Manager Review

Hill Country Premier Lodging

Hill Country Premier Lodging's guest rating of 4.75 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

This place was nice, downstairs bathroom needed a little wipe down but not enough to be completely disappointed. The location was nice. We did however have someone come by the house unexpectedly for the three days we were there. It was a salesman’s, the yard man, then the housekeeper. Just put us in alert. I would say for the quick trip we had it was pretty good.

The place was great, loved the “castle” vibe it wasn’t bad but it just had some issues: • Hot tub wasn’t really working • found dirty clothes & dead insects • one of the blender machine is damaged • one of the rooms didn’t have a Roku for the tv 4 out of 5

10 min from highway yields the privacy you seek. We saw lots of wildlife on the drive and while at the ranch. The scenery was beautiful and the area was very quiet/peaceful. We did have a good time, but only because we’re handy and can adapt well to unforeseen circumstances. Here are some things that mgmt needs to improve upon for us to return. Upon arrival, we found food in sink, very sticky (syrup) kitchen drawer, dead bugs inside house and unlocked exterior doors. No propane for the gas grill, moldy pellets for the pellet grill and very tall grass between the main house, bunk house, fire pit and game room. Wasp nests around the pool and in the eve of the front patio. The front patio mat was very moldy. The kicker was the AC in the bunk house stopped working and not only did we get a very slow response, but it was not helpful at all. I ended up having to figure it out myself finding a clogged drain line which kills power to the inside unit. Partial refund was given.

Beautiful place to stay, however air conditioning didn’t work upstairs and they didn’t send someone till the next day so we missed one full day of being able to enjoy the upstairs and it made our visit stressful. They need to spray for mosquitoes on the property also. Otherwise, beautiful property and would like to stay again.

The location was nice but towards the after noon we had two different couples loitering on the property. Wild life was beautiful. Saw lots of birds. First time seeing summer tangers, and barred owls. The property management team is awful and says they don’t communicate through Airbnb. I was approved for 10am check in, got there at 10 am and was told I couldn’t check in until 4pm. First customer service person was rude and unhelpful. Second customer service person gave me entry code after signing rental agreement. I was still told check in was at 4pm even though I had proof of 10am check in so I went ahead and accessed the property. Cleaning crew came and cleaned and were nice enough to accept that they had to work around us. We just wanted the spot for the day and didn’t even stay the night. Worst experience I’ve had by far. Will never stay at a location run by this property management team again.

Peaceful location. Place is a little small. The towels that are there to use were all wet when we arrived but they did smell clean. It's about 15mins to town.

Could be really nice if it was clean. The listing photos make it look larger. I enjoyed the view from the back porch. Also easy to access. We unpacked and went out for the 1st night. We returned around 10 to discover the sheets full of dog hair. We stripped the bed, which is 2 mattresses pressed together. No bedbugs or fleas, though. We found smaller sheets in the dresser and made do with that. The bedroom and bathroom are stuffy because of poor airflow. Bedroom has a separate window unit that did not cool it well. Entering the bedroom there is an odor. Black mold in the bathroom. I reached out to host. They could not say if a refund was possible for our 2nd night. They offered to “touch up” clean. We packed up hoping to find another place, but returned on the 2nd night only to find a new cheap set of sheets at the front door. We slept better the 2nd night in the living room. If you don’t mind dust and pet hair, this place is fine. It could be really nice if it was cleaned better

I arrived later at night and had no keypad instructions. My instructions were to check in at the property. I left two voicemails and messaged Shane to say that I had arrived. I waited for an hour for response and had to find other accommodations for the evening. I tried messaging in the morning and (again) no response. I contacted Airbnb for support to escalate and my reservation was cancelled and refunded. After looking at the most recent reviews (made after I booked). It seems this is NOT the place to book. Very disappointed and unsafe to be stranded in an unfamiliar place with no place to go. 😡

I don’t like leaving negative reviews, but I want to be honest about our experience. We booked this Airbnb for a relaxing birthday getaway, and it unfortunately fell far short of expectations. Soon after arriving, we noticed several issues that made us uncomfortable. Most concerning was a roach crawling on my girlfriend’s leg, along with what appeared to be rat droppings near the door, raising serious cleanliness concerns. The place didn’t feel well-maintained. The AC wasn’t working and we weren’t told in advance. The shower curtains had a strong mildew smell, suggesting they hadn’t been cleaned recently. With the washer and dryer also not working, it didn’t seem like linens were being properly maintained. There was also a persistent foul odor, likely from trash left sitting in a bin. We only stayed about three hours before leaving to book a hotel. It was disappointing, especially for a special trip, and I wouldn’t stay here again.

Waste of money. Booking was instantly confirmed, but the experience was extremely frustrating. 2 hours before arriving , I received a call requiring me to sign 3–4 pages of rules and send a photo of my ID via PandaDoc/DocuSign, outside Airbnb, despite my verified account. Adding our 8-year-old daughter required a $25 payment link that didn’t work, and staff could not guide me! She stated she did not know how to do it in Airbnb. The property was nothing like the photos: yard overgrown, most of the amenities didn’t work, hot tub was cold and slow to heat, outdoor shower didn’t work , upstairs portable AC unbearably loud, unsafe floor gaps, and rough dirt road access not fully disclosed like 3 miles aprox, SUV are not even safe just trucks. Cleanliness was poor, with stained mattresses, dirty dishes, and greasy surfaces. Check-out instructions conflicted between email and house papers. Communication and customer service were poor, amenities didn’t work, and safety issues existed.
