Third Coast Vacations

Third Coast Vacations's guest rating of 4.76 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

The AC went out two-thirds of the trip, the sump pump alert/noise went off in the middle of the night and the stove didn't work. It was not good, and yet just a $600 refund. Should have been at least half back given so many people having to endure heat at night.

Overall the location and pool were the best parts. The house could use some updating and could have been cleaner upon arrival.

The biggest thing about this house is the location and the noise. It is right on the main street through the city and the road noise was horrible. All day and night there were large trucks passing right in front of the house. You could hear road noise from every room in the house. Additionally, this is run by a management company and they obviously have professional cleaners that come in but they give you an excessive list of cleaning they want you to do for them. For what you pay they should clean the place when you leave. Not at all a good value. Would not stay here again. Would probably stay away from Third Coast Vacations altogether.

We liked the location and amenities. We were told the day of arrival that the washer was broken. No attempt to repair while we were there.

The home appears to be managed by a property management company rather than an individual host. While that isn't necessarily a bad thing, we missed the personal, responsive, and empathetic communication that we've experienced with other Airbnb hosts. The interactions felt transactional rather than guest-focused, especially when multiple maintenance issues arose. The property itself has potential, grand beach is a beautiful neighborhood, but better maintenance and solution focused and empathic communication would have made a big difference in our stay.

So many possibilities to upgrade the rental but many things were missed. Topically clean home but many missed opportunities. Back queen bed was old and sunken. Kings were nice. Pretty hot and smokey week but AC held up. Great refrigerator. Many throw rugs need replaced particularly the upper bathroom. Toilet seat also. Window in lower bedroom would not shut all the way possibly allowing bugs in. Missing important utensils in kitchen. Pots and pans were nice. Good coffee makers. Outdoor area was great, numerous comfortable chairs, great umbrellas and the pool was clean and refreshing. Gas grill was exceptional. We had 1 rainy day and noticed the spouting needed cleaning. Lastly, the 1 trash can and recycling bin were near full upon arrival. And we did our part, including catching the trash hauler on Wednesday with extra bags but still filled both receptacles upon our departure. Please get another trash bin. Would help all involved greatly. Group of 7 adults and 2 kids. Home layout great

Wish they had told us the jacuzzi tub was broken & needs to replaced. That is a major reason why we booked the rental. They waited to tell us after we checked in. They also mislead us/lied that we could use the hot tub in the yard, when in fact we could not. Just very disappointing, otherwise was a cute place in a great walkable area.

Needless to say, things did not go well at this property or with the host. It was not ready at the advertised time -- in fact, it took hours before we were situated. One of the main problems we had, was that the home was not clean. It was in desperate need of a deep cleaning -- inside and outside! When I brought these issues to the attention of the host, she said I was sarcastic and hung up on me. I was definitely upset and frustrated, not sarcastic. I even asked about moving to another property, but this was not offered as an option. I realize now, I should have reached out to Airbnb. Two ways you can learn from me: only rent a property that has many great reviews, not just a handful; and only use the Airbnb "help" app. This way your problems will be documented. I made the mistake of talking on the phone to an unresponsive host (beware), so it was my word against hers. And gone are the days of the customer "always being right." I'm an honest person, just telling the truth.

Horrible experience. We spent over 6k to rent this house over Father’s Day weekend and spent a total of 15 inside the house. The pool was disgusting and unmaintained. There were spider webs and insects in the hot tub. The house had a very weird smell and was musty. The property is not private and is on sort of a trailer park style lot with other houses surrounding it with zero privacy. We reached out to the host hoping to get part of our deposit back and they refused even though we didn’t spend more than 15 min inside the property. They claimed they came by and took videos and pictures but they could have very well cleaned and staged it after the fact. Horrible experience!! BEWARE

This property was a gross misrepresentation and a safety risk. We booked for a 60th birthday, only to find the exterior neglected with holes in the roof allowing animals inside. Doors and windows were nearly impossible to open, posing a fire hazard. The screened patio, fire pit, and jacuzzi were unusable due to filth and structural damage. The interior was worse: dried food and noodles were stuck to kitchen counters, and the upstairs shower was broken, leaving 12 guests to share one bathroom. A guest fell on the narrow, broken back stairs and required medical treatment. A cabinet also fell off its hinges in passing; the host’s only response was, "We will pass this message along," with no repair ever made. Though the listing claims to sleep 16, it barely fits 12. "Jon" from the emergency line called it their "best property," yet the staff member sent to help left after only 15 minutes. Avoid this deceiving and unsanitary listing.
