As owner of a home located in Pensacola Beach Florida, I contracted with Paradise Beach Homes (“PBH”) to rent and manage my property over the past year. Honestly, this was one of the worst experiences of my life. I DO NOT recommend PBH for the reasons noted below: • Paradise allowed my home to deteriorate significantly as it was not maintained. They allowed a rat infestation to manifest. The rational from PBH is that they are protecting an endangered “Perdido Key” mouse. Other pest control companies were not aware of this requirement. They would have noticed the issue if the maids had cleaned the excrement from under the couch and other places. This caused a reduction of rental income. • Paradise never charged a renter for any damage or missing items. They may have charged them; however, I never saw any money. They still have not repaired the pool alarms which the renters broke, and I had to repair them numerous times, since PBH refused to charge the renter. This has cost me $1000’s of dollars. • Paradise charged me for numerous repairs and maintenance each month that did not seem to be completed. For example, I get charged $400 monthly for Pest control, when I was there once, they never showed up and I was still charged. Also numerous items I paid to get repaired were never fixed. I had to fix them when I went to check on things. • My revenues were half of what other similar homes generated. Paradise promoted my property 1 time during the year. Other property managers could not believe the low revenues. • They are pro renter and the owner comes second. Paradise did not listen to my liability concerns. For example, they were going to let a guest stay during Hurricane Isaias. They did not even have the respect to let me know, thank goodness I noticed it on an outdoor camera. Then I had to beg them to put my outdoor things in, when they previously told me it was all taken care of. Since moving to a new property manager, I can tell you that, so far, I have not encountered these issues. Before selecting a property manager, I would do all the due diligence and speak with other owners. Not only did this cost me time and money, but a whole lot of stress as well.

“This house is AMAZING! Took a trip with 5 friends and 2 dogs and this home was perfect. Whether you’re travelling with a family – or a group of friends – you won’t find a better location on Pensacola beach. Some highlights of the home included: 3 Oceanfront bedrooms with sliders to the deck Full wall of windows in the Dining room with incredible views Expansive deck with amazing views – variety of seating options 2nd family/sitting room Sugar sand beach Outdoor shower and foot wash to remove the sand Every kitchen utensil imaginable – 2 coffee makers (most small appliances and utensils are BRAND NEW) We can’t say enough about this home. It had very few reviews when we booked so had an air of uncertainty when reserving it – it did not disappoint but exceeded all our expectations. Travelling with two pups on the trip – I walked a lot of the neighborhood around the house and wouldn’t have traded this rental for any other on the beach. Laura, the host, was awesome!”airbnb

“We had a wonderful stay! Everything was clean & as pictured, it was actually bigger than I expected from the pictures. The beach was a short walk/golf cart ride away. “We had a wonderful week here! The location was perfect—right on the beach with easy walkway access, yet peaceful and just far enough from the busiest part of town. We rented a golf cart to get around, and The Local, just a block and a half away, was convenient for coffee, sandwiches, and necessities. The house was clean, modern, charming, and exceptionally well stocked with beach chairs, umbrellas, kids’ toys, beautiful dishes, and everything needed for a family dinner. The management company was also very responsive and made the process easy and stress-free. For families with young children, note that the interior stairs to the garage are ungated, and the screened porch door didn’t latch completely. We blocked both areas with chairs. Construction next door was also occasionally disruptive when using the outdoor space. Overall, we loved our stay and would absolutely return!”airbnb
