after 3 long weeks, the problem had not been fixed. We decided to cut our stay short. You'd find better housing under a bridge

We stayed here a week first day that we got here we saw that the couch was broken the blinds were broken the toilet wouldn’t flush there’s rust and cracks in the bathtub there are only like four lights in the house the bedroom doesn’t have a light whatsoever we had to use the closets light when it was dark out just to see in the bedroom no lights in the living room they only provided one towel they’re customer service was terrible I told them about the couch as soon as we saw it and they said they would send somebody never ended happening so we had to find cinderblocks outside and fix it ourselves the bed was too small for two grown people oh and I don’t think you guys should ever book with them they have no consideration for you whatsoever I booked it for another week and I ended up canceling my booking like ten maybe even five minutes later and they wouldn’t give me back my seven hundred dollars I think it’s just wrong that they get too keep my money without me even staying here

Extremely Disappointing — I Would Not Recommend Staying Here I had an absolutely terrible experience with this Airbnb and would not recommend it to anyone. The biggest issue was that I was without power for FIVE DAYS during roughly 97-degree weather. The conditions became unbearable, and I had no choice but to pay for a hotel for five nights just to have a safe and comfortable place to stay. I had already paid for those five nights at the Airbnb, yet I was never reimbursed for the nights I couldn’t reasonably stay there or for the hotel I was forced to get. Unfortunately, the power wasn’t the only problem. There were cockroaches, I couldn’t get through the entrance gate half the time, the dishwasher leaked water all over the floor, and the shower made an insanely loud, high-pitched squealing noise. What made the situation even more frustrating was repeatedly being told that problems had been or would be fixed, only to find that they weren’t. Save yourself and book anywhere else

Upon arrival I immediately notified the host of the conditions of the unit. I have messaged continually and provided pictures and documentation. I had to move out and into a hotel. I contacted AIRBNB and I am fighting to get my money back. One week later the only contact I have received is automated AI responses with no resolve.

This was hands down the worst 48 hours. We were supposed to be here for 2 months. The unit was switched on us a few hours before checkin. I accepted because we had no alternative. There were immediate issues with dead bugs, sticky floors, a horrendous smell, sinks not draining, electrical outlets not covered, and more. When I reached out to the host they said they would find me another unit and then went quiet for nearly 24 hours before accidentally sending me a message they intended for another host. We left after 2 days and will never return. Would strongly suggest you don’t stay at any of the properties by Preston either.

I wasn’t able to get in for a day due to door code box needing batteries. Rodent droppings . A/C not working . Sink drain in kitchen would not drain. WiFi issues as well .

I cannot recommend this listing based on my experience. I checked in and, within minutes, found numerous ants throughout the living room and bedroom. There was also a dead cockroach surrounded by ants in the living room. In addition, the bedroom and bathroom floors had what appeared to be female hair scattered across them, making the apartment feel unclean and not properly prepared for a new guest. I immediately contacted the host but was initially unable to reach them. After contacting Airbnb Support and waiting as instructed, the host eventually responded and offered to send pest control or move me to another unit. Given the condition of the apartment on arrival, I was not comfortable staying or moving to another unit in the same complex. I had to leave almost immediately and find emergency alternative accommodation. Although Airbnb ultimately processed a partial refund, I still lost approximately $250–$300 (including the first night's charge and travel insurance) for no reason.

INFESTED WITH BUGS!!! Which we reported immediately and were told would be taken care of... 2 days later, we checked out early because they never resolved it. Besides that, it was terrible! Where do I even start? The Airbnb pics made it look nice but it is far from nice. The location made me assume it would be ok because of it's close proximity to the upscale Rim area. It became quickly obvious that the host is trying hard to skimp on everything to maximize profit. The furnishings were minimalistic, which would be ok except they were also filthy and gross. There are NO wash cloths and only enough towels for one night if you have 4 guests and there are no extra towels in the place. There is also no extra toilet paper, paper towels, tissues, or trash bags. There are cheap motel shampoo and conditioner dispensers in the shower but nothing in them. The "hooks" for towels in the bathroom are dollar store stick ons. Coffee, cream, sugar? Nope. Zero consideration into what a guest needs.

I wasn’t able to enter the property. You have to call them from the front gate. They will not answer. They will not refund you even though they will not answer to let you in the property. They will not give a refund even though I never stayed one night. It cost me over $2000.
