Rosen Vacations

4.74
Rosen Vacations's guest rating of 4.74 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

Overall: meh. Not the easiest to locate in the evening, if you arrive then. The only two redeeming qualities are the beach gear/proximity to the beach and the pool. Host communicated well until I had a discrepancy with the listing (something listed but not provided). I raised the issue with the host. Host had poor communication and resolution. If I did it all again, I would spend a little bit extra elsewhere for a sound stay.

Stay was primarily ok. Pool dirty ( bottom needed to be scrubbed). Grille didn’t work. That hadn’t been cared for either. Exterior door / door knob filthy. Fake door to rear of unit so no way to exit if fire started at front of unit. Must be in some violation of code. Dishwasher pod unit did not work. Single armchair in living room was disgustingly dirty, uncomfortable and needs to be replaced. . A lot of money to rent for all these deficiencies.

This place was a bit short on deferred maintenance. the front door had been repaired from being broken open. Repairs were only partially completed to the door jam, which gave a less uncomfortable feeling for security. There was no window screen on bedroom window which left it difficult to leave open for ventilation which would be noticeable to people walking by. Other small things like cushions on the furniture in the lanai were worn thin and uncomfortable.

This is a great little apartment - very clean, and well-stocked kitchen, beach towels, comfy beds. As if often the case, you can't get a sense from the listing about whether the Gulf is visible from the room. It's not. But the walk to the beach is VERY easy - it's very close indeed. However, you can't listen to the sea at night, even with the windows open, because the unit is tucked into a courtyard which blocks that sound. We did try to communicate with Palmer about the fact that that bathroom power switch would blow the fuse the instant you plugged the hairdryer in (not even turning it on). We tried a lot of solutions, and Palmer indicated that a maintenance person would come in and address this. That didn't happen. Despite these small issues, it was a lovely stay.

This condo is in a great location. The complex is quiet, pool is comfortable and the beach is fantastic with very easy access. The kitchen supplies are adequate, what you might expect from a rental - as usual many of the pans have been heavily used by previous guests. The rental company says they give some basic starter supplies. Unfortunately that did not include any kitchen items. There were no starter coffee or tea servings and there were no small sugar packets or even a salt shaker so hit the store before you arrive. It did give us great access to the island both by foot and by bike!

The placr was very clean, only problem was the shower took a long time to get warm and there was no blankets for the pullout bed, We did try to communicate about no lights outside in the common area and didn’t hear back until the next day, The place was quaint and we enjoyed our short stay just the same.

Starting with the positives: The outdoor living space was wonderful; the best out of any Airbnb I’ve stayed at thus far. That space, along with the bikes, is what saved my rating from being 2 stars. The listing’s pictures are outdated - meaning they were taken when the room was newly renovated. Since then, the wallpaper & wall lights are gone, TV is moved, etc. There was barely any water pressure in the shower. There was no sink in the kitchenette, but guests were expected to wash dishes before checkout in the tiniest bathroom sink. The bathroom needs a toilet paper holder & some shelves. A night stand, clock, & bedside light would be nice. One of the main reasons I booked this place over others was because snorkeling gear is in the listing. When I was unable to find it, I contacted the owner & was told it is not available. I pointed out it was in the listing & they may want to update. I’m writing this review several days later & at this time, snorkeling gear is still listed.

We felt the price was high for a 1 bedroom slight bay view. We are used to a more personal touch instead of rental company feel. That’s how Airbnb started. There wasn’t even a first aid kit with a bandaid. With a full kitchen typically there’s some salt and pepper, maybe some cooking oil, tinfoil, coffee filters but this was more like a hotel. Not our style for an Airbnb. The communication appeared canned and from the rental company, not the owner. There was construction going on in the unit Nextdoor and were awaken by hammering and loud talking by the crew on a few occasions and felt we should have been told. The location is good, short walk to the beach, gated and under residence parking. The pool &jacuzzi were nice too. No washer/dryer in unit but there are pay washers that take quarters on ground level. We got 2 complementary boxes of detergent , some dishwasher pods and dish soap. All in all, we think the price was too high and we were expecting a more personal touch for Captiva

Captiva is a nice and quiet beach town. But it’s not very easy to rest and relax in a beach vacation condo that doesn’t have working AC. Palmer tried to help our first night there, but was unresponsive the rest of the week. Someone from ‘Rosen vacations’ reached out mid week to tell us “the AC is definitely working” instead of getting it fixed. I don’t think an AC unit set to 72 with the condo temp at 77 at 11PM with the outside temperature at 73 is something I would consider to be working…

Great location, close to Bonita Beach, Naples, and dog parks. Bed was comfortable, and the unit looked clean at first glance. However, several issues impacted our stay. The floors were not clean- our feet would turn black unless we wore flip flops. The biggest issue was noise. The walls are extremely thin, and we experienced frequent late-night disturbances from the neighboring unit: slamming, shouting, loud TV, and constant dog barking, often past 1am. This was ongoing, not occasional, and made it difficult to relax or sleep. We reached out to the host, but nothing was resolved. At one point we were sent a reminder about our dogs, which felt misplaced, and a follow-up message was ignored. This may be fine for a short stay, but for longer stays or if you value quiet, it’s something to seriously consider before booking. We would not stay here again.
