UMB Vacations's guest rating of 4.46 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Room was dirty, rules were broken/changed, workers were rude. Very strict.”airbnb

“This is an okay stay, yes walkable to the beach and not too too expensive for the location however the stains and soap residue all over the showers, stains on the pillows and the fact we didn’t have a correct code to enter the premises and had to wait at the gate with no response from anyone thankfully another resident let us borrow their code or we wouldn’t have made it in. The code was never rectified either. It is just Okay. Not to add the extra price for each person to get a wrist band and a parking pass was not an extra 130 we were happy to have to pay.”airbnb

“Unit has 2bedrooms and claims 2 parking passes but you can only get one pass. Front desk was incredibly rude about the parking situation. Even though we were sent multiple messages promising two passes, they did not make it right. The host did call, but they gave her the same information. I suggested the host change the info on the listing. The last night, the AC went out. Joey did send instructions to reset the unit quickly, but this did not work.”airbnb

“The house is great and a a really good location to the beach and neighborhood pool, plus near local places for a bite or a drink if you like. the house is a bit in need of a pick me up, some amenities are out of date and some items are broken and "fixed" but could use full replacing. There wasn't even a broom available in the house (we bought one and left it behind). the amenities are really great and the overall value is well worth it. the beach access in particular is fantastic, with a private bathroom and little snack bar. (note you'll have to go sideways down the beach a bit if you want to use a tenr for shade). good setup for a large family or multi family trip. just don't expect a top notch modern house. (note for clarity - you will be required to pay a $30 fee one time for the whole house to access the beach at the access point. this didn't occur until Thursday of our trip and we were very confused by the description on the listing).”airbnb

“Cute townhouse but lacked comfort. Living room was very small and furniture was too firm.”airbnb

“It was an okay place to stay at. The pictures make the place look big until you actually get there and it’s smaller than you think. Very tight inside. Also told them about ants being on the kitchen counter and they never came out to take care of the issue.”airbnb

“The place just needs some TLC, meaning handles and door knows need tightened, the shower needs scrubbed down, and the clutter in the closets and drawers needs a new home. The toaster didn't work and when I reached out they stated they would bring a new one and we never saw one. We were also not notified of the construction on the balcony until 3 days before check in. I feel like this should have been in the listing considering the whole resort was under construction. The company also stated they would reimburse me for not being able to use the balcony but I still haven't seen a refund. It's just an OKAY place to stay, but the resort itself is great. this was the second stay I have had at the Summit.”airbnb

“We had a very concerning experience during our stay. While we were still checked in, the property manager entered the unit without prior notice. We were never informed that an inspection would take place or that a fire extinguisher would be replaced. During this entry, she opened our bedroom door, went through drawers, and looked inside the refrigerator before accessing a cabinet. This occurred while my husband was physically present in the unit. Despite prior communication that he would be there, he was seemingly profiled and mistaken for a delivery worker. The interaction felt invasive and inappropriate, and there was no proper acknowledgment of his presence before going through our personal space. My husband called me immediately, upset by what felt like an inspection-style intrusion. When I contacted customer service, the property manager acknowledged the situation and expressed embarrassment, stating she apologized—but there has been no meaningful follow-up or resolution.”airbnb

“We had a beautiful view, comfortable beds and overall it was a nice place… however I felt like the price was a bit high for the offseason and the fact that everything was extra like parking and too much for the pet fee which wasn’t clearly identified”airbnb
