Manager Review

Meredith Lodging

Property owners assessing Meredith Lodging frequently raise concerns regarding the company's fee structure and overall cost transparency. While marketing materials on the Meredith Lodging Management Platform highlight a collaborative and profitable partnership, several homeowners report that the base 30% commission rate is often compounded by unexpected operational costs. According to grievances documented in the Better Business Bureau (BBB) Complaint Directory, a primary point of contention involves sudden increases in monthly statement fees. Specifically, multiple owners noted that a standard $99 "E-Lock fee" was replaced by a more substantial $499 "Technology Fee" without sufficient prior notice, which significantly reduced their expected net rental income.

Another significant area of negative feedback centers on property maintenance and housekeeping standards, which owners worry could impact the long-term value of their investments. Homeowners point to a notable volume of guest complaints on Trustpilot regarding cleanliness and property upkeep as a major drawback. Guests have reported issues such as stained carpets, outdated window fixtures, and out-of-service amenities like hot tubs or fireplaces upon arrival. Because Meredith manages a large volume of properties, some owners feel that the day-to-day oversight required to maintain premium property standards is occasionally compromised, leading to negative reviews that reflect poorly on the home itself.

Communication difficulties and high staff turnover are also frequently cited as challenges by remote property owners who depend on local oversight. Many owners have expressed frustration over delayed responses from regional management teams when trying to resolve issues regarding property damage, inventory, or billing updates, noting that emails and phone calls sometimes go unanswered for days. This communication gap is often attributed to frequent personnel changes within Meredith's regional operations and cleaning staff. Without a consistent, dedicated point of contact who is intimately familiar with the specific property, owners report feeling disconnected from the management of their real estate assets.

Additionally, certain contractual policies have led prospective and current owners to reevaluate their partnership with the company. A common complaint involves strict owner-use restrictions, where Meredith's contracts limit or disincentivize homeowners from booking stays in their own properties during high-demand summer months or major holiday weekends. Furthermore, some owners note being required to participate in internal, fee-based programs—such as mandatory linen exchanges—which add to the operational expense while occasionally failing to meet the owners' expectations for high-quality presentation and material durability.

Finally, the off-boarding process has been a source of friction for owners choosing to terminate their management agreements. According to filings on the BBB Profile for Meredith Lodging, contract terminations have sometimes resulted in delayed final payouts and accountings during the transition period. The broader market impact of these service challenges was highlighted in the federal lawsuit Meredith Lodging LLC v. Vacasa LLC, which detailed how competitors specifically targeted Meredith's client base by addressing these very pain points—particularly regarding property cleanliness and communication consistency—to encourage dissatisfied homeowners to transition their properties elsewhere.

Meredith Lodging's guest rating of 4.63 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

Our stay with Meredith Lodging was everything less than ideal. The first red flag started with the bunk beds. The beds are both so rickety and falling apart that they were visibly bowing underneath. One guest of our party had to sleep on the couch due to the safety issues that were present, and even the couches were highly uncomfortable and needed to be replaced. Another concern was the cleanliness of the condo, there were full size waffle pieces stuffed underneath the dirty rug in the living room, as well as wires and nails sticking out from the walls in the bedrooms. There are spackled nail holes all over in turn needing a home repaint. In addition to the safety concerns and tidiness, there was ONE single kitchen towel to be utilized and there were hardly any kitchen utensils as well as old pans with loose handles. I’m disappointed in this Air BNB stay, the location was wonderful however the condo itself was disgusting to say the least. After my experience, I would NOT stay again.

This was one of the most disappointing places I have ever stayed. Firstly I booked this place 4 months in advance of my trip; 2 months before I tried to shorten the trip by one day, not cancel the whole trip. This request was denied. Not only that but they said that their cancellation policy was non-refundable, regardless of it being 2 months ahead of the trip and I had not paid the final amount yet. I have never experienced a completely non-refundable place on Airbnb ever. Then we show up at the place and the sheets in my daughters room had sand in them, the toilet leaked, and there was orange and black mold on the shower curtain. The lampshades were all broken, and not enough light in the house, and no soap anywhere. Not like no shampoo, just zero soap, bar or otherwise in the place. Only 2 pods for laundry and dishes for a 5 day stay, and was told I need to purchase the rest. Totally a corporate stay, and a bad experience. Will never stay at any "Meredith" place ever again.

