Manager Review

UMB Vacations

UMB Vacations's guest rating of 4.45 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

The extra money for having a pet was ridiculous. There was some sort of leak when using the showers and washer I think that was where the smell came from. Terrible pet accommodations for the amount of money spent to bring a pet. Potty spot was super small with pine straw down. View was very nice. Plenty of pots and pans for the kitchen. Should be noted you will pay an extra fee for pets after the booking before you can get the check in code. Pools were not clear. Had to pay a fee for my service dog and couldn’t get it back.

For the price I paid this unit was a disappointment. The sofa is worn and "pilling", the unit needs "black out shades" as the bedrooms were 80-82 degrees, the bathrooms have no ventilation so that also contributed to the bedrooms being extremely hot. The dining rooms chairs are so stained that I would not let the kids even sit on them, we covered with our own beach towels. The primary bathroom is has one tile on the floor, different tile baseboard, third tile for the transition from one floor to the next and the bathroom tub area has a fourth tile around the cheap plastic tub surround. The water pressure sucks and the kitchen faucet barely gets warm water. The ceiling fan in the primary bedroom is so small that it's useless, the other one is small too but not as bad as the primary. The decor is a mis-matched mess. For what I paid, I expected the unit to be clean and nicely decorated. In the condition this unit is in, I would NOT stay here again. The door knob is loose as well.

Check-in was smooth, but getting the parking passes took almost 1 hours, which was very frustrating. Unfortunately, the cleanliness of the property was terrible. The entire house was covered in dust, and it was obvious it had not been properly cleaned before our arrival. There was dirt throughout the home. The bathrooms were especially disgusting, with pubic hair left on the toilet seats, inside the toilets, and in the bathtubs. I shared photos with the Airbnb host as proof. This property has potential, but the cleaning standards need a major improvement.

Smelled really bad. Was not clean. Hair on floors couches etc. Elevators were slow and one didn’t work the entire time we were there. Pools were nice.

This is an okay stay, yes walkable to the beach and not too too expensive for the location however the stains and soap residue all over the showers, stains on the pillows and the fact we didn’t have a correct code to enter the premises and had to wait at the gate with no response from anyone thankfully another resident let us borrow their code or we wouldn’t have made it in. The code was never rectified either. It is just Okay. Not to add the extra price for each person to get a wrist band and a parking pass was not an extra 130 we were happy to have to pay.

Unit has 2bedrooms and claims 2 parking passes but you can only get one pass. Front desk was incredibly rude about the parking situation. Even though we were sent multiple messages promising two passes, they did not make it right. The host did call, but they gave her the same information. I suggested the host change the info on the listing. The last night, the AC went out. Joey did send instructions to reset the unit quickly, but this did not work.

It was an okay place to stay at. The pictures make the place look big until you actually get there and it’s smaller than you think. Very tight inside. Also told them about ants being on the kitchen counter and they never came out to take care of the issue.

The place just needs some TLC, meaning handles and door knows need tightened, the shower needs scrubbed down, and the clutter in the closets and drawers needs a new home. The toaster didn't work and when I reached out they stated they would bring a new one and we never saw one. We were also not notified of the construction on the balcony until 3 days before check in. I feel like this should have been in the listing considering the whole resort was under construction. The company also stated they would reimburse me for not being able to use the balcony but I still haven't seen a refund. It's just an OKAY place to stay, but the resort itself is great. this was the second stay I have had at the Summit.

We had a very concerning experience during our stay. While we were still checked in, the property manager entered the unit without prior notice. We were never informed that an inspection would take place or that a fire extinguisher would be replaced. During this entry, she opened our bedroom door, went through drawers, and looked inside the refrigerator before accessing a cabinet. This occurred while my husband was physically present in the unit. Despite prior communication that he would be there, he was seemingly profiled and mistaken for a delivery worker. The interaction felt invasive and inappropriate, and there was no proper acknowledgment of his presence before going through our personal space. My husband called me immediately, upset by what felt like an inspection-style intrusion. When I contacted customer service, the property manager acknowledged the situation and expressed embarrassment, stating she apologized—but there has been no meaningful follow-up or resolution.
