Manager Review

Grand Welcome

Grand Welcome's guest rating of 4.72 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

This stay was very frustrating. Check-in required using a third-party site even though I was verified through Airbnb, & we had to call to get the door code. Communication was through AI, & we constantly had to ask questions & wait for answers. The house wasn’t as clean or well maintained as expected. Lots of dirty/chipped dishes & utensils, dirty floors, stained pillows, old food and leftover items from previous guests, worn-out kitchen items, and not enough towels for 6 adults and 5 kids. The upstairs primary bed was uncomfortable, there were no blackout curtains, the deck was in poor condition, & the screen door fell off more than once. The listing, house rules, & Grand Welcome information didn’t always match. Example- occupancy limit & the garage was listed as fitting two vehicles but only fit one. The biggest concern was when the power went out. For a mountain cabin, there were no flashlights, first-aid kits, or basic emergency supplies. Ai couldn’t seem to help us with that 🙄

There was a nice screened in porch with a green, peaceful view. I booked this condo for their designated office space, which was very nice, however, there was no Internet two of the three days I was there. The condo had a strong cigarette smoke odor, though it is listed as non-smoking. We had to purchase plug-in, air fresheners, and neutralizing spray in order to sleep there. I don’t like to be negative but I wouldn’t recommend this space.

The location of the property was perfect, and we really enjoyed being close to everything. The home had plenty of amenities and, overall, the property itself had a lot to offer. Unfortunately, our experience with the host and communication regarding several issues during our stay was disappointing. We encountered a number of problems that were reported during our visit, and we would have appreciated better communication and follow-through in getting them resolved. That said, we did our best to enjoy our time there, and overall the experience was not bad. With some improvements in communication, maintenance, and attention to guest concerns, I believe this could be a really great place to stay.

Location was great, communication was slow, the restrooms were filthy and moldy.

This was the most disappointing Airbnb experience we’ve had. Within minutes of arriving, we found human fecal matter left in the toilet. We also encountered additional cleanliness issues, including unpleasant odors from the refrigerator and freezer, toothpaste splatter on the bathroom mirror, floors that did not appear to have been properly cleaned, a discarded shot cup under the TV stand, and no sheets and pillowcases for the pull-out bed. What was most disappointing was the lack of response. Despite reporting these issues immediately, with pictures, no one offered to send housekeeping, provide the missing linens, or make an effort to improve our stay. Any communication with the hosts was a result of us contacting them. “Under review” is the message we repeatedly received. We ultimately involved Airbnb’s Resolution Center, and Airbnb advised us that the host did not respond to their attempts to resolve the matter either. I wish we had not stayed there. The hosts need to do better.

We drove up to a front yard with 3 foot weeds all over. Door lock didn’t work. Called host of which was then directed to call another number. Then was put on hold. Finally opened the door while waiting on hold but after unloading our things and went to leave the door would not lock. Had to call them again, put on hold again, finally talked to someone and they directed us to a lockbox with a key. Then on our second day as we were sitting in the backyard having coffee in our pajamas, two men came walking into the yard. Said they were there to do yard work and spray herbicide. We had to go inside (had our dog too). For 2.5 hrs we heard a loud weed whacker. Said they’d be done spraying at 3:30. We left, came back at 6:30, they were still spraying/using a blower. They left at 8:00 pm. I contacted the host who said they were not informed of this scheduled yard work. Said they will “get back to me about it”, “will talk to owner,” “will have manager call me.” Didn’t happen. Horrible host.

I’ll preface this review with the fact that I’m an Airbnb host & contractor. Positives: in a great location near beach, easy street parking & nice big enclosed patio. It was big enough & comfortable for our family & well stocked. However, make sure you fully read the listing as there is NO AC! Never thought id have to check for AC in a US state that has NO winter. It was a heat wave at 90 degrees and we had a 10mo old with us. The worst part was the lack of care & attention. It was an 800#, messaging was different people each time & not one provided a solution, said there was a fan but it was a heater. I offered to install low amp AC window units but they declined mentioning something about age/wiring which wasn’t accurate given my experience, GFCI plugs & friend who has similar home there w/window AC. If there was another Airbnb available we would’ve left, it was miserable & my baby was at risk of overheating. If you stay, you’ll be on your own & good luck in a heat wave.

Code was not working upon arrival, took about 20 minutes of waiting to get inside. There was no first aid kit, we had two incidents where we needed a first aid kit to dress wounds. Finally we were locked out of the garage area where the washer and dryer were located. We were told we could not access that part of the house anymore because the owner didn’t want us to use the sauna. When we made it known that we already had clothes in the washer we needed to get they sent 4 different codes over the span of 12 hours all of which did not work. We were not able to wash our clothes even though that was a provided amenity. The house is lovely, but it has serious problems. We will not be returning.

Let me start off by saying that I’ve been on Airbnb for almost 9 years and this is the very first bad review I’ve ever left. The location was fine but we happened to be there on a busy weekend and there were so many young teenage kids who stayed up all night, making loud noise and fighting in the parking lots every night. The cost of this rental was way too expensive for it to have neglected their cleaning as bad as it did. 2/3 beds that we had were incredibly dirty with stained pillow cases. We had to call and request clean bedding to assure they were changed. The home was not swept so we had to do that ourselves too. When changing out the bedding we found additional trash under and around the beds including pills, gum, and wrappers. I wish I could share photos. When you’re away from home and paying this much, you expect to thorough cleanliness and for the essential bedding to have not been switched out was disgusting and very uncomfortable. As a guest, we expect more.
