Florida Vacation Homes's guest rating of 4.60 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“The home and location were overall beautiful. We had confirmed beforehand that there was no lake access which is true but it is right on the lake with a beautiful view. The code given to enter the house was not accurate so we were outside for a while on a hot day. The AC did not cool the house. It was giving an inaccurate temperature. We informed the host immediately and no one came out to check even though we requested them to. In addition the phone number we called after our visit to discuss did not work. The lack of AC in the house was so bad two guests left after the first night. We had three pregnant women on the trip who had to sleep in the living room on the couch because the room with a fan the fan did not work. And last thing to mention there was a hornet's nest in the curtains in the master bedroom.”airbnb

“We originally were going to stay in the cabin (August 2nd - August 5th, 2026), however after about forty minutes the power went out the day we arrived. We were not happy. There were two guys working right by the cabin and somehow these idiots did something. They were not able to come out the next day; therefore, we had to move to another location. What is worse Casago Lakes had no idea what they did. My two daughters were crying and not happy because they wanted to be out in the woods see deer and put corn out. And my husband and I were looking forward to sitting out on the porch and looking at the view. I was not expecting these guys to be out and making a ton of noise the day we arrived. It was supposed to be peaceful and quiet. It is not right. We made the best out of our trip due to the fact that the cabin was out of power and had to relocate. When we pulled out the bed under the couch for our girls to sleep the cover for the bed cushion was too small. NO EXCUSE!!!!”airbnb

“This place was great! But…. There was construction (hammering) going on right above us at 8am. This is fine for us as we had an early day to launch onto the water, but might not be the greatest for some people on Sunday morning. We requested a late check out because we wanted to sleep in but landscaping blowers motors were going on at 8:30 in the morning. Luckily, we were well rested from having a long day on the water. We hit the sack early, but I could see how that could be a huge deterrent for some people. I also like to clean up after myself and found make up wrappers to products, a rounded safety pin from a tag on purchased clothing, dried out food near the trashcan and some other things just a little out of eyesight of most people, but a Housekeeper should’ve picked up on and got before we arrived. It wasn’t horrible easily able to clean up, but still not what we expected. Proximity of this place is amazing to everything and the pool was so nice to relax after a long boat.”airbnb

“My family of 5 adults & 7 children planned this vacation for a week to just relax be together and swim! The house is lovely, but the pool was a mucky green; we couldn’t even see the top step! Upon calling Mike, he advised that the pool company had already been there & that it should be fine by morning; we made alternate plans for the next day in order to give time to remedy the problem. We returned home that day, only to find the Pool looking exactly the same.Mike explained that he had to rely on the external pool company you use and could not call a different one, but that he was trying to find us another home. So we again made alternate plans for the day. No offer was made to let us out of the contract. On the 3rd day we left. Mike agreed to a refund for days not spent; but we’d be charged for the rooms & cleaning while we were there. No compensation for our vacation disruption! No compensation for NO POOL. We were simply screwed out of 3 days of our vacation. BAD BUSINESS!”airbnb

“The cabin itself was beautiful, clean, and had incredible views. Unfortunately, the experience was overshadowed by poor management. Upon arrival, no gate code was provided, and the lock instructions did not match the actual lock on the cabin. We spent 45 minutes stranded outside the gated property, unable to reach anyone, as calls repeatedly went to voicemail. After multiple phone calls, emails, and messages, I finally reached someone who obtained the correct information. We also provided feedback that led to the check-in instructions being updated for future guests. The general manager promised a discount, a complimentary night, and a follow-up after our stay, but none of that ever happened. To make matters worse, I later received a dismissive response implying we simply failed to follow the instructions, when the instructions themselves were inaccurate. Poor communication, inaccurate information, and no follow-through. I will not book a property managed by Casago again.”airbnb

“I would not recommend staying at this location. The running water in the unit smells like heavy metals. The coffee pot did not fit the coffee maker so we had to rig it and refrigerator was hardly working. On the deck and stairs there were broken area with several sharp exposed screws. The whole place was covered in spiderwebs with a wasp nest at the front door. I felt like we were in a frat house with most of the furniture handles broken, several broken blinds and an overall general grim. The house desperately needs to be deep cleaned and have pest control out as we spotted several roaches. The house had limited kitchen items for cooking, measuring cup unreadable, and there was one trash bag that had seemed to be reused. I grew up camping but this experience was beyond roughing it. The location is great but due to heavy rains we could not get in the water. This place is way over priced for what it actually is.”airbnb

“My original booking was cancelled by the host just two days before check-in. When I went to rebook a different spot, I saw this exact same house relisted under a different property manager, so I booked it again for my check-in day. Come check-in time, I received zero instructions or access codes. I called the new property manager, who claimed they didn't manage the house. I called the old property manager, who also said they didn't manage it. Two hours after check-in, someone finally texted me the entry code. No other communication or apology was ever sent. The house itself is fine—good location, nice layout, but very bare-minimum amenities and the kitchen wasn't entirely clean. However, the booking and check-in process was a logistical nightmare. Proceed with caution.”airbnb

“I would not recommend this place. The air conditioning did not work during our stay, and the temperatures inside the condo ranged from 81 to 93 degrees. The heat was unbearable, especially with family members, including babies, staying with us while we celebrated my son's graduation. Despite reporting the issue immediately, there was little to no assistance provided. We were told to make do with fans, but the condo remained extremely hot throughout our stay. The conditions became so uncomfortable that we were unable to fully enjoy our trip and even had to change our plans because of the excessive heat. What has been most disappointing is the lack of communication and follow-up. I have been trying to get answers regarding this horrible experience and a promised refund, but no one has responded or provided any updates. Overall, this was a very frustrating experience, and I am extremely disappointed with how the situation has been handled.”airbnb

“We reported dirty bedding with photos within minutes of arrival, but the host ignored our concerns. I ultimately had to go to Walmart and buy new bedding so my family could sleep without someone’s hairs and filth on the sheets. We also discovered a clogged toilet that continuously filled with water, likely caused before check-in, and received no assistance from the host. We plunged it and cleaned it. In addition, the AC is locked at 72°F, making the upstairs bedrooms quite warm at night, and the fans were dusty. Had the host taken responsibility and addressed these issues, I would not be leaving this review. The property needs a better cleaning crew and more responsive management.”airbnb

“I usually don’t write reviews however I don’t want anyone to fall into any pitfalls This house did not have any hot water on arrival I contacted maintenance and they told be no one can come and I should shower elsewhere until the guy can arrive. Bathroom didn’t have any lights, the place smelled and as well as they don’t let you lower AC lower than 72 so you will have a muggy sweaty room. There is a lot more I can write however enough said”airbnb
