We had an amazing experience. We had everything we needed, everything was perfect.

Strange stay. The view and beach access was great and the beds were comfy but that was about it for the positives. Pictures are very well done for the add because the house does not look that nice when you get there. It was a very unpolished and unwelcoming space. AI agent responses to all messages asked, it was useless and even gave false info. All in all someone could go in and spend half a day and a few hundred bucks and make this a very comfy clean and cozy spot. A few issues include No screens so you can’t really enjoy the breeze without letting bugs in. Nails in the walls absolutely everywhere with nothing hanging on them, metal rusting everywhere 30 year old rusted ceiling fan, unfinished areas, outdoor furniture is yucky and you feel like you need to cover it with a towel, slider door to the half bath is barely functional, lots of cameras outside which is creepy, dog hair everywhere, no welcoming hello snack or goodie kind of thing. Just lots of rules. It was strange!

Our stay was a wonderful experience overall! Check-in was easy to use and follow, and the home itself was beautiful with an amazing view. We really enjoyed exploring the trails in the botanical garden, and having a trail right down to the beach was absolutely wonderful. The home was very comfortable, warm, and inviting, with plenty of books to enjoy. The neighborhood was also very nice and peaceful. One of our favorite parts was relaxing in the hot tub on the deck—it was the perfect way to unwind!

The house is comfortable, with a great view of the ocean (including from the hot tub). It is in a quiet, secluded area with no street or neighbor noise. It is a short drive into Newport and the aquarium. There is plenty of room for kids to play, both inside and outside. The house may not be suitable for elderly or differently abled guests: the shower on the ground floor is difficult to enter, enclosed by glass, and lacks support bars; and the stairs down to the beach are tricky for anyone with balance or climbing/descent issues.

We loved our stay at this beach house, especially the location. The ocean views, hot tub, and bedrooms were all fantastic, and the walk down to a quiet, private beach was a huge plus. Check-in was easy too. A few kitchen issues held us back from a perfect stay. We’re a group of women who love cooking together, and the kitchen was just a little under-equipped: only one cutting board and one sponge, poor-quality pans that everything stuck to, and a sink that clogged nightly despite using the stopper. The paper towels were flimsy and we couldn’t find napkins. We also couldn’t reach the property via text as instructed and had to call instead - not a big deal but good to know- including to sort out a broken barbecue lighter (propane was thankfully full). Overall, a beautiful house in an amazing spot. Would love to come back - we will just come prepared with better kitchen supplies!
