Location is great for shops and food, but was not expecting to be sharing the home with others. Created some worry since the house was renting to others who also had dogs. You never know how other dogs will react. Also the entry for this rental is not ideal with respect to the parking location. Loading and unloading is difficult if you have children and dogs. The home is on a dead end where you are not allowed to park on the road and the neighbor across the street will express her frustration if you attempt to park near the entrance to unload/load belongings.

Check in time is rather late at 4:00, we were traveling with our senior dog so we couldnt just park our car and explore, I messaged on Airbnb to see if we could get an early checkin, "Jonathan" sent me a link to pay an extra $78. Total cash grab, the house is either ready or it's not. The link said that we were waiting on approval for the early check in, we were stuck wasting time waiting on a response. I finally had to call the office to see if we could get in. There is a reason people like to go through Airbnb, it's usually an individual that you're renting from and you feel welcomed. Not some company that takes the personal touch out of the experience. Immediately upon entering the house there was a strong stale cigarette smell. It made us not want to be there. I had to clean the shower before using it. They provided no dish soap but they did leave a fresh new dish sponge. Having laundry on site is convenient. It would have been nice if they had some beach chairs for guests to use.

It's walkable from the train station and to the beach. The Mill Pond is nice to look at from the deck in the mornings and is in the shade in the afternoon. We did not realize that two of the bedrooms and one bath were upstairs, but that was ok

Extraordinarily expensive for a house that just isn’t very nice. One shower produced zero water pressure, the other wouldn’t drain properly and overflowed constantly. Check in instructions were outdated and incorrect and the host did not respond to us once. House is very old and the layout is awkward (dangerously steep stairs). Checkout instructions are extremely demanding and excessive with additional fees threatened. To sum it up: upscale prices for a very low end experience.

The house itself and its location were fantastic—comfortable beds, fully functional appliances, and a truly delightful back deck. However, our check-in process was frustrating. Despite confirming a reservation modification through Airbnb 2.5 months in advance, Atlantic Vacation Homes never received the updated info, leaving us without an entry code after a long drive. I messaged via the app twice with no reply, but eventually reached Atlantic Vacation Homes’ after-hours line. After a 20-minute call, we were able to get inside. Consequently, the home wasn’t completely ready when we arrived. To their credit, Atlantic Vacation Homes sent someone out the next morning who brought the remaining kitchen items, apologized for the arrival mix-up, and worked hard to resolve an ant issue and an active wasp nest. We were offered the opportunity to move to another property, which we declined. While the property has great potential, the initial miscommunication made for a rocky start.

Overall our stay was okay, but it didn’t quite meet our expectations especially given the price. There were issues with communication, including not receiving the check-in instructions due to what seemed to be a mix-up with our dates. The house was also more worn and older than it appeared in the photos, and the AC units are not adequate. The single beds are all low quality mattresses and difficult to settle a child. We stayed for 12 nights and requested a mid-stay cleaning (that was offered), but were told it wasn’t available due to the busy season, yet we were paying busy season prices. Given the $310 cleaning fee they would have charged for it, and the length of our stay, this was disappointing. We instead requested a working vacuum, which we were told would be delivered, but it arrived only two days before checkout. Overall quality and service were far below the price.

Nice property, clean and good pressure showers. Great location for sure! First downside was how shallow and steep the steps are, which were challenging for all of us but most of all my toddler who fell down them ! Maybe not the most child-friendly property. Secondly, the communication with the host was awful. It took so much chasing to confirm the extra day of our stay when we altered our booking on air bnb, and the check in instructions were incorrect. We arrived late at night with instructions for a lockbox that didn’t work, and an unresponsive host. After realising the property was unlocked, we went in but there were no spare keys as advised there would be. The next day the host blamed air bnb for them not knowing we were coming early (despite the host having given us written confirmation in the runup). They also came and fit a new battery on a keypad saying the lockbox isn’t used anymore (despite checkin instructions saying otherwise).

We love staying at this unit! The views are outstanding and the unit is clean and finishes are well thought out. We have stayed here multiple times before when it was under a different owner. Both of the mattresses, but in particular the upstairs one, are hard as rocks and I really hope the owner considers replacing them with softer mattresses, as this really does affect your stay. However, overall, the unit is pristine and the location is perfect for walking to the center of town. The price was a bit high - higher than it used to be - probably because it is being managed by a company and not the individual owner. Atlantic only leaves you the bare minimum (ie, three trash bags, two dishwasher pods, two laundry pods, etc.) They also had no idea that the unit was already cleaned when I asked if we could access the unit earlier, as the woman from Atlantic only saw what was put into the computer, which was not correct. I do miss the days when this unit was managed by the actual owner!

1 Star — A Rustic Experience, If "Rustic" Means "Survivalist Cosplay" Booked expecting a cozy getaway. Got *Survivor: Suburban Edition* instead. No toilet paper, no paper towels. Minimalism is trendy, but I didn't realize it extended to "guests must MacGyver their own bathroom supplies." We improvised. I won't elaborate. The oven didn't work, sparing us from finding out what else might've gone wrong in that kitchen. We pivoted to takeout and quiet resentment. The real highlight: we came home from a rehearsal dinner — me in a full coat and tie — to find the smart lock had smartly forgotten us. No code worked. So I scaled the 25ft back porch. In dress shoes. In a coat and tie. Judges would've given me a 7 for difficulty, minus style points for the profanity. Thanks for the obstacle course, the bathroom improv challenge, and the structural test on that porch railing (it held — barely). Five stars for adventure tourism. One star for everything else it was supposed to be.

This is a beautiful and quiet home with all of the amenities. It was a huge space that was perfect for what I needed for my weekend stay. It is close enough to downtown Gloucester and the train to Boston. The only hiccup was not receiving the code prior to check-in, despite following the host’s instructions. It left my group stranded in the rain for an hour or two until we received the code. Other than that, a perfect home for large groups!
