“The duplex is well-styled and the listing photos are accurate. It served its purpose for our group retreat. However, the booking process was unusually involved — requiring photo ID, guest ages, and travel purpose — and we received an unexpected security deposit request weeks after paying in full. On arrival, the exterior showed deferred maintenance: dead plants, a torn patio shade screen, and worn furniture. Inside, we found ants, flies, a lingering odor, and unpatched wall damage. Towels were few and small, kitchen supplies required us to purchase extras, and basic items like trash bags were nearly absent. The space has real potential, but the gap between the rigorous booking process and the property's actual condition was hard to ignore.”

“Eric was very kind and professional. You can tell he enjoys this line of work. The apt was clean and looked exactly like the pictures. Could use a little dusting but other than that perfect! As for the neighborhood, It seemed a little sketchy but once you get into the airbnb we felt safe. I think once things start to grow in that neighborhood it will get better and the security of the building was very helpful! Would stay here again.”

“The Black Pearl was a wonderful location for our family! A few of us flew in from out of town and others did a staycation. The kitchen was exceptionally equipped. I live in the kitchen. I had absolutely everything at my fingertips to provide food for the masses. Every single meal was made at the property. The bedrooms were plentiful and comfortable. The Black Pearl is one half of a two unit rental. This location used to be a retail location and has been converted maintaining some of the original industrial looking design. In the re-designing of the property a couple step ups/downs were created in the new layout. Be cautious and observant. The outdoor pool area was beautiful with lots of seating areas. Many an hour was spent lounging in and by the pool. Know this is a shared area with the attached back unit. With that in mind we never experienced any overlap. The neighborhood is up and coming, quaint, quiet and close to everything downtown Jacksonville has to offer.”

“Very nice and close to the beach. Bathroom was smaller than intended but it was good for four guests. Eric was very responsive which I appreciate. Great stay.”

“The home was ok. It was clean and communication/check in was easy. It wasn't clear from that ad that this is a tiny upper apartment. There are also at least two other rentals you share the common space and parking with. Had the ad been more clear on what it was I would have looked for a different location. It wasn't bad, it just wasn't what I was expecting.”
