“Positives: this is a gorgeous property which is even prettier IRL than the listing pics. We loved the views from every window, excellent floor plan, amazing kitchen, and beautiful bathrooms. Deck and hot tub were great. Central location to so many things in Ventura County. Neighbors are friendly. Negatives: we had no hot water when we arrived that evening, and it turns out the water heater had never been turned on. Frustrating that the host asked me to go outside in the dark and climb up a hill to fix it. Our bedding was also smelly/dirty, making my asthma act up until we washed it and vacuumed the floor. Hosts responded to my complaints with an apology, but didn’t go beyond that.”

“The space had an odor, this could have been from no guests being at the property for some time and extreme heat. When we arrived the house was smelly and stuffy. The house layout is nice, kitchen was clean and even no dishwasher that didn't bother us. What did bother us was the CONSTANT bathroom light going off at FULL BRIGHTNESS at any day or time triggered by a sensor. The master bedroom has MAJOR electrical issues, if you use any plugs it causes either the TV to turn off or the fan you need to run, or anything you have plugged in. The bathrooms were clean, the showers however have about 3 minutes of hot water with terrible water pressure. If you have more than 2 guests in this home, you better shower FAST, or else there is no hot water in the entire home for hours. A hot shower should be the minimum in hospitality. I would not return to this property or stay here until the items above are fixed!”

“I would not stay here again or recommend it. It’s clear from reading past reviews that they do not take them seriously and make necessary changes. 1. Cleanliness: The first major problem was cleanliness. The outdoor furniture was covered in cobwebs both in the front and the back of the house. The outdoor couch and living room couch were both dirty and stained. There were cobwebs in the living room where the walls meet the ceiling. There were spider webs around the window seals when opened. Bath mat was stained and dirty to start with. 2. Lack of A/C: The advertising stated there was no air conditioning at this property, so I accept some of the responsibility for booking it. But this really negatively affected our trip. Even though we went in October, the temperature was over 90 degrees most days. The house would get up to 87 inside so you couldn’t even sit around comfortably. We’d open all windows at night to cool it off, and it only got down to 77. Need many more fans at a minimum.”

“The ocean views were beautiful, but our stay had serious issues. Parking restrictions were not disclosed, so we arranged off-site parking. A posted HOA notice stated the community’s CC&Rs do not allow short-term rentals and rentals will be phased out. We asked if there was sand beyond the rock wall and were told there was, but that was not true. A guest slipped on the beach stairs and injured their shin reaching the water. The home runs hot; our son could not use his bedroom and slept on the couch. There was only one TV, and the living-room furniture was heavily stained. There were not enough towels for the weekend without doing laundry daily. The firepit and garage opener were broken, and the jacuzzi required heating. One grill was rusted; the other flared up toward a guest. Another guest stepped on a protruding nail near the jacuzzi. Five days before check-in, we were asked to sign a separate liability and assumption-of-risk waiver, a requirement not disclosed when we booked.”

“Absolutely perfect beachfront location right on the sand. Definitely has some deferred maintenance, which is somewhat expected for an Airbnb on the beach, but as an example most windows didn't have screens and some outlets didnt work, which was a bummer. Also, pillows were slim and cheap.”
