The location of manzanita was great. It was super walkable to downtown and the street was private and quiet.

We were disappointed with our experience at this property. The listing created the impression that certain amenities were part of the property experience, but they were not actually available during our stay. The listing has since been updated to remove those amenities, but it created frustration for us at booking and arrival. The biggest issue we had was overall communication with the host. After booking, we were asked to sign a separate occupancy agreement on a website that listed an amount much lower than what we paid through Airbnb. It took repeated follow-ups to get clarification, which raised concerns. We also tried to work directly with the host to resolve the issues around amenities and gave them a chance to make it right, but communication remained limited, defensive, and largely unresponsive. The home itself may work fine for some travelers, but based on our experience, we would be hesitant to book again because responsiveness and support are very important when issues arise.

The house itself is beautiful and we felt so lucky to stay here. Here’s the thing, the 3rd party that manages this rental is awful. I’d been messaging 2 months prior for a baby crib only to be told the day before that it would be in the Airbnb - it wasn’t and they made us stay on the phone for 45mins to sort out and given we’re travelling it cost us £100+! Would have been cheaper to just buy one. Luckily we got the crib in the end but The person replying to our Airbnb message after messaged to say sorry it’s not possible to have one, huge misalignment. We felt that the automated messages they sent from booking to checkout were pointless and not relevant in the slightest

The location is amazing, peaceful, calm, quiet, shaded, nestled in the canyon among the trees, away from the busyness of Sedona yet close enough to hop to all the points of interest, and very close to the creek. Well-stocked kitchen, functional fireplace, rustic feel (and the decor, the linens, furniture, etc. are more tired than the photos show). Strong smell of skunk that lasted throughout the stay (yes, this is a rustic wild location and unpredictable spraying is not unexpected; however, this seems consistent with many reviews that go back weeks and months). The upstairs spaces have not been cleaned. The most surprising thing to note was the issue with communication. Other than the automated messages (which were helpful, detailed, and sufficient to get in), there was no human response to a question I asked weeks before the stay. I continued to reach out many times over AirBnB messages, texts, email, voicemail, and didn’t get a word back. Didn’t impede the stay, but quite strange.

Place was mostly clean, bed was very comfortable, had some nice views of the red rocks. Hit tub and pool was nice. Only negative comments are that I had to request actual unit # and my registration kept getting kicked back due to an issue with my ID.
