Manager Review

Big Horn Rentals

Big Horn Rentals's guest rating of 4.76 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

We went with another family of 4 and it worked well for us. The kids had the run of the basement and both sets of parents had their own rooms and bathrooms. The ceiling fan in the living room definitely helped keep the place cool. We were pleasantly surprised to find a washer and dryer in the basement even though the listing said there was none. The only drawback was that there wasn’t any place to put the unrefrigerated food other than on the counters. I didn’t have much communication with the rental office, but they accidentally gave us a wrong key and garage door opener. They were supposed to come by the next morning to swap them out but never did. I had to go back to the office to do it myself. Fortunately they are close so it wasn’t too inconvenient. We loved the outdoor seating areas and even got to grill and dine on the front porch. We loved the proximity of the pool and hot tubs. We were grateful that they had portable fans in each bedroom. We would definitely do it again.

I waited 3 days to write this to see if Bighorn stepped up and did the right thing. The condo fit our needs with nice views. Copper Mountain system was down all weekend; therefore, we were not able to use our keys at all. We had to be let in each time we left the condo, often waiting as much as 30 minutes. Though not directly Bighorn's fault, they handled the situation poorly. Zero acknowledgement of the issue or offering any compensation for the inconvenience our entire stay. We paid for the use of the condo without any encumbrance and did not receive it. Shame on Bighorn for not compensating renters for not having access to our unit freely. We come here yearly and will not use any condo managed by Bighorn in the future. Bighorn had a chance to do what's correct but chose not to.

The descriptive title uses the word “luxurious”. The house is nice and in a nice location, but nothing else was luxurious. They gave us extremely cheap tissue, Toilet paper, soap etc. The beds are uncomfortable and the top floor is overly warm in the summer. This was furnished more like a college dorm rather than a high priced luxurious home in a tourist area. It doesn’t cost that much more to furnish a nice home like this with just moderately good tissue and amenities. Better beds and better linens are necessary to call yourself luxurious. We had a few minor inconveniences that the management company addressed in fairly good time, but only if we asked. It is obvious that the property is not inspected by management very often. Check-in at 4pm but check-out at 10 am is also inconvenient. Next time I will find another place to stay.

Except for Air conditioning, everything else is great.

The check-in process is convoluted. Big Horn doesn’t send you the entry code via the Airbnb like a normal host. You need to stop by their office, or if you miss the ONE HOUR between the 4pm check in time and the 5pm office closure (on a Sunday), you need to access and after hours box, where an envelope is waiting for you with additional forms to sign. The entry code for the unit is hidden in that paperwork and easy to miss. When I called the “emergency” number to say I was stuck outside with my wife and baby, the call went someone at an answering service who couldn’t help me. Big Horn needs to make their after hours check-in instructions MUCH clearer or else just send the entry code via the Airbnb app and save customers this hassle. Once we got inside, everything inside the unit was very nice.

This unit was good for our 10 person group with 4 bedrooms and one "bunk house" for the kids without a door. Good points: plenty of space, two parking spots, plenty of dishes, glasses and silverware. Bad points: parking spots were narrow (our two trucks were a tight squeeze in the garage and the drive way was too short for parking outside), beds were uncomfortable, noise traveled throughout the unit and temps varied about 10 degrees between the top and bottom floors. Bighorn requires another credit card when checking in, which is in addition to the Airbnb credit card used to secure the unit. This defeats the purpose of using Airbnb and stops the protections Airbnb provides regarding the exchanging of money directly with hosts. Something to consider since they're policy allows you to be charged if you don't do the check out cleaning they require even though Airbnb charges a cleaning fee.

The check-in experience was unprofessional and marked by repeated assumptions that made me feel unwelcome from the outset. At check-in, I confirmed we had 7 cars for 12 guests (the listing maximum). I was met with comments like, “You couldn’t have carpooled?” When parking passes were initially printed incorrectly and I asked for the correct number, the staff member became visibly annoyed and stated he was “leery” of our group, making assumptions about extra guests and past damage. A second staff member echoed these concerns. There were four staff members present, with two addressing me at once, while I checked in alone. There is no car maximum listed, and all seven cars fit comfortably in the driveway. We followed all rules, had no extra guests, no parties, and left the property in excellent condition. Clearer expectations and a more respectful check-in process would help. I will never book with Bighorn again, as I have never felt more unwelcome at a property.

The apartment was nice and the view was great. The town of Frisco is so nice with many nice restaurants and shops that we enjoyed. Nearby Silverthorne and Dillon offered even more options. The apartment itself is dated and could use a refresh. I am a host myself so I expected a little more considering the cost of this rental. I expected more amenities in a luxury rental, like coffee and filters, a sponge and dishwash soap, better soap and more towels in the bathroom for example. You needed to bring every little thing yourself, although there was a supermarket very close by so we could pick up what we needed. We also found several things that were broken like a toilet handle that we fixed ourselves and at least one burner on the stove not working. Instructions in a book were out of date. These little things did not impact our stay and we did report them when we left so the host can get them fixed. For the price, I would not have expected these types of issues although minor.
