Manager Review

Kasa

Kasa's guest rating of 4.67 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

The location was pretty great- right downtown. I did not love the parking situation. I had to pay for street parking every two hours until 9 pm which was a pain.

Scam, kasa lied about an item that was supposedly misplaced after my stay in attempt to make me pay for something I had no knowledge of

I’ve used Airbnb for a long time and stayed at many places all over the world. This was one of the worst stays I’ve ever had. The place clearly had not been thoroughly cleaned before our arrival. The floors were dirty. There was food splattered on walls in the kitchen and on the cabinets. We opened the sofa bed to a dirty mattress. The couch had stains all over it. Everything was either dirty or falling apart because it was so cheap. Additionally, while they claim this place was for up to 4 people, our family of 4 had no comfortable place to sit as a family of 4. When I pointed this out to them upon our arrival, it took them 24 hours to tell me that another unit was available to then call me back and tell me it wasn’t available. 48 hours later they called me to have me go to another unit and instructed me to open the door of an occupied unit!!! They refunded us some money but not all. Do not book with Kasa.

I stayed here in 2024 and it was fine, for a low cost ($100/n) this is fine, but for anything above $150, they need to rid the place of smells, they need to clean the dirt off the bathroom floor (not just the grout) and they have no reason to charge high prices even during tourist season. I was approached several times by drunk couples and other people outside of the front door and I felt unsafe walking up to the code where people could see I was staying there. The trash can lid was flipped upside down a couple of times when I returned to the unit telling me a rodent had to be near by and was going after the trash. The room was damp from poor ventilation and the smell of Indian food and mold is prevalent. I don’t remember this being the case 2 years ago when I stayed. When I confronted them, they jacked up the rate and then confirmed my checkout and gave me a review as a guest before I had even checked out. Super sketchy. When I asked why they played dumb. kasa is a dump

Tldr: unit door didn't lock and we lost a full day of our vacation with no timelines or adequate compensation Our stay started poorly with the unit being unlocked when we arrived. We did a scan of the unit and were able to lock it from the inside. We were woken up at 2am by the fire alarm. Long term residents of the building informed us this was a common occurrence, typically a few times a month. Luckily we did not lock our door during this time The next morning we tested the keypad for locking and unlocking. We were not able to do so and called Kasa's help desk. We were told to stay in the unit and not leave until they could solve the issue since maintenance would show up to change the lock, which they never did. We were never provided a timeline, and lost a full day of our vacation. Kasa did provide us with a new unit on the same floor after 4pm The compensation offered at first was a laughable $50 for over 8 hours of our time. Less than the cost of 1 night was the final offer.

Kasa threatened me with eviction twice while the fire alarm was going off and the building was being evacuated, “because I was making too much noise”. One of these evacuations was at 2:40am. Kasa says this isn’t their fault because the noise sensors they chose to install can’t tell the difference between actual music/a party and a fire alarm. Airbnb says they are a third party and aren’t responsible for the property owners’ behavior. Kasa gave me a $25 refund for the inconvenience. Airbnb gave me their “heartfelt apologies”. This will be my last booking with either Kasa or Airbnb.

Don’t batter! Not worth your time. If something will get wrong they will not take responsibility and just made you wait! Find a different place for your piece of mind!!! I paid for an early check in enter the room and it was in the mid of being clean. No communication. I texted them, their response is that some will contact me shortly… fast forward an hour and a half!!! I was just waiting not knowing when the room will be ready, thinking that it could be any minute (because they said shortly). I only got a generic apology. When I asked for a refund they refused. Had to change my plans push things - so uncomfortable. Go somewhere else!!! Not worth it!

My wife and I booked this place last minute as we had an emergency family situation in Iowa. As we are on the road, about 30 minutes from check in, we get a call saying our booking has been canceled. We paid hundred of dollars for this stay and all anyone could tell us is that we would be refunded within 5-10 business days. I’ve never in all my years experienced anything like this with a host and I’ve booked in over 15 countries. Very disappointed

Bad communication, AC issues, and much smaller room than advertised. This company uses AI heavily for customer communication and it is not efficient when serious issues arise. Our AC unit was broken leaving the room at 83 degrees and I could not contact anyone to assist for over an hour. I ended up having to request a refund from Airbnb, and once a representative from Kasa finally contacted me she was upset I talked to Airbnb and still would not provide a time for it to be fixed or a guarantee it would be the same day.

I would recommend future guests confirm with the host that there are no outstanding maintenance issues before booking. The host did communicate the issue once it was discovered, but I believe guests should be made aware of any known maintenance concerns before checking in on the day of. Not 2 hrs prior to be arriving, so they can make an informed decision. Greater transparency upfront and proper customer service would have made a significant difference to my experience.
