Average property. Worn, and in need of some TLC. Overall not worth $275/night. Neighborhood is a bit rough. Description shows dishwasher, there is not one there. No hand towels or dish towels. Shower drain was clogged upon arrival(was fixed the next day. Basement was damp where 3rd bedroom is located. Had an unplugged dehumidifier, that I turned on and helped to dry out basement by the time we left. Basement TV had no remote and couldn’t be used. Front porch is dilapidated, back yard had a family of woodchucks living in it.

In terms of location, this place is great if you are visiting friends in Peoria or students at Bradley. It is right by a strip with lots of bars, restaurants and nightlife. This unit has so many things wrong with it. It's a rushed rehab that still smells like animals and is not well ventilated. There is dirt, dust and hair along the floorboards and in corners. There were crumbs in the dish drain, and the cabinets were still old and dirty. There were ants in the kitchen. The driveway and back yard are still in disrepair. I hope the property manager finishes rehabbing the place or opts for the kind of rehab that eliminates persistent odor and improves ventilation.

You deserve better. Keep your standard high. A recent cross-country drive involved three Airbnb overnight stays. Here are excerpts from my message to Joseph and Xenia Living about our UN-REFUNDED stay: "When guests in an unfamiliar neighborhood arrive late in the day, the first thing they need is a well-lit address. We didn't have that." "They probably also want soap that lathers when they shower, coffee creamer that isn't curdled ... " "It's nice to have a washer and dryer in an Airbnb, but but better to have a working washer and dryer. When I started my load, I noted the dial was set to the drain and spin cycle, but paid no mind and started my load on 'Normal,' or abnormal considering the place isn't equipped with detergent, softener, stain remover, or dryer sheets. ... [T]he load was soaking wet at the end of the cycle." "The ants are real problematic, too. "It seems appropriate for you to refund the cost of our stay."

Check in went great until we noticed ants on the kitchen counters and spiders all over the house. It would have been fine if it was just one or two but it was hundreds of ants. A day later we had random people on the property looking into the windows of the house and we think spraying something but they were so so fast we couldn’t tell. Next thing we know we heard noises from under us (basement) and the door from basement to inside the house was only locked from the outside via a padlock bar, there was no way to lock the door from opening on the guest side, we knew people were in the basement from the cars. The host never once said he was having anyone ever to treat bugs or in the house while we are there. Me and my family didn’t sleep once while we were staying in the house. We would have relocated to a hotel or another house but we didn’t have extra funds to do so. Also had no safe place to take our dogs so we took them home early. If you’re reading this review, look into a new host!

I unexpectedly stayed at two of Joseph’s properties with my three children and will not book again. The first property had NO HOT WATER (which I didn’t discover until late after clinicals), one bedroom was freezing despite the heat, the bathroom smelled like urine, and the ceiling fan light didn’t work. I called and tried troubleshooting the water heater & was told I could find another place and I’d be refunded. There was also a water boiler on the counter, which made it seem like this may have been known. Around 10 PM, I switched to another one of his properties, going from a 3bedroom to a 2bedroom, which was not ideal for my family. At the second property, I wasn’t told someone was staying in the attic. There was a dog barking at night and noise overhead in the morning, dog waste all over the yard, and a torn trash bag outside with garbage spilling out. I have video to support this.
