Manager Review

Hill Country Premier Lodging

Hill Country Premier Lodging's guest rating of 4.75 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

Arrived and the code did not work at the door. Messaged the host and they were unresponsive. It wasn’t until Air BNB contacted the host did I hear from them. Turns out the management company is a call center god knows where and the people working there were hard to understand due to a language barrier. There is no one locally that could help and the people at the call center were no help. It took almost 2 hours to get in. Once we finally get in the place is absolutely filthy. There were dead bugs all over the place and spiderwebs all over the place. The entry was covered in bugs and webs. The grass looked like it hadn’t been mowed in weeks. The AC filter hasn’t been changed in months, it was being sucked into the duct it was that old. The backyard had cigarette butts littered all over the ground. The beds were horribly uncomfortable. The outside trash cans were overflowing and covered in ants making it difficult to put trash in them. Would definitely not recommend

Check-in was seamless, and we loved having 4 spacious bedrooms and a neat outdoor area for our group. However, the stay didn't quite match expectations based on the listing. Our main issue was several active wasp nests, including right at the entrance. When we alerted the host, they apologized but asked us to buy spray ourselves for reimbursement. Handling property maintenance on vacation was frustrating and not something guests should have to do. Additionally, the seating needs attention. One kitchen chair was literally propped against the wall to stay upright, making it unusable. Finally, despite being listed as a fully stocked kitchen, it lacked basic essentials—no oven mitts, tongs, or kitchen towels, and only a medium sized pan. As the size of house is for large groups, the kitchen supplies should match that. This property has great potential, but it needs better maintenance and better stocking of basic supplies to offer a truly comfortable stay.

The location is STUNNING. If it were just me and my husband it would have been nearly perfect. The house itself is very cute. The outdoor areas are beautiful. The view off the deck is breathtaking. Very private and peaceful but, within an easy driving distance to a lot. Couple things we had trouble with; -the loft stairs are very steep and a little wobbly so not great for young kids. -No working fan for the loft -The house never gets very dark. The upper windows don’t have shades and the a/c units have a bright light that shows the temperature. -There’s also not an adequate vacuum. Floors were dirty. Dark hair on the floors and on the bedding. There was an old vacuum in the closet but, didn’t suck anything up. -The company was pretty slow to respond.I messaged at 6p and didn’t get a response next day which happened both times for our two night stay. I would definitely come again when the kids are older, just with a fan, eye mask and my Dyson.

The house was clean, matched the description, and the remainder of our stay was enjoyable. Unfortunately, we arrived at check-in to find the home extremely hot and humid because the AC had failed. The management company responded initially and informed us that the owner was sending an HVAC technician, but after that we received no further updates that evening. We didn’t know whether the technician had arrived, whether the problem had been repaired, or whether we needed to find another place to stay. Because the home was too hot to remain in, we had to leave for dinner and spend several hours away from the property instead of relaxing, unpacking, and preparing dinner as we had planned for our first evening. The AC was eventually repaired, and the house cooled enough around 10 PM for us to stay comfortably. I understand that unexpected maintenance issues happen, but I hope the management company improves its communication during after-hours emergencies.

Good location. The house was generally in need of a good cleaning. The host provides very few supplies of any sort, Master bed is comfortable, but is a double size, not queen as advertised. Pots and pans are clearly old odds and ends, all with nonstick coating that is severely flaking. Two beds in the second bedroom were not comfortable. River is not easy to access, as there are only a few slippery large rocks when entering beyond the steps. Be very careful not to walk onto the neighbor’s property, they are quick to confront you.

This place was nice, downstairs bathroom needed a little wipe down but not enough to be completely disappointed. The location was nice. We did however have someone come by the house unexpectedly for the three days we were there. It was a salesman’s, the yard man, then the housekeeper. Just put us in alert. I would say for the quick trip we had it was pretty good.

Beautiful place to stay, however air conditioning didn’t work upstairs and they didn’t send someone till the next day so we missed one full day of being able to enjoy the upstairs and it made our visit stressful. They need to spray for mosquitoes on the property also. Otherwise, beautiful property and would like to stay again.

The location was nice but towards the after noon we had two different couples loitering on the property. Wild life was beautiful. Saw lots of birds. First time seeing summer tangers, and barred owls. The property management team is awful and says they don’t communicate through Airbnb. I was approved for 10am check in, got there at 10 am and was told I couldn’t check in until 4pm. First customer service person was rude and unhelpful. Second customer service person gave me entry code after signing rental agreement. I was still told check in was at 4pm even though I had proof of 10am check in so I went ahead and accessed the property. Cleaning crew came and cleaned and were nice enough to accept that they had to work around us. We just wanted the spot for the day and didn’t even stay the night. Worst experience I’ve had by far. Will never stay at a location run by this property management team again.

I arrived later at night and had no keypad instructions. My instructions were to check in at the property. I left two voicemails and messaged Shane to say that I had arrived. I waited for an hour for response and had to find other accommodations for the evening. I tried messaging in the morning and (again) no response. I contacted Airbnb for support to escalate and my reservation was cancelled and refunded. After looking at the most recent reviews (made after I booked). It seems this is NOT the place to book. Very disappointed and unsafe to be stranded in an unfamiliar place with no place to go. 😡

I don’t like leaving negative reviews, but I want to be honest about our experience. We booked this Airbnb for a relaxing birthday getaway, and it unfortunately fell far short of expectations. Soon after arriving, we noticed several issues that made us uncomfortable. Most concerning was a roach crawling on my girlfriend’s leg, along with what appeared to be rat droppings near the door, raising serious cleanliness concerns. The place didn’t feel well-maintained. The AC wasn’t working and we weren’t told in advance. The shower curtains had a strong mildew smell, suggesting they hadn’t been cleaned recently. With the washer and dryer also not working, it didn’t seem like linens were being properly maintained. There was also a persistent foul odor, likely from trash left sitting in a bin. We only stayed about three hours before leaving to book a hotel. It was disappointing, especially for a special trip, and I wouldn’t stay here again.
