“Great time, very clean and spacious area and a decent spot on the water. I’d recommend staying here!”

“Commutation was timely and instructions were clear. Listing states can sleep 6, but apparently you are allowed only one vehicle. Only one parking pass was provided with no other option to even purchase another parking pass, which was not mentioned in the listing. There is a bar across the street that allows you to pay and park. The bar is close, so it’s pretty convenient and definitely a saving grace. Overall, it was a good experience and we had a great time!”

“We had an amazing stay! Being right on the San Marcos River with direct water access was unbeatable. The home was clean, comfortable, and made for the perfect weekend getaway—we’d love to come back!”

“This river house is OLD and is need of major upkeep. We have stayed here 2x before, the last in 2020. Things have declined. Good - It was river house clean. Kitchen was sort of stocked, pots and pans terrible though. Property manager is super responsive and had some solutions!! Neighborhood is private and quiet. River is nice, but not really accesible. Bad - AC could not keep up at all, we had to bring in personal fans and it was still 75 most of the time. Because the AC was struggling, the humidity was high inside. Beds are awful. Pillows are pancakes. Couch is ancient and saggy. Toilet leaked (maintenance guy came out and we chose to deal with water on floor and they changed toilet after we checked out). Scorpion in tub, maggots by back door. Overall, its like camping indoors with some bugs, high humidity and heat, and awful sleeping. We will never stay here again. At least the property manager was responsive the entire stay!”
