Vacation Rentals by Kimberly

Vacation Rentals by Kimberly's guest rating of 4.79 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

The home is beautiful with a spacious layout, and the pool was a highlight of our stay. We especially appreciated the removable safety fence around the pool, which was a great feature for families. Unfortunately, our experience was impacted by several issues. On the second day, the AC completely stopped working, and the house stayed around 86° for the rest of our stay. Thankfully, the pool gave us a way to cool off. We also had a water leak appear in one of the bedrooms, which was disruptive. The listing advertised seven beds, but two were pull-out couches in the living room, which we don’t recall being clearly disclosed. It wasn’t an issue for us, but future guests should know. We reached out privately about our concerns and waited until two days before the review deadline, hoping a resolution or compensation would be offered, but unfortunately it never was. We hope these issues are resolved for future guests. Overall, it was a beautiful home.

The location of this unit is excellent, and with proper upkeep this could easily be a 5-star stay. Unfortunately, our experience was significantly impacted by cleanliness and maintenance issues. The listing photos were misleading when it came to the bathroom. The shower door was shown closed, but upon arrival we discovered the seal around the tub had worn away, with visible mold and mildew buildup along the tub edges and at the base of the sliding door. This was not a minor issue—it made the shower feel unsanitary. We ended up having to purchase shower shoes just to use it and even discarded personal items (like a loofah) afterward. Additionally, there was a strong, unpleasant odor throughout the unit upon entry—similar to something constantly burning—which never fully went away. This raised concerns about ventilation or air filter maintenance. On one occasion, we returned to find the exhaust fan running despite not having turned it on, which was unsettling and made us question wheth

Beautiful neighborhood. House was not properly cleaned upon our arrival, old food left in pots and pans in the kitchen, massive puddle on the bathroom floor and a terrible odor inside the house.

We returned one night to discover we were locked out. The host provided a code and once we entered we heard very explicit noises coming from upstairs. It sounded like two people were in the unit and we didn’t feel safe being there. We exited the unit and messaged the host. She said to stay in our car for safety. She said she would send someone to inspect the unit. After about three hours of waiting, she went radio silent and we had to find a hotel at 2:30am. The next day she said it was our “choice” to stay in our car and it was her virtual assistant we had been speaking with. She said she went to sleep. We were escorted back into the unit where we gathered our things. The door was unlocked for some reason at that time. We didn’t stay for our last two nights. The host initially only offered 1/2 of a night refund. After several conversations I was eventually able to get Airbnb to agree to a 2 night refund. It was the least they could do considering we didn’t stay there for two nights.

Cute little trailer in a great neighborhood. Nothing fancy but the bed is comfortable. Know that this is just a trailer parked right next to a bunch of other trailers in a gravel yard. Don’t expect any views or cozy outdoor vibes. Also, the coffee maker didn’t work and the host was somewhat dismissive about it. I stayed for one night and in the morning when I went to make coffee for the first time around 8am I notified her of the issue. She responded promptly but simply said that there was nothing she could do and I was leaving soon anyway, so she’d just address is for the next guest. Kind of annoying given that I still had 2 hours at the place. Seems like she could have been more helpful?

This host is a terrible person who does not care about her customers. I reserved for 3 days and there was no AC or heat when I got there. To make things right I asked for 20% of one nights stay back and she REFUSED! $30 is what she’d owe. DO NOT TRUST HER OR RENT FROM HER. I’d have some other words but she’s to chicken poop to pick up the phone.

Worst Airbnb Experience. For starters, we booked the Airbnb for 4 nights for 4 people. The home has 2 bathrooms. There was one single roll of toilet paper for the whole house. We contacted the host and let them know. They didn’t do anything about it until 3rd day mid-day. Secondly, there was no hot water! We were forced to shower in cold water for the duration of our stay. They didn’t have someone check the water until Saturday and at that point we only had 2 night remaining at the home and were in town for work and would get home late at night. So it was super inconvenient to come home after a long day of working and pack all our belongings and find a new place to stay. Oh! And the house was really cold. There was a little wall ac/ heater in my room I tried turning it on with the remote and it didn’t work. Not sure if the batteries were out or what. Also, had an issue one night getting into the home with the lockbox and couldn’t get in the home. Think twice before booking here.

Wish I listened to previous reviews. Will NEVER book through a 3rd party mgmt company on Airbnb again. One of the worst experiences. Not worth the headache at all. Different representatives on the messages who don’t read previous messages. Automated messages without responses to any questions. Came for work. I was in a jam so I booked this quickly for my guests who also came down to work in San Diego. At the same time, I had another airbnb reservation in Encinitas where I stayed. That place was perfection, same price, and wonderful hospitality from the owner. I called Airbnb customer service and had to speak to numerous people in order to get a response from the host (host in the management company who then deals with OTHER mgmt companies per their responses). Writing this so that others may be aware of the headache and pointless stress in dealing with VBK. Stay elsewhere if possible. Hope this helps.

Nice location, but a poorly maintained property. One bathroom & shower had no hot water. The other bathroom & shower had a clogged drain. Both bathrooms smelled musty and like mold. We were only there for 4 days and just decided to tough it out rather than report these issues and have worker crews in our rental while we're there. The time to have dealt with these issues was BEFORE we arrived. Nobody inspected these bathrooms prior to our arrival. The bathrooms are a health risk to all occupants. I would never rent this property again.
