Overall, we enjoyed our stay. The unit was clean, comfortable, and well maintained, and the golf cart was a great addition that made getting to the beach, restaurants, and surrounding areas much easier. Our main concerns were related to communication from Benchmark Management. There was initially limited information about beach access and public parking, although we appreciate that additional information was added after we raised the issue. Our biggest concern was an unexpected entry into the rental without prior notification. Benchmark stated that a member of the trash team entered the garage to move the trash cans for pickup, but never acknowledged that someone had entered the rental while we were home without our knowledge. Since the garage is part of the entire unit, this raised significant privacy and security concerns. While this did not significantly impact our overall stay, the lack of communication would make us hesitant to stay at another Benchmark-managed property.

We booked this home specifically because of the private pool and outdoor living area, where I planned to have a catered dinner for my 40th birthday. Because we were having caterers and a small dinner gathering, we communicated this with the property beforehand and received permission. They were fully aware that the outdoor space was a major reason we chose this home. Unfortunately, when we arrived at our scheduled check-in time, the outdoor area was essentially unusable. Someone had apparently just finished pressure washing everything. The screened porch was completely soaked, water was still dripping from the ceiling, and the cushions had been thrown around and were soaking wet. The cushions around the pool were also wet and scattered, and the pool itself was dirty. It looked nothing like an area that had been prepared for arriving guests, much less guests they knew had plans to use it that evening. The unit is upstairs and lacked central AC during our stay. The temporary AC unit only cooled the living room, and because responses came from different people at very different times, there was zero sense of urgency—just very corporate-like replies. While the unit matched the pictures, the couch was stained and most of the blinds were inoperable.

Upon check in, it was very noticeable that the floors had not been well swept or mopped. The amount of sand present upon arrival was extraordinary, and my daughter’s barefeet were immediately dirty. The mattress in the double bed bedroom was extremely poor, thankfully my 4 year old slept there. I don’t know how any adult could sleep there. I was falling out just sitting on the side while tucking her in at night. None of the mattress were good or even fair. There was mold, mildew and rust in their bathroom as well. The first bedroom nearest the entry door had a toilet seat that was peeling and stained yellow, as well as a mildew filled shower curtain. Thankfully these were replaced but I can’t imagine how it even passed any inspection by your management team, that is such poor hygiene that my parents staying in that room couldn’t even use the toilet or shower. The location and view were great. It was a convenient walk to the beach. Unfortunately we had multiple issues that went unaddressed during our week stay. Washer didn’t work, lights and ceiling fan in master as well as Tv volume didn’t work. The bottom outlet plugs didn’t work. The balcony door didn’t lock from master with small children in our group. The ceiling by the laundry room was dripping water with visible water stain on ceiling. We reached out to Benchmark daily, who informed us maintenance would be there by the end of the day and never showed up once. We were finally offered laundry service that didn’t show up which wasted hours of our trip waiting for them, and we ended up having to go to the laundromat on our own. Wet towels that were supposed to be picked up sat from Monday when we got there and were still there Sunday at checkout.

The beach was great and that is what we came for. The beach access was walkable and we loved how close it was to the home. The actual home was messy upon arrival and lacked in basic necessities. The top floor bathroom was dirty, the shower didn’t drain well and had hair in the tub that was not ours. The beds were not comfortable, the extra blanket for the pull out had obvious blood stains on it. The bunk bed had chip crumbs in the sheets. We learned that the dryer was broken AFTER we had already washed clothes. When we alerted the company of the issue they said they couldn’t fix it during our stay so we had to take wet clothes home with us. Some of us in our group had to go all the way back to Michigan. The closet with beach chairs and toys was an absolute wreck on arrival, everything was just thrown in. We had one toilet paper roll for 12 people. One dish towel. Two spoons. Knives were dull. Cookware was old and dirty.

We came for my husband 50th with our two kids. We knew the place would be small but we were only staying two nights it was the end of our trip. It’s was dirty and bugs were everywhere. We had huge roaches and ants tons of spiders everywhere in the small one bedroom space. The tv in the bedroom was so old it wasn’t even working and we called he said he would come by and we never heard back again. The bed was extremely uncomfortable. For the amount we paid for two days they should be ashamed of themselves. We would have never booked this if we had known that it was so bad. The only thing that was nice was the pool the tram and the location. I would stay in another property but would never stay here and would recommend that they remodel or at least deep clean get a comfortable bed and a tv that’s is a smart tv from this decade. Really put a damper on my husband’s 50th.

Disappointing. Management did not provide parking registration link in advance, the address provided for travel did not accurately direct us when using Apple Maps. No direction was given to help us locate the particular unit. After all that we had to call management after our arrival - but their answer service is outsourced somewhere. Finally a link was sent after we talked to the gate attendant kindly granted us entry. No one at the outsourced answering service could help us find our unit. We ended up packing and unpacking again trying to find the right place. They skimp on laundry pods and dishwasher detergent and no filters for the coffee machine or salt pepper or sugar and when we mentioned this inconvenience were met with a “well that’s what you get with us,” however when the AC went out in the whole building the next night, we were expected to have patience and allow management in after 11 pm when 4 of us were asleep. You’re just a profit margin to this company. AVOID.

I am writing a bad review because there were bugs in the unit. My son also ( 2 yrs old) found loose paraphernalia in the closet here. The host did not respond well. You dont speak to a real person it is an automated system. Also this property is not on the beach.

DO NOT BOOK!! Major conditions were not disclosed. There is active construction directly next door with crews starting early each morning. The noise woke us daily and made the stay unbearable. We have proof of posted construction signage, directly contradicting the host’s claim of no prior knowledge. We were also confronted by the rude upstairs tenant about our dog despite it being approved and paid for beforehand. He has cameras pointed at the pool and beach access which raised serious privacy concerns. Upon arrival, the unit was not clean and lacked basic necessities—insufficient pillows, incomplete bedding, and even missing toilet paper. We paid $5,300 for a birthday trip and left early. When addressed with host about the numerous issues, an insulting, very small refund was offered. If you value your time, money, and experience - look elsewhere and DO NOT STAY HERE OR BOOK WITH BENCHMARK!
