“View from room was amazing. Upstairs AC was not working very good. Unknown noises were bothered kids. Code from Parking was notworking. Parking fee was a little extra to pay.”

“Beautiful location, beautiful view, needs updated, dishes were terrible, floor was dirty, one bedroom had dip pouches on the floor that were used.”

“Beware booking any listing from Prickett properties. On the property listing they mention that you have to sign a rental agreement contract before you check in. But they do not disclose what is in the contract so that you can review it before booking. The contract is a 13 page document that is very advantageous to the host and right restrictive to the renter. They will not let you check in without signing that contract. The host sends you a link to your phone to their website where they inform you that you can rent directly from them instead of going through Airbnb which is against Airbnb policy and should have them banned.”

“The house and location was beautiful. It sleeps a lot of people, has an over-sized fully functioning kitchen, nice pool and is steps to the beach. No complaints about our stay in general. The only frustrating part was the check in. I had requested an early check-in (they charge a $25 fee for every 30 minutes prior to check-in time - I was fine with that) and was told weeks prior that as long as no one was checking out that day then it would not be an issue. The day of, I attempted to pay the fee and after reaching out multiple times they did not honor the early check-in. All that to say, I would absolutely stay here again without expecting to check-in early!”

“This place was great. clean, comfy beds, very quiet especially for a condo- no noise from upstairs or neighboring units. Beach access was great. On-site security is QUICK to tag your car though so definitely get your parking pass in the car quickly. They tagged ours between unloading and getting back downstairs from unloading, less than 20 minutes. Condos provide carts for hauling luggage which was super convenient, elevator is quick!”

“House was great Had some maintenance things that should be addressed Threshold to laundry missing with exposed nails - deck should be sanding needed to put shoes on the littles and the old peeps too!! Other than that we would stay again!! Great place - thx for having us!!”

“Everything was great besides the different forums to contact and not knowing which one had the info we needed but I guess that comes with using third parties! The place definitely needed some upgrades and we were super upset to learn the ice maker wouldn’t work when we arrived and how dirty the curtains and things were with stains! As much as we paid in cleaning fees alone curtains could be deep cleaned or replaced! Overall it was a great place to stay!”

“We stayed here two nights to celebrate our daughter’s 16th birthday with her friends. The unit itself is beautiful and it’s huge. Upon first glance it was everything we wanted. Unfortunately, we discovered the hot tub had a beige, foamy film on it and it took hours for someone to reply for assistance. They sent someone to treat it and told us it was good to go. The film never went away rendering it unsafe. The floors were also so dirty they left our feet black. In addition, at 8am on our one and only day there construction began above us and we heard very loud hammering constantly until around 5pm. I submitted videos and pictures of the noise and the hot tub. I also requested a refund and was told that in my agreement I signed prior to arrival, the fine print stated that a refund would not be issued do to things being out of working order as this is out of their control. As a former host myself this is unacceptable and we should have been made aware of the construction at the least.”

“This was a good place to stay for my son’s spring break. We enjoyed our stay at the Phoenix X. The condo was very clean and neatly organized. It is directly on the beach and the balcony is comfortable, offering beautiful gulf views. A few points where improvements would help. 1. The master bedroom curtain rod was hanging by a zip tie. Looks like someone pulled it from the wall and this looked to be a “quick fix” 2. The “smart thermostat” was on a schedule, and it reset the temperature in the condo to 74 degrees every few hours. I repeatedly had to wake up in the middle of the night to bring the thermostat back down. 3. The master shower seemed to be clogged, as we got standing water every time we showered and it took up to 5 minutes to drain once finished. 4. The TP and paper towels were definitely the cheaper ones on the market. If you’re used to middle of the road brands or nicer, you will notice the difference.”

“This was one of the worst Airbnb experiences I’ve ever had, especially considering the outrageous price. A home advertised to sleep up to 27 people was stocked with ONE roll of toilet paper per bathroom and zero kitchen or laundry cleaning supplies—no dish soap, sponges, or anything. Completely unacceptable and borderline negligent. We paid extra for a heated pool, yet the heat wasn’t turned on until our check-in day. After FOUR days, the pool never exceeded 63 degrees. Paying for a heated pool that is unusable is a scam. The house itself was falling apart: a clearly broken bunk bed, multiple broken bed frames, both dishwashers leaking for two days, and a broken garbage disposal that wasn’t fixed until the last day. We also found cockroaches in both the upstairs bathroom and the kitchen. To make matters worse, the water shut off entirely on checkout morning, leaving us unable to flush toilets or brush our teeth. The only redeeming qualities were the beachfront local & maintenance team”
