BookSmart Properties

BookSmart Properties's guest rating of 4.76 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

location of the Airbnb was great and very convenient for both the pool and the beach, which we really appreciated. Overall, I’m unable to give 5 stars. Check-in was at 4PM, we arrived around 3:30. We asked if there was any possibility of getting in a little early and were told that due to scheduling, we could not enter until 4:00. I understand that early check-in is never guaranteed, but after many years of traveling, I was a little taken aback by how strict this was. We sat directly outside the property for the full 30 minutes, and no one entered or exited during that time. once we were inside, it didn’t appear that the extra time had resulted in a thorough turnover. The dishwasher was still full of dishes, At one point I spilled something on the floor and wiped it up with a towel, the towel was black afterwards, Mildew on the shower curtain and there was no curtain on the windows so the pool lights made the master very bright all night. A few changes and this could be 5 stars

I cannot recommend with place. Our first night we noticed the queen on the lower level had no bed sheets, and we noticed what appeared to be blood stains on the pillow cases and other stains on the comforter. We were also missing clean towels. When we reached out to the rental company for sheets they said we could go buy some and would be reimbursed, or we could be sent some. They never did send us clean sheets or towels. We also noticed this place advertised 2 kings on the mid level and 1 king on the lower level, unfortunately this was falsely advertised and the lower level was actually a queen. Our fridge stopped working on day 2, nothing was staying cold enough to keep our food from spoiling. This was the only thing they were responsive about fixing. Fridge repair man came out and was able to fix this issue. when swimming in the pool we felt a shocking sensation when inside the pool and touching the side to get out. We told the pool lady, she said she reported it but it was “safe”.

We paid Top dollar for this rental for a week walked in and the gate broke off in our hands floors obviously dirty from the time we opened the front door bathrooms are filthy contact lens in the middle of the bathroom floor dead bugs, hair on the steps on the carpets carpets are filthy outside. Landscaping very un appealing dry leaves obviously from last year basement was so dark and dreary that we wouldn’t even let the kids go down there to play pool or the other machines no office there was no swing on the front porch is mold in the one shower two main bedrooms had no air-conditioning. People entered the house at least twice while we were out once took our stuff out of a refrigerator laid on the floor and took the refrigerator. We called immediately to let James know that the place was dirty and not what we expected. He said he would send his team in to clean it. Young man showed up with a paper bag in his hand so my daughter just had them open up their cleaning supplies and we clea

At our 4PM check-in, the cleaners hadn’t arrived and required an hour to clean, forcing us to leave for dinner. Though he refunded the cleaning fee, he denied our request for a 1-hour late check-out because the "cleaners needed the full window", an ironic excuse given our delayed start. The floors were dirty, bedrooms smelled sour, and peeling green paint from the chairs rubbed off on our skin and clothes. All bathroom doors wouldn't lock or close, bedroom doors jammed, towel racks collapsed, and the bunk beds felt rickety and unsafe. The kitchen had no trash can, the sink hose was broken, the dishwasher left dishes dirty, and advertised "cooking basics" were nonexistent. The pool and hot tub were also dirty. To top it off, unannounced maintenance men showed up to the home and James ignored my message to verify their identity, which felt like a massive safety oversight. While we would have loved to bring up all of these issues during our stay, we could not trust James' inconsistency.

Unfortunately, the property felt much more dated than the listing photos. There were pet stains on the living room rug, the poolside TV did not work, patio furniture was scattered, the outdoor shower was dirty, and only about 30% of the windows functioned. Before arriving, I specifically asked if the hot tub would be operational and was assured it would be. Upon arrival, we learned the motor was blown and the hot tub was unusable for our entire stay. The pool’s well pump was also broken when we arrived, making the pool unavailable for about the first day. We experienced multiple vendor visits each day of our stay, with little to no-notice, including landscapers blocking the driveway on Saturday morning. A vendor also mentioned preparations were being rushed for more important guests arriving after us, which felt unprofessional. For what we paid for four nights, we expected the property and amenities to better match what was advertise

The location and actual house is 5 stars! Our experience was just unfortunate. The AC was not working when we arrived and was not able to be fixed until our 2nd day of our trip. When the tech was able to fix it, it blew hot air out for over an hour and the house got up to 98 degrees. We had two pets with us that are prone to overheating so we were very concerned. Thankfully the sunroom was not connected to the AC and we were able to put our animals in there. Eventually it was fixed and the house became cool 2 hours later. The house is adorable and was clean! The location is great and quiet area.

I am deeply disappointed and frankly overwhelmed by the total lack of urgency regarding this significant breach of our rental agreement. I specifically booked this "fully equipped" home to avoid the stress and high cost of dining out, yet I was forced to scramble for ten days of my 14 day stay without a functional kitchen, resulting in a mounting financial burden and the total loss of the peaceful experience I paid for. It has now been three days since I was told the owners were "reviewing" my situation, and this continued silence feels like my time and concerns are being intentionally ignored while I am left to absorb the costs of a major amenity failure. I have acted in good faith by being patient and providing clear documentation, but I cannot be expected to wait indefinitely for a fair resolution to a problem that was entirely out of my control.

The house was disgustingly filthy. I took pics. Air vent over stove was black with dust and dirt. The living room fan was so thick with dust it hung in strands. The top master bedroom door to deck missing screen or glass on bottom of door. The living room couch was badly stained and the bottom was black with dirt. The carpet throughout the house, especially living room, was badly stained and dirty looking. It clearly has not been shampooed in a long time, if ever. The fridge top was dirty and grimy & required cleaning before storing anything on top. No frying pan, we had to buy one. Some pans were dirty. It was really a shame that the windows on top floor in living room and one in kitchen were so dirty on the outside. The front facing living room ones had fingerprints on inside. Fridge was dated and small. Dishwasher missing key component to easily use. The entire house needs updated. We’d never rent from James again.

We were unable to check in early because cleaners were still working from a previous guest, which we initially understood. However, when we arrived, it was clear the home had not been properly cleaned or maintained. There were dirty linens left on the front porch, the house had a strong odor of dog, and there were stains throughout the home, including on the walls. We also found food left in the sink. The pathway leading to the hot tub was broken and unsafe. The air conditioning was not working, leaving the home at 79 degrees, which made the stay very uncomfortable. What was most concerning was safety. We locked the door when we left for dinner, but when we returned, the door was unlocked and the trash cans had been moved. This was extremely unsettling for our family. The worst part is that our children used the hot tub, which was clearly not properly cleaned. They have since developed a bacterial skin infection and now require medical treatment. Because of this, we had to leave a
