Third Coast Vacations's guest rating of 4.75 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Horrible experience. We spent over 6k to rent this house over Father’s Day weekend and spent a total of 15 inside the house. The pool was disgusting and unmaintained. There were spider webs and insects in the hot tub. The house had a very weird smell and was musty. The property is not private and is on sort of a trailer park style lot with other houses surrounding it with zero privacy. We reached out to the host hoping to get part of our deposit back and they refused even though we didn’t spend more than 15 min inside the property. They claimed they came by and took videos and pictures but they could have very well cleaned and staged it after the fact. Horrible experience!! BEWARE”airbnb

“This property had a beautiful screened in porch, and the location was fantastic! We really appreciated the private beach access. We just wish that the access point would have been marked. Since this is such a great property for families with the bunk room and all, we were looking for a few more amenities for the kids, like games, books, etc… Communication was always swift, but after speaking to an agent and Paying for a late checkout, I continued to receive emails about if I wanted to set up late checkout… We would definitely stay at this property again.”airbnb

“My family really enjoyed our stay here. The screened in porch was wonderful and the location was ideal. We struggled to get hot water in the one shower, but otherwise the stay was great. Would definitely recommend staying here.”airbnb

“Nice space. Biggest issue which I expect others to not have to deal with is that we did not have AC for the last two nights. They did try to get it fixed, but their correspondence and communication we’re not great. There were some other things in the house that did not work, including a ceiling fan, which became more important after the AC went out. Well stocked kitchen, beautiful interior. In case it matters for you, the mattresses were.VERY soft and almost every guest commented on that.”airbnb

“We liked the area, but the house needs some improvements. It definitely could have been cleaner. There was garbage left in the flower boxes on the front porch from the previous guests. The front porch was such a cute space, but needed to be cleaned. There were a lot of spider webs and spiders. A quick clean would have made it more inviting. The front door did not close properly. The furniture in The family room was dirty. The chairs had stains on the arm rests and they were over all dirty. There were no window coverings in the kitchen and family room. Very little privacy in these rooms once it got dark, and the house is located directly across from the pool which has a lot of traffic at all hours of the day and night. The bath towels were stained and worn. There were stains on them that made them feel not clean. They were very worn. Overall, the location was great! Most everything we did was walkable. We would stay again, but in a different house in the neighborhood”airbnb

“The location of this rental is beautiful and very convenient, with the beach, wineries, a brewery, and a coffee shop all within walking distance. The pool area was also excellent and one of the highlights of our stay. Unfortunately, our experience was impacted by a significant ant problem. We had ants crawling on us while sitting on the couch, and we were unable to comfortably use the kitchen because food would quickly attract ants. I even had to throw away an expensive charcuterie board after returning to find it covered in ants. We spent most of our time outside to avoid the issue, which was especially difficult on a rainy day. I appreciate that the owner responded and tried to address the problem, but another review also mentioned ants, so it appears this may be an ongoing issue. Without the ant problem, this property would easily be a 5-star rental.”airbnb

“Great location and really nice house and space. The house is on the opposite side of the mailbox (we originally went to the wrong house). Though everything was tidy, the floors and under the counters and couches could have been cleaned better. You will get multiple communications from the third-party rental company and they will ask you to sign a number of contracts, which was not disclosed in the AirBnB listing. Overall, we had a great stay and made good use of the space, amenities, and location.”airbnb

“We enjoyed our stay and look forward to another stay in the future as we loved all the space and the location. Some feedback for a future stay that could help guarantee a 5 star review - it seems the house does need some small repairs throughout. Also the primary contact number listed all around the space should be monitored for messages as we didn't receive a response to our message throughout our entire stay.”airbnb

“Great area, super close to the beach and a fun place to relax. Unfortunately, the cleanliness was lacking. There was pet hair and human hair left around, and the garage “hang out” area had not been cleaned at all, with trash and cans left behind. The couch in the living room had noticeable stains and an unpleasant smell. When we went into the hot tub area, the TV was broken. It was fine for a weekend stay, but for the price, the level of cleanliness was lacking.”airbnb

“New construction house. Not the most beautiful setting. Bathrooms were very cold despite running the heat at 72 degrees. No house manual or instructions for things like the gas fireplace and hot tub. Enjoyed our stay but felt the house was lacking a personal touch.”airbnb
