New England Vacation Rentals's guest rating of 4.74 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Keep in mind house we rented had been sold. Owners had no interest in making issues right. First issue was upon arrival we felt the pictures of rooms and beach were very misleading. Living room was much smaller than expected and the beach was very rocky . Second was that outdoor furniture was very uncomfortable given it was a 3 plus million dollar property and indoor wasn’t much better. All guests felt the beds were very comfortable . We woke up to smell of coffee brewing however to find 3 out of 8 people had no coffee mugs. Sent pictures to NER showing 5 mugs total. Glassware and silverware was also lacking. I counted 5 normal knives ,6 spoons 8 forks. Had a planned dinner for guests totaling 12-14 people. 😡 One night one of my sons made dinner and found no pots to cook pasta and no strainer Kitchen very poorly stocked to say the least. Owner refused to provide a vacuum or even a broom. There was a dust pan ! Running out of characters Callen was helpful and got us mugs”airbnb

“Overall was good, nice to be able to walk to the beach from our cottage. Wish the cleaning crew did a better job before our arrival. Shower curtain rod was not attached to most of the hooks and too small. Fridge was open and warm when we got there. Floors were dirty.”airbnb

“Really gorgeous location. Literally steps away from the beach. Would've appreciated the allowance of an earlier check-in considering the place was available and clean / ready for us. I only know this because we waited outside the home for 2 hrs before checking in at the proposed check in time. Having a bit more consideration from the listing company in this regard would've gone a long way. Otherwise was a great valued spot!”airbnb

“I feel bad about writing a poor review. Especially since this vacation company’s other properties are very nice. Anchor Cove in Eastham is very outdated. Probably built in the 1960’s and have never been updated. I was very disappointed l, as I have used Airbnb in California, Florida and the White Mountains of NH several times and all experiences were exceptional. I expected so much more for $500 per night. The bathroom is in its original 1960’s condition with a faucet on the sink that was replaced at some point and only reaches out to the back wall of the sink. The entrance is on rte 6 just past the Eastham circle. It’s a busy 2 way, double lane highway. The grass and weeds in the front have not been cut all season and now it’s very hard to see oncoming traffic! It’s dangerous. The photos show a picture of the outside sign and the grass and weeds were all cut down and neat.”airbnb

“Unfortunately, this was one of the most disappointing vacation rental experiences we’ve had. We travel frequently and have stayed in many vacation rentals, so we have a good basis for comparison. When we arrived, there was an overwhelming smell of chemical cleaner/air freshener throughout the house. We had to open the windows and doors to air the property out. What was particularly disappointing was that, despite the strong smell of cleaning products, there were still cobwebs in the lamps, dirty window sills, leaves and debris in the windows, and blankets simply piled into the closets rather than properly stored. There were also several maintenance and upkeep issues, including a torn sofa cover, a badly deteriorated outdoor awning, and an uneven walkway/path that was difficult and potentially unsafe to walk on. The property has a lot of charm and potential, but it feels as though basic maintenance and upkeep have been neglected. We also felt that these issues should have been identi”airbnb

“Overall, the stay was okay, but for the price I expected more. The inside of the house was clean and comfortable, and we didn’t have any major issues indoors. That said, there were several disappointments. It would have been nice if basic essentials had been provided, such as bath towels, a bath mat, and a few general kitchen condiments. The outdoor space was the biggest letdown. The fire pit was one of the reasons we booked this property, but there was no actual fire pit but rather an old propane fire tabletop for which the propane was empty, and the outdoor furniture looked like it hadn’t been cleaned in quite some time. Unfortunately, the exterior didn’t match the expectations set by the listing. Overall, the house itself was fine, but the lack of basic amenities and the neglected outdoor area made it feel overpriced for what was offered.”airbnb

“For $2000 for three nights, linens should be included! I’ve never had to spend extra to get linens delivered (beds not even made, just dropped off at the front door and didn’t even include linens for all beds). Otherwise, great place in a great neighborhood.”airbnb

“We stayed a new property to the Mangement company called Anchorage on the Cove. This is a group of outdated cottages located on the Town Cove in Eastham. The unit we stayed in was Top Deck. By looking at the others it would appear that this unit and Top Sail are the only ones attached. Joined by a paper thin door that had our neighbors and their barking dog seemingly in the same room with us. The unit itself was very dated and not at all worth what we paid. The instructions to get in were confusing since you are getting emails directly from this host and through Airbnb. Could not figure out what unit we were in as we did receive a unit number. Finally the AC in the living room was under-powered for the size of the room. Flaky WiFi. Parking lot needs lines. Ceiling fan and light powered by same switch in BR. Had to unscrew bulbs. Lots more I could say but this was by far the worst Airbnb I’ve ever stayed in.”airbnb

“We booked this cottage specifically for its beach access and location to accommodate our handicapped mother, who has significant mobility limitations. Upon arrival, we discovered that the reserved cottage was already occupied. The host relocated us to a different unit, which would have been an understandable inconvenience if it had still allowed us access to the advertised beach area. Unfortunately, it did not. The new cottage was not suitable for our needs, particularly with my mother’s condition. To make matters worse, we were later informed that the door code we had been provided (and which successfully let us in) “shouldn’t have worked,” with the blame placed on us for using it. This added unnecessary stress and made us feel unwelcome. Additionally, for a $1,400 three-night stay, basic amenities were lacking — we were left with only one roll of toilet paper for the entire booking. Potential here but with the lack of communication. Cannot recommend host.”airbnb

“We had a great stay! The living area was great for everyone to get together and hangout. However, it was impossible to cook as other than silverware and plates there were no kitchen supplies. There was also no basic cleaning supplies such as a broom or paper towels and only one roll of toilet paper in the bathroom. During our stay, the power continuously went out on the second floor so we would have to reset the fuse, sometimes during the middle of the night. While there was a heatwave, this didn’t affect any other part of the house, only the two bedrooms upstairs. It’s a great location and the living area was great, but between the lack of basic amenities and the power going out continuously it’s hard to recommend this home to others.”airbnb
