Vacation Rentals by Kimberly's guest rating of 4.78 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“> The house is certainly nice at first glance, but there are many things to be reviewed: > The cleanliness is not the best - there was hair and dust on the floor, the dishes were not very clean, and the fan grilles, both floor and ceiling (bathroom fans), were full of dust. > The house is very humid and you can smell it on the sheets. > The water pressure is very low, so it's not pleasant to shower or properly clean the kitchen sink. > The appliances are not very new, the dishwasher was missing salt and smelled bad after washing, the dryer was very slow. Also, communication with the host was present but not very flexible”airbnb

“Absolutely terrible experience. The check-in process was unnecessarily complicated and frustrating. The host required extensive additional information, including two email addresses, two phone numbers, and a phone call to verify that we had reviewed the property rules. The whole purpose of Airbnb is to streamline the rental experience, but this process did the exact opposite. On top of that, we were charged $50 for an early check-in, even though the unit was already ready and available. The property itself was also very uncomfortable. There were bugs and gnats everywhere, and there was no air conditioning. Overall, the combination of the excessive check-in requirements, unnecessary fees, and poor conditions made for an extremely frustrating experience. I would not recommend staying here.”airbnb

“The home was beautiful and in a great location, but unfortunately there were some significant issues. On our first night, we discovered that a smoke detector had been left dismantled on the counter with the battery removed. We reported it to the host and thought it would be addressed, but they only said they would take note. It’s especially concerning that this was the smoke detector for the second floor and was between two bedrooms and the kitchen. Before checking out, we started removing the sheets from the first bed only to find a plethora of hairs and what looked like a blood stain on the mattress protector. After seeing the condition of the first bed, we were genuinely disgusted and did not feel comfortable touching the others. Given the extensive rules for guests regarding maintaining the property, it was disappointing to see so little attention given to basic cleanliness and safety. The property itself is beautiful, but these issues need to be addressed.”airbnb

“The location was great and the home was clean. Not well stocked, I had to buy a pen to sign a birthday card! Maybe add a pen and a note pad. Also there is no ac and the airflow in the house is not good at all. We could not get the home below 80 any of the nights we were there. That did send a couple box fans so we didn’t have to check out and go to a hotel. It’s not that hot there but the humidity makes it unbearable. The communication started out good but when we asked to check out early to move to a hotel with ac, they would not respond. It’s a cute place and clean, parking wasn’t terrible either. Just make sure you don’t mind the house not cooling off at all.”airbnb

“Stayed here for my bachelorette with 5 other women. Everything was fine and as described aside from the lack of towels. 6 women and barely enough towels for 4 was extremely inconsiderate especially since the house guide explains there will be towels for every guest including pool towels. We had to run a load everyday we were there just to take a quick rinse and have enough towels for everyone. When I called about the towels around 7:45pm, they said they’d do what they can but all staff had already gone home so we wouldn’t hear back until the morning. We never heard back but made it work. Additionally, the drainage stunk and had not been properly cleaned prior to our arrival. The master bathroom’s lights flicker with more than 1 appliance plugged in, that sink also is clogged (prior to our arrival) and floods fairly quickly. The house was overall very clean and tidy, the pool was phenomenal, and everything else about the stay was fine.”airbnb

“When it says AC, it is a light is a mini split in the living room. That does not cool off the rooms at all… she also mentions five minute walk to fluffy beaches, which is a 12 minute walk to the rocks and you cannot get into the water because you can’t even go in.. the fire pit is not exist. Kitchen appliances are very, very nasty and old… and the pull-up couch in the living room, which is the only one near the mini split is broken and the one part that works is extremely uncomfortable.. The hose is extremely slow when it comes to response and they have a guest Disservice. That doesn’t not answer any questions and always pushes you away from answering anything that matters why you taking your money.. they flat out ask me to go fight with Airbnb about getting a refund. I needed to buy a portable air-conditioning and a portable blowup mattress to make sure that I could sleep through all the four nights I was there… very disappointing”airbnb

“I’ll start with the pros: The location was great. Right off Del Mar heights road. The pool was awesome. Boogy boards to use were so great, too! The cons: The home lacked AC, extremely humid inside. Home was not furnished with necessary items. No all purpose cleaner, especially for the kitchen. Towels were damp and folded in the linen closet which then smelled moldy. The kitchen had only two dish towels, no counter top or all purpose cleaner and only a tough brillo pad as a sponge. No other kitchen cleaning products. The trash bin had no lid on it and the flies and bugs were everywhere in the kitchen. For the amount of days we were there, the lack of products and resources did not serve us. In addition, the beds were awful. Sheets thin and cheap. The carpet was old and had fleas. We all got bit multiple times on our legs and ankles. The check in was annoying. Getting phone calls from random numbers asking to speak and walk through check in live was unnecessary. Do not recommend.”airbnb

“When complained about the A/C , the customer service representative said, “ if you are not happy, you can leave, but there will be no refund, we are fully booked””airbnb

“In the evening of our arrival date, we realized the pullout bed was not working, I reached out to management, 4 days later it was resolved. If anything goes wrong in this property, good luck on a resolution!”airbnb

“We had a very disappointing stay. We stayed at this Airbnb for four nights. As soon as we checked-in, we reported that one of the two bathrooms had a leaking toilet. Every time it was flushed, water leaked onto the floor. We sent a message through Airbnb and also tried calling, but no one responded. We never received a reply during our entire four-night stay. And even 14 days later, there has still been no response. We were a group of five adults and one baby, so having access to both bathrooms was essential. Being forced to manage with only one functional bathroom made our stay very inconvenient and frustrating. The poor communication started even before check-in. The check-in email listed a different bed arrangement than what was advertised in the listing. When I called, I was told they would confirm the correct setup with the property manager. It took repeated follow-ups before they finally confirmed the arrangement. Based on our experience, I would NOT recommend this property.”airbnb
