Vacation Homes 4U's guest rating of 4.80 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Long line at checkin 40 min wait and slow draining tub had to plunge. Could have offered a few dollars refund for that. Other wise it was great.”airbnb

“Check in and check out was easy. Quick responses to our messages. However, there were a few issues: 1. broken ice maker 2. Game room had no air source. Propped door open to house 3. Pool was not well maintained (dirty) and screen was ripped all over 4. Fan in the master bathroom is not working. Room with shower only. 5. Shower door in the other master does not stay closed while showering. 6. Chest/checker game is broke 7. Cooking pans and oven mitten was dirty. Not cleaned at all. Dirty/rusty dishes in cabinets 8. Upstairs recliner middle seat will not go down 9. The trash did not get picked up on the second or third day 10. Upstairs rooms very hot. But they provided plug in fans, that were greatly needed. 11. Can hear downstairs the Pipes making noise from upstairs especially when using the plumbing 12. Upon check out was asked to remove all linen and bring upstairs to laundry room 13. Entrance front gate was always open, no need for code given”airbnb

“I booked this home for my bachelorette and it was pretty nice. The rooms were very nice and everything was clean. The amenities like the clubhouse pool and the lazy river were really nice. The only issue we had was communication regarding the water filter on the fridge. It needed to be replaced but we didn’t get much of a response back for it.”airbnb

“The unit matched the photos, but it was much more worn than expected. The couches were very worn, the covers appeared dirty, there were broken blinds, water stains on the ceiling, and several maintenance issues throughout the property. The raccoon situation was also far worse than expected. The dumpster is next to the parking area, and every night there were 15-20 raccoons around and under the cars and trash area. If I had known that beforehand I would have booked elsewhere. My biggest issue was the roaches. I woke up around 4am with a roach crawling on me and found multiple others in the unit. I sent photos and videos to the host and was told the property is sprayed every 3months and someone could come while we were out. When I asked for a time so I could be present, I never received a response. No treatment was scheduled, and the next message I received was checkout instructions. The roach problem and lack of follow-up were extremely disappointing!”airbnb

“Overall the home was spacious and had enough room for all guests. However, the floors felt sticky and not as cleaned as expected. The bathrooms were a bit dusty. Also, the hand soap dispensers were watered down in the bathrooms.”airbnb

“The house is stunning and is a wonderful space for large groups, but this host is extremely unwilling to do anything to accommodate any kinds of requests. He asked if there was anything they could do to make our stay better, and when I asked for extra blankets, I was told that we could not have any because they only provided what was listed in the listing. Don't ask me if I need anything, and when I ask, tell me that we can't have it. The bedding in the photos is not provided. We were told that they don't provide them because they don't have time to wash them between guests. Instead they provided *one* thin blanket. Too bad if you're cold!!! Pillows were flat, beds in the main bedrooms were hard as rocks. The "starter pack of essentials" only included 5 tiny shampoo bottles for 10 guests. Getting there was a nightmare. The address brings you to a back gate with no guard to let you in. It took forever to contact the host and even they couldn't give proper directions to the main gate.”airbnb

“House was beautiful, kids loved the pool. The electric stove top was cracked and the largest burner did not work. The living room tv did not always work, for some reason it kept logging out. The garage door stopped working. And, lastly there were stains on the walls that looked like poop along with one of the tubs not being properly cleaned. I understand things happen from normal wear and tear but not having a fully working stove top was a bummer. Good thing we paid for the grill. Just wished the property was properly cleaned … Kids enjoyed the pool the most so that made me happy… but I always wish I was compensated for the mishaps especially for the price I paid.”airbnb

“Pros: very clean, and an excellent/convenient location for visitors to Universal’s parks. The “resort” pool and playgrounds are helpful value-adds as well. Cons: from a facility standpoint, several of the blinds had been broken prior to our arrival. Furthermore, only a bare minimum essential items were provided by the host (ie only one towel/registered guest, scant toiletries, etc.) The ice maker was inoperable, which was suboptimal for making water bottles to take into the heat. We traveled with a dog. Though the place is listed as pet-friendly, the lack of blinds and the thin walls between units meant our dog would occasionally “bark” while we were out. Noise complaints were registered against us, meaning a member of our traveling party had to come home from the parks unexpectedly and miss out on family fun. People traveling with pets should take note. Finally, the host attempted to take additional pet fee money 48 hours before our reservation began, which is against AirBnB policy”airbnb
