Kay Property Management's guest rating of 4.76 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Very nice place, few things that you should know before you book: Very minimal things (utensils, dishes, cookware), bare minimum furnishings (cheap towels, cheap bedding [stains on bedding], cheap mattress, only one TV), visible floors were clean, but nasty in the not initially visible areas like under bed and dresser and behind chair. Rules and info was not consistent between book in house and listing and what they send. Use the info they send in messages.”airbnb

“Plenty of space for larger family. Nice place. Massive property. Plenty of parking. Steal.”airbnb

“This space has good potential, but needs a better housekeeping staff and maintenance. Upon arrival, there was a noticeable smell of cigarette smoke, giving several guests an immediate headache. A half smoke cigarette was found under the master bed. One of the beds was broken and my husband had to repair. Two dining chairs were so wobbly and loose that we couldn’t use them. There was dirty silverware and bowls put away in the kitchen. There were bugs (dead and alive) throughout the house. The back yard was unusable due to the height of the grass. The walls, rugs, and furniture had stains and rips. A thorough deep clean is needed as well as general repair and upkeep.”airbnb

“How about starting by giving people what they actually booked? If that's not possible, then at the very least make reasonable concessions and understand that guests spend time researching where to stay, renting places near the people they choose to vacation with and chose rentals based on other factors that are important to them. There was no valid reason for us to be moved from the property we reserved, and there was certainly no reason we shouldn't have been compensated for the inconvenience. Being relocated disrupted our plans and diminished the experience we specifically booked and paid for. On top the noisy activities that went on Friday night!”airbnb

“Very disappointed in the upkeep of the property. Very unwelcoming, the front entrance was dirty and the grass needs cutting. Kitchen needs the right amount of dishes & silverware to accommodate your guest. In the bathrooms, the shower curtains are filthy with scum & mold. The bedrooms linens has stains on them . The living room rug has a lot of stains. It is such a nice house, in a good location, BUT IT IS NOT BEING TAKEN CARE PROPERLY. I could not recommend this place to anyone.”airbnb

“There are other places to rent like this one. This place has great potential unfortunately, it is poorly managed and the place is run down and dirty. The shower was disgusting and there are gross stains on the mattress with no cover. The house looked good when we first walked in but it didn’t take long to discover that it had not been properly cleaned for a commercial residence. The whole experience was ridiculous and the management company was less than helpful. In two words….Don’t Bother”airbnb

“Unfortunately the house was not as clean as pictured. There we multiple areas of dead bugs including in the beds. Hosts did not take our claims too seriously and stated they were termites. I live in the area and I have never experienced this type of infestation from "swarming termites" They also stated our employees must have been bitten by mosquitos in the house. I appreciated them letting us check out early, but some compensation for having to stay among bugs would have been nice.”airbnb

“The property itself is nice, and we understand that unexpected issues can happen that are outside of a host’s control. However, communication throughout the stay was poor. A plumbing issue escalated into a backup, leaving us without usable water or functioning toilets, and a strong odor spread into the living and sleeping areas. Despite reporting the issue, responses were delayed and lacked clarity on next steps. We used the “emergency” contact, which was provided, but support was unavailable overnight, which made it difficult to get timely help as the situation worsened. This ultimately created an uninhabitable environment, especially while traveling with a young infant. We hope this experience can be used as an opportunity to improve communication and response processes for future guests.”airbnb

“The house was big enough and comfortable for my family of 6. Very spacious and very close to the golden nugget casino and many restaurants. Only issue we had was there was only one toilet paper role in each bathroom, we did run out on one restroom that was mainly used by the living room so we had to grab from another restroom and just remind ourselves not to go in the restroom with no toilet paper. When I asked the host where they kept more they said they give limited amount and if we needed more we could purchase ourselves…. which makes no sense if were paying for a house to have all the supplies. So not only do you pay for the house you also need to buy extra stuff if you run out! The house also had a lot of spider webs in the corners of the restroom and behind trash cans, and overall a lot of little insects like ants all over the kitchen and dead flies around the house. Lastly most of the furniture is very fragile. The drawer handles were half off in the kitchen. Just be careful!!”airbnb
