Manager Review

Meredith Lodging

Property owners assessing Meredith Lodging frequently raise concerns regarding the company's fee structure and overall cost transparency. While marketing materials on the Meredith Lodging Management Platform highlight a collaborative and profitable partnership, several homeowners report that the base 30% commission rate is often compounded by unexpected operational costs. According to grievances documented in the Better Business Bureau (BBB) Complaint Directory, a primary point of contention involves sudden increases in monthly statement fees. Specifically, multiple owners noted that a standard $99 "E-Lock fee" was replaced by a more substantial $499 "Technology Fee" without sufficient prior notice, which significantly reduced their expected net rental income.

Another significant area of negative feedback centers on property maintenance and housekeeping standards, which owners worry could impact the long-term value of their investments. Homeowners point to a notable volume of guest complaints on Trustpilot regarding cleanliness and property upkeep as a major drawback. Guests have reported issues such as stained carpets, outdated window fixtures, and out-of-service amenities like hot tubs or fireplaces upon arrival. Because Meredith manages a large volume of properties, some owners feel that the day-to-day oversight required to maintain premium property standards is occasionally compromised, leading to negative reviews that reflect poorly on the home itself.

Communication difficulties and high staff turnover are also frequently cited as challenges by remote property owners who depend on local oversight. Many owners have expressed frustration over delayed responses from regional management teams when trying to resolve issues regarding property damage, inventory, or billing updates, noting that emails and phone calls sometimes go unanswered for days. This communication gap is often attributed to frequent personnel changes within Meredith's regional operations and cleaning staff. Without a consistent, dedicated point of contact who is intimately familiar with the specific property, owners report feeling disconnected from the management of their real estate assets.

Additionally, certain contractual policies have led prospective and current owners to reevaluate their partnership with the company. A common complaint involves strict owner-use restrictions, where Meredith's contracts limit or disincentivize homeowners from booking stays in their own properties during high-demand summer months or major holiday weekends. Furthermore, some owners note being required to participate in internal, fee-based programs—such as mandatory linen exchanges—which add to the operational expense while occasionally failing to meet the owners' expectations for high-quality presentation and material durability.

Finally, the off-boarding process has been a source of friction for owners choosing to terminate their management agreements. According to filings on the BBB Profile for Meredith Lodging, contract terminations have sometimes resulted in delayed final payouts and accountings during the transition period. The broader market impact of these service challenges was highlighted in the federal lawsuit Meredith Lodging LLC v. Vacasa LLC, which detailed how competitors specifically targeted Meredith's client base by addressing these very pain points—particularly regarding property cleanliness and communication consistency—to encourage dissatisfied homeowners to transition their properties elsewhere.

Meredith Lodging's guest rating of 4.63 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

My family had a very alarming experience at this home that left us feeling unsafe and vulnerable. This experience involved a second story apartment that was not disclosed in the listing. I understood the garage and basement were not accessible, but this apartment was never mentioned as existing. You can see it in the first photo in the listing...it is on the left side of the house. It is a space that is accessible from the outside of the home as well as sharing a door that goes to the inside of the home. After some unsettling happenings, we left the home early and spent the night at a hotel. What was so disappointing about this whole situation is the appalling lack of customer service shown by the host. After messaging back and forth a few times and sharing my concerns and questions, they wouldn't even respond. As far as the house goes, it was a bit of a let down. The listing photos did a great job of hiding stains, dents, dirt, and clutter. Overall it was just a negative experience.

Do not rent this unit if you need all 3 bedrooms! The upstairs bedroom with en-suite bathroom has carpet that reeks of urine. And I’m saying reeks. We could not sleep in that bedroom due to the horrific smell. There is no door to the bathroom that would contain it. We had to cram 6 people into 2 rooms. Worst part of it was the Meredith management system dismissing my concerns and using delay tactics to not have to address it. They would take half a day to respond with “we will get back to you after checking with management.” My family could not rest well. I specifically chose this place because it had 3 bedrooms. Additionally, there was leftover messes from previous guests such as food left in couches and hair in showers. I wouldn’t rent this place again and I will never rent with Meredith lodging again. They sent someone to spray deodorizer while I was out (they made sure I wasn’t home to discuss) but that did not help. It is especially worse in the afternoon heat. Very Disappointed.

1. When we arrived there was trash under the couch and some nightstands not cleaned 2. No hand soap for kitchen. Just the bathroom 3. Unleveled house. Made me sick and my son was having a difficult time walking around the house. I wouldn’t recommend this place too anyone who has trouble walking, has little ones who are starting to walk or if your sensitive to motion sickness. We did reach out to the host and they said they would look into it… 4. Top floor smelled like cigarette smoke 5. When we arrived. There was construction going on literally outside of our bedroom windows and along the side of the backyard. We reached out to the host. Host said they had no idea about it… • Overall the house is cute and all, but I won’t ever stay here again nor will I ever recommend it to anyone.

