Kasa's guest rating of 4.63 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“I cannot urge people visiting ATX enough to NOT book at this complex. The couch reeked of cat pee, which was ignored by maintenance and management. We stayed for 4 nights and 5 days and could not use the sofa. We were never given a top sheet for a 4 night stay, which was also ignored by maintenance and management. The kitchen was left dirty. The unit was not even remotely close to the pictures in the ad. I’ve never stayed somewhere that blatantly ignored maintenance requests from their guests like this place. And they refuse to give more than a 30% refund. If you are staying in ATX, find somewhere else. Do not get stuck paying for a horrible Airbnb like I did.”airbnb

“Decent spot as long as long as you don’t get a unit that faces south Virginia street. Hot tub was not working. The pool was freezing and dirty.”airbnb

“Although the apartment is located in a great area, parking is challenging (which Kasa warns about) and access to the building with only one key fob is difficult. The photos in the listing are representative, therefore, the unit you are staying might be very different than what is shown. We were traveling with a toddler and expected a bathtub, but found a small standup shower that was hard to use. On day 2 we noticed the washer had thick layer of black ?mold and we alerted the property, since unsafe to use. No response. The next day, the only toilet in the unit clogged. We notified Kasa at 9:45am. Although multiple messages and calls were done, customer service would only say “we are working on this”, at 4pm, when we still had no toilet and no update on time of fixing it, we elected to check out go to another Airbnb. They initially did not want to refund us for the 2 unused nights. But after working with Airbnb support, they refunded us. It was the worst Airbnb experience we have had.”airbnb

“When I asked for a partial refund I got a $50 amazon gift card. Being I booked a 5 day stay solely for the In unit washer and dryer and patio, and BOTH were unavailable for maintenance issues. It’s disappointing and disrespectful when I paid $700 to stay there. I don’t think it was worth the money. I will be visiting for sure . But I will not be back here.”airbnb

“Do not rent here. We were excited to arrive at our Airbnb, get settled, and head to dinner with friends, but the experience started off terribly. Our check-in time was 4:00 PM, and we did not receive access instructions until almost 6:00 PM. Their excuse was a “high volume of calls,” which is completely unacceptable. Traveling is already stressful enough, and when you are traveling with a small child, delays like this make it even worse. There were also three separate access codes required to get into the unit, yet they only provided two and were very unresponsive when we tried to get help. After already losing two hours at the start of our booking because of their mistake, they agreed to a late checkout, but then made the process unnecessarily complicated by sending an email and a separate link requiring me to upload a gift card just to secure it. No one wants to jump through hoops, especially when the inconvenience was caused by them in the first place. This was, by far, one of t”airbnb

“Arrived to a unit that was shockingly filthy and never corrected despite hours of complaints. We were told repeatedly that housekeeping had come—no one ever entered. Dead plant, filthy sink, garbage left, torn & dirty carpet throughout, dirty showers, stove/oven, hair in fridge, missing bedding, mold on window sills, filthy patio, broken blinds, dirty fixtures, debris-filled vents, ill-fitting dirty curtains dragging on floor, burned-out bulbs, dirty walls, stained tables, dirty throw pillows, AC packed with debris, food on cabinets, worn table surface, scratched furniture, stained upholstery. Internet barely worked. Noise all night. Someone entered our unit at 5am—security issue. Parking space unusable (our car was damaged). No clear entrance or garage access. Inadequate dishes for 6 guests. We got sick from the conditions. Offered a coupon instead of a real resolution. Avoid. No accountability, no honesty, no management oversight.”airbnb

“The room was nothing like the photos. The bathroom was much smaller, the bedroom was not the same. It was incredibly dirty and had marks all over the walls. It smelled of mildew and paint fumes from the hallway. It was nothing like described. It was incredibly misleading.”airbnb

“Really unfortunate stay. We came down with our 9 week year old to relax by the pool. The pool was under construction the entire stay. Our stay started 4/9. Construction for the pool started 3/30. Kasa did not inform us the pool would be unavailable until AFTER we checked in on the evening of 4/9. I asked for a refund and got met with silence. Additionally, the parking lot was under construction. If you’ve ever traveled with a baby you understand how stressful it already is with the amount of gear you have. Again, they didn’t inform us of this until AFTER we checked in. Lastly, apt is a 3 story walk up. No elevator. Super unfortunate as I wish they would have done the right thing and granted our refund due to the misinformation and we could have stayed somewhere with a pool and a elevator. Ruined our trip. Terrible communication.”airbnb
