Kay Property Management's guest rating in Louisiana of 4.76 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract. Very nice place, few things that you should know before you book: Very minimal things (utensils, dishes, cookware), bare minimum furnishings (cheap towels, cheap bedding [stains on bedding], cheap mattress, only one TV), visible floors were clean, but nasty in the not initially visible areas like under bed and dresser and behind chair. Rules and info was not consistent between book in house and listing and what they send. Use the info they send in messages.

Plenty of space for larger family. Nice place. Massive property. Plenty of parking. Steal.

This space has good potential, but needs a better housekeeping staff and maintenance. Upon arrival, there was a noticeable smell of cigarette smoke, giving several guests an immediate headache. A half smoke cigarette was found under the master bed. One of the beds was broken and my husband had to repair. Two dining chairs were so wobbly and loose that we couldn’t use them. There was dirty silverware and bowls put away in the kitchen. There were bugs (dead and alive) throughout the house. The back yard was unusable due to the height of the grass. The walls, rugs, and furniture had stains and rips. A thorough deep clean is needed as well as general repair and upkeep.

How about starting by giving people what they actually booked? If that's not possible, then at the very least make reasonable concessions and understand that guests spend time researching where to stay, renting places near the people they choose to vacation with and chose rentals based on other factors that are important to them. There was no valid reason for us to be moved from the property we reserved, and there was certainly no reason we shouldn't have been compensated for the inconvenience. Being relocated disrupted our plans and diminished the experience we specifically booked and paid for. On top the noisy activities that went on Friday night!