The listing pictures are outdated and inaccurate to the state of the home. It was far too overpriced for the quality of the property. There were stains in bedding, pillows and the carpet. The walls were covered in dents and chipped paint. One window in the bedroom was cracked and just taped over. The lock wasn’t set for us to enter the property and at one point in communication with the host we were addressed by the wrong name. Communication is automated and not personalized.

Unfortunately, this was a pretty disappointing experience. During our stay, there was a domestic disturbance in the neighboring unit that was extremely loud and kept us up for most of the night. We reached out for support, but there was little assistance or follow-up provided. Additionally, we had confirmed an extra night extension with the host ahead of time, including extending our stay from Saturday to Sunday. Then on Saturday morning, we were suddenly told they could no longer accommodate it, despite previously agreeing to it. This left us scrambling to find last-minute accommodations with very poor communication throughout the process. We’ve had much better experiences elsewhere and would recommend looking at other options over Meredith Lodging based on how this situation was handled.

Unfortunately this property was not as advertised. The primary bedroom had no blinds despite listing photos showing them, leaving no privacy and direct morning sun. Advertised amenities like the ping pong table and bikes were missing, the ceiling fan in the twin bedroom hit the door when turned on, and a camera faced directly into the house. Communication was extremely slow with no resolution provided when we reached out. There was also a long list of broken or nonworking items throughout the stay. Absolutely not worth the price paid, and disappointing that Airbnb did not uphold their stated policies regarding amenities and cameras, although they did ultimately provide us with a credit. We would have preferred the option to cancel and stay elsewhere. I do not recommend this property.

The location is the only positive thing I could say about this place. The couch was very uncomfortable and stained. The two livingroom chairs were stained, uncomfortable, and creaky. The beds were so worn in they were slanted and you could feel the springs in your back. This place feels like someone cheaply flipped it 20 years ago and hasn’t done anything with it. Cheap overly worn in furniture. Everything is a depressing grey. Additionally, our first night the smoke alarm started chirping every 60 seconds. Our dog was freaked out, we couldn’t sleep. The noise was coming from the locked owner’s closet. We called and messaged the management company, who were unable to help because it was late. The next day someone came to look, but they weren’t able to get into the room because they don’t have the key. Management was completely unhelpful and told us they wouldn’t be able to help. I reached out before writing this review to give them a chance to remedy it, but no luck there.

To start with, the e-lock didn’t work. When we reached out, instead of calling to assist us immediately, they sent another code after 20 minutes which also didn’t work. Meanwhile, we were stranded outside in the cold with kids under 5. They had a backup key locked away, which they only decided to provide after making us wait for nearly an hour. On top of that, the main gate code didn’t work either. The instructions they provided included a phone number, but every time I called, it just said, “If this is an emergency, call 911,”and then hung up. It took a long time and multiple attempts through Airbnb support before we were finally able to reach management. After all this hassle, their idea of compensation was offering us a late checkout, lol.

to be 100% honest, this was possibly the worst stay i have encountered with Airbnb. While this may not be directly in correlation with meredith lodging directly, that was the only point of contact we had outside of having to physically look you guys up and call someone directly. We arrived to the space with a USED wash rag that had to have been there for days before our arrival, water bottle bottle caps on the floors, a load of washed towels LEFT in the dryer that smelled horrible, the TV was a mess in every way. Outdated, connection horrible, 8 remotes that all seemingly did nothing, the “guidebook” left for us was from 2020 with COVID regulations still present and some for the area no longer in service. If i could get all of my money back, i would. this place is perfect if ALL you’re doing here is sleeping. aside from that, all i have to say is good luck. and if you book with Airbnb, have fun with nothing short of ChatGBT responses. Worst experience that i had to deal with as it was

AVOID THIS LISTER AT ALL COST! DANGEROUS, UNSAFE! They tried to enter the home multiple times thinking we werent there without any notice. Explicitly stating that they thought nobody was home because there werent any cars in the driveway, etc. when confronted over airbnb, the lister said it may have been the owner and that they werent aware of this happening. Airbnb said we explicitly werent allowed to set up cameras or record and then, things kept happening and the lister denied it. I wasnt even mad about the other things wrong with the house like the carpets giving everyone rashes etc. or the hot water working for only 5 minutes, or the neighbors dog that goes into the backyard yard everyday etc. but this? This is illegal and unacceptable. They said they were selling the house and it was going off the market anyway.
