Xenia Living's guest rating of 4.66 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“It was clean and the host was initially helpful. Some listed amenities were not provided (bath gel, shampoo). The host offered to drop some off, but we never got them. Finish out was pretty cheap…plastic shower enclosure, insufficient A/C, small worn furniture, etc. The real problem was the unit above us. Lots of stomping all evening and past midnight. Host initially responded, but nothing changed. Also an intermittent buzzing in the wall. We were out with family through dinner and only needed a shower and sleep at the Silo. . . Harder to get than it should have been.”airbnb

“It is in a decent location but it was not very clean. The bathroom has dirty toilet paper on the back of the toilet. Wet papertowles left in the kitchen sink. Hair and soap scum all in the bath tub and this place has roaches. They were in the kitchen and all over the living room including on the couch.”airbnb

“Very nice place. Very fast to communicate and respond prior to check-in. However, early our first morning we requested an additional 2 towels and some kitchen towels but never received a response to the request.”airbnb

“This place was bad - it is in the worst part of Peoria Heights, which is tough to tell from the listing. The host messaged me saying to use the provided code to check in - I explained we didn't receive one and he sends a code. We get there, and the electronic combo lock is out of battery. I call the support line and she gives me the code to a lockbox on the door and we make it in. Inside, there are dirty dishes in the sink, a half-consumed bottle of water beside the sink (not gross, but strange), and the floors were pretty dirty - don't remove your shoes until you're going to bed. The sheets and towels had obviously been clean, so that was fine. In my closet there was a pair of lingerie sex wings, which led me to wonder what had transpired in my bed before I arrived... The bathroom was not super clean, the sink had stains and the shower curtain had mold. I went out into the back yard to have a beer and be outside only to find piles of garbage in yard. Stay at your own risk.”airbnb

“I would not recommend this Airbnb. The home itself is in need of serious repair and should not even be listed any longer. The structure itself is rotting and deteriorating. Asked host before booking about early check in and they forgot. Less than an hour before we needed to check in we finally got the confirmation for our early arrival. They claimed the hold up was housekeeping, but the home was dirty. A smoked joint was left on the deck, overgrown yard (blocking entrance ramp), confetti on walls and floors, dirt and dead bugs everywhere, and dozens of empty beer cans in backyard. They then asked if maintenance could stop by while we were changing and getting ready for an event (we were staying less than 24 hours and there were no reservations before or after us). Furniture broken and stained. Doors/locks barely latched, window glass and hardware broken. Mail had been left in the mailbox for weeks.”airbnb

“Unsafe area. Especially if traveling by yourself. But the outfit who runs this place claims that the locks on the doors will keep you safe. Joseph does not recommend taking a walk around the area. I did not stay at the property because I did not feel safe. It’s been a couple of terrible experiences with this company.”airbnb

“We had a reservation for another house in a nicer neighborhood and two days before our arrival the host sent us a message saying they can’t host us at the original reservation because of a maintenance issue. They never told me why and moved us to this house. The couch and chairs were disgusting with stains and the kitchen faucet was broken and sprayed water everywhere. The host did give us a little bit of a credit for the inconvenience, but this house was not worth the stay”airbnb

“This host should be removed, I was unable to get inside to sleep because the host did not know tue code to get inside. I slept in a parking garage 4 min away because the host stoped responding. The I asked for a refund and the host denied any refund . Be careful these people are scammers”airbnb

“I was excited when I booked the place and thought it was too good to be true for the price and location. After getting there it made more sense on the price. The neighborhood is run down and building across street is abandoned and there was broken glass on sidewalk. There was a homeless shelter down the street so seeing homeless people was normal. Made you feel a little uneasy going out at night if you wanted to walk anywhere. The floors were creaky like previous reviews. I had a room to the left of the elevator so it seemed more private. I could hear the people above me walking around but it wasn’t super loud. I booked a week and was only given two towels and two rolls of toilet paper. The host never checked on me during my stay to ask how things were going or if I needed anything. I needed to reach out after check in because I misplaced the single key that was given along with a fob to get in and out of the building. There was no key ring and it took over 24 hrs to get a response.”airbnb

“The silo unit was clean and has all the essentials. It was in a very nice neighborhood. It was a comfortable place to stay but at the same time you could tell it was run by a business that was managing multiple units (and not a family, etc. who took personal pride in the space they were offering).”airbnb
