Very mislead by KBM Resort description of property. It was listed as: Grand Champions Condo-Entire home/apt hosted by KBM Resort Rentals 5 Bedrooms 4 Bathrooms. This was not a entire home, condo or apt. It is actually 2 separate Condos. A 3 bedroom 2 bath and a 2 bedroom 2 bath. They are not even in the same building. They are 22 parking spaces away from each other. Not even close. This was false representation. The 2 Bedroom Condo had a malfunctioning air conditioner and a horrible Bed. (reported this but not attempt to fix air was made). The 3 Bedroom Condo was nice. But the deck railing is rotting and very loose. Had to stay away as it was not stable (a big safety issue). Biggest complaint is the misrepresentation of being a Entire home,condo or apt! False Advertising and representation. We would like to file a complaint with Airbnb!

The location was perfect and the space gave us plenty of room, though we were rarely inside! Had beach toys and chairs, plenty of towels, pool and beach were excellent, walking distance to some great food options. Only concerns were that the room key became de-magnetized often (several times a day, even after we stopped leaving it next to our phones or wallets) and we had to keep getting it re-programmed at the front desk which wasn't ideal. Also, the dryer stopped working and it took them longer than I hoped to repair it which led to musty clothes sitting in a pile, but partially my fault for not letting them know sooner (it broke evening of Day 3, I texted them morning of Day 4, they repaired it midday Day 5).

I am going to say that this is probably the worst Airbnb I have stayed in anywhere in the world and for $500/night I will be submitting a complaint to Airbnb. Firstly the place is old, tired, dirty, warn out and sparsely decorated, various decorations are hanging off the wall. And generally the place smells musty and skanky. The air conditioning (if you can call it that) does not cool the bedrooms and is barely effective. There is dirt on the ceiling above the vents and a unit that I assume is an air purifier that’s dirty and constantly running. The locks on the doors are inadequate. Numerous outlets don’t work. It’s generally run down and with zero maintenance. The showers in both bedrooms are pathetic and more water squirts out of the back of the head or the faucet than the shower head itself. The shower height is laughable. The bottom of the bath had at one point a non slip mat, not anymore just dirty marks. The only saving grace is the location is nice.

The units were fine, one nicer than the other. The communication was excessive received spam emails and texts requesting excessive amounts of information that I did not feel was needed. Flight information, all guests names and ages. The property did not allow mopeds / scooters. However I did not see that noted on original listing. There was also not direct access to tennis courts as shown on listing photos.

This unit was absolutely perfect for us - the reason for the 4 instead of 5 star rating was for two “issues” we had with the unit/listing. The master bathroom tub was clogged upon our arrival and the backup was disgusting. We notified the management company of the issue the following day and they said someone would be out to fix it, they never showed up that day and had to be called again the next day for someone to come out, which they finally did and the issue was resolved. The second reason was more for the listing being a little vague on the snorkeling access. The bay was absolutely amazing but access to the water from the property was sketchy (two of us are pregnant so unless you’re a physically fit and capable adult, it might be difficult). We had to traverse down lava rock, deal with the waves, and the rocks getting into the water were very slippery - getting in was the “easy” part, getting out was much tougher. We did not get to snorkel in the bay as much as we would have liked

Very disappointing Airbnb experience, especially for a stay costing approximately $2,300. We encountered multiple issues throughout the trip: broken garbage disposal, master bedroom TV never worked, both AC units were extremely loud and disruptive. The listing photos were also misleading. Photos showed a Keurig setup, San Pellegrino, and fresh lemons for guests, but none were provided. Beach access was technically walkable, but involved a very steep hill that made carrying chairs, umbrellas, and coolers back from the beach exhausting. Most concerning was being awakened early one morning by a loud alarm. We discovered a carbon monoxide detector hidden in a locked closet with heavily corroded batteries. We contacted the answering service at 7:15 AM and were told someone would come immediately, but nobody had arrived by 8:48 AM. Management also avoided Airbnb messaging and handled most communication by phone, limiting written documentation. Our stay was more stressful than relaxing.

Overall dissatisfied with the value. We arrived 2 hours after check in with a code that did not work, and stood outside in the freezing cold for 30+ minutes with 2 kids under age 4 waiting for a completely different code. Immediately upon entering there was a baseboard sticking out of the wall with nails visible. The TV’s were small and outdated. 3 different remotes to turn on the 30” living room TV. No TV in the primary. The bedding and pillows were not satisfactory for the $ paid for the property. The humidifiers were disgusting and had mold. The living room had a “side table” with an unsecured large piece of glass that had to be removed immediately so that it didn’t fall on a child’s foot. The pack in play was hard as a rock. We’ve stayed in many Airbnb’s throughout the years in Park City and haven’t experienced this level of dissatisfaction. If the property managers corrected these issues, it’d be a great property.

Great location—ideal for families, with the beach and pool just steps away, plus secure coded access for peace of mind. Communication was generally good, but we didn’t receive follow-up on the promised 20% discount after 2 days without AC. While weather initially made installing a portable unit difficult (understandable), there was no follow-up once conditions improved. The unit could use updates, especially the main bathroom tub, and the jacuzzi lacks safe access. Overall, a convenient stay, but improvements are needed.

The low star count is based on poor communication with KBM. When reporting the wifi was not working, we were instructed to reset the router, but the router was not where we were instructed to find it. Once found the username, password and garage code given in the check-in instructions or the notebook at the property was not correct. We never received a garage code. Second, requesting late checkout, I received an email stating they would get back on the day of check-out which never came. It took an hour of repeated efforts to get a response. By the time we heard back, we had already prepared to leave. The days’ events were cut short. Third, listed as a “luxury” property with Nespresso. While there was a machine, no pods and none available locally. I have rented properties of less value which have provided coffee, tea, sugar, creamer, basic spices, cooking oil or snacks upon arrival. The rooms and location were as shown in photos with plenty of towels/linens.
