Xenia Living's guest rating in Illinois of 4.66 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract. “It was clean and the host was initially helpful. Some listed amenities were not provided (bath gel, shampoo). The host offered to drop some off, but we never got them. Finish out was pretty cheap…plastic shower enclosure, insufficient A/C, small worn furniture, etc. The real problem was the unit above us. Lots of stomping all evening and past midnight. Host initially responded, but nothing changed. Also an intermittent buzzing in the wall. We were out with family through dinner and only needed a shower and sleep at the Silo. . . Harder to get than it should have been.”

“It is in a decent location but it was not very clean. The bathroom has dirty toilet paper on the back of the toilet. Wet papertowles left in the kitchen sink. Hair and soap scum all in the bath tub and this place has roaches. They were in the kitchen and all over the living room including on the couch.”

“Very nice place. Very fast to communicate and respond prior to check-in. However, early our first morning we requested an additional 2 towels and some kitchen towels but never received a response to the request.”

“This place was bad - it is in the worst part of Peoria Heights, which is tough to tell from the listing. The host messaged me saying to use the provided code to check in - I explained we didn't receive one and he sends a code. We get there, and the electronic combo lock is out of battery. I call the support line and she gives me the code to a lockbox on the door and we make it in. Inside, there are dirty dishes in the sink, a half-consumed bottle of water beside the sink (not gross, but strange), and the floors were pretty dirty - don't remove your shoes until you're going to bed. The sheets and towels had obviously been clean, so that was fine. In my closet there was a pair of lingerie sex wings, which led me to wonder what had transpired in my bed before I arrived... The bathroom was not super clean, the sink had stains and the shower curtain had mold. I went out into the back yard to have a beer and be outside only to find piles of garbage in yard. Stay at your own risk.”

“I would not recommend this Airbnb. The home itself is in need of serious repair and should not even be listed any longer. The structure itself is rotting and deteriorating. Asked host before booking about early check in and they forgot. Less than an hour before we needed to check in we finally got the confirmation for our early arrival. They claimed the hold up was housekeeping, but the home was dirty. A smoked joint was left on the deck, overgrown yard (blocking entrance ramp), confetti on walls and floors, dirt and dead bugs everywhere, and dozens of empty beer cans in backyard. They then asked if maintenance could stop by while we were changing and getting ready for an event (we were staying less than 24 hours and there were no reservations before or after us). Furniture broken and stained. Doors/locks barely latched, window glass and hardware broken. Mail had been left in the mailbox for weeks.”