The house was very dirty when we arrived. The kitchen counters were all sticky and the plates and utensils still had food from previous guests. The rental agency leaves you 2 dishwasher tablets, which we had to use when we arrived, to clean the dishes. The towels had stains and our bed linens had blood on them. We needed to use one of the 2 laundry soap tablets they provided, to clean the sheets and then remake the beds. The bathroom counters and faucets had toothpaste all over them and the whole house had long black hairs from a previous guest. There was a dirty dog bowl in the same drawer as the cutting boards. The whole house has dog hair everywhere. Unfortunately, we spent the first day of our holiday, cleaning. I have let the agency know about how dirty this house was, and received a message on the day we checked out: "Please leave us a 5 star review". The one positive thing about this house, is the view from the deck.

This stay was unnecessarily stressful from beginning to end. This was an excessive number of rules, far beyond and more specific than what most Airbnbs include. Then they only include a "starter pack" of ordinary household materials, and the amounts are minuscule (e.g. a third of a roll of paper towels) — no matter how long guests stay. If the owners are reading this, I would be able to do a better job keeping your house clean if I didn't feel like I needed to hoard the cleaning supplies. There were no shops nearby to resupply. The house was clean, but items felt cheap and not designed for comfort. For instance, the only blankets available were super thick fleece, even for a July stay in the desert. Communication was condescending. I spent the whole stay stressed about breaking unexpected rules, running out of basic supplies, and feeling extremely unwelcome.

The bad: The content of the books on their book shelf contains graphic depictions of child rape - yes, you read that right. Contacted the host about it, with a photo, and got a generic “we’ll look into it” response and no follow up. Gets pretty hot inside and AC didn’t work or didn’t exist. Set the thermostat to cold but no air ever came on. Found fans in a closet but had to keep all doors open for a cross breeze, leaving no privacy in the bedrooms Spa tub is cool….except the hot water heater can’t fill it with hot water, so it’s a cold tub. Dual shower heads were nice…for 3-5 minutes until hot water ran out “Movie/theater room” is a bedroom with a big screen tv, some speakers, and a couch. Living room tv is about the size of a computer screen Plates, cookware, etc is very dated with chips and cracks on most stuff. Cabinets are falling off the hinges The good: Spectacular view I would never stay here again

The home is large and would work well for a multi family trip. Sheets were clean, bedding and pillows were not. If you love ‘70’s shabby chic then this place is for you. The home needs serious updating. And it wasn’t clean! Floors were filthy. Refrigerator was clean on the inside, but dirty on the outside. A couple of puzzles, couple of religious books, no games or other things to play with for down time. No beach towels. They did fix a broken dryer, which was appreciated. However, the bare bones approach on all of the Meredith-managed properties that we’ve stayed in has made me realize I won’t be staying in one of their properties again. Way over priced for what you get, and you don’t leave feeling pampered as you should after staying in a high-priced home.

My family had a very alarming experience at this home that left us feeling unsafe and vulnerable. This experience involved a second story apartment that was not disclosed in the listing. I understood the garage and basement were not accessible, but this apartment was never mentioned as existing. You can see it in the first photo in the listing...it is on the left side of the house. It is a space that is accessible from the outside of the home as well as sharing a door that goes to the inside of the home. After some unsettling happenings, we left the home early and spent the night at a hotel. What was so disappointing about this whole situation is the appalling lack of customer service shown by the host. After messaging back and forth a few times and sharing my concerns and questions, they wouldn't even respond. As far as the house goes, it was a bit of a let down. The listing photos did a great job of hiding stains, dents, dirt, and clutter. Overall it was just a negative experience.

Do not rent this unit if you need all 3 bedrooms! The upstairs bedroom with en-suite bathroom has carpet that reeks of urine. And I’m saying reeks. We could not sleep in that bedroom due to the horrific smell. There is no door to the bathroom that would contain it. We had to cram 6 people into 2 rooms. Worst part of it was the Meredith management system dismissing my concerns and using delay tactics to not have to address it. They would take half a day to respond with “we will get back to you after checking with management.” My family could not rest well. I specifically chose this place because it had 3 bedrooms. Additionally, there was leftover messes from previous guests such as food left in couches and hair in showers. I wouldn’t rent this place again and I will never rent with Meredith lodging again. They sent someone to spray deodorizer while I was out (they made sure I wasn’t home to discuss) but that did not help. It is especially worse in the afternoon heat. Very Disappointed.

1. When we arrived there was trash under the couch and some nightstands not cleaned 2. No hand soap for kitchen. Just the bathroom 3. Unleveled house. Made me sick and my son was having a difficult time walking around the house. I wouldn’t recommend this place too anyone who has trouble walking, has little ones who are starting to walk or if your sensitive to motion sickness. We did reach out to the host and they said they would look into it… 4. Top floor smelled like cigarette smoke 5. When we arrived. There was construction going on literally outside of our bedroom windows and along the side of the backyard. We reached out to the host. Host said they had no idea about it… • Overall the house is cute and all, but I won’t ever stay here again nor will I ever recommend it to anyone.
