Timber Tops's guest rating of 4.53 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“The cabin was just as the pictures showed. It was a great stay, and perfect for my family. Convenient to shopping, groceries, restaurants, and attractions. If I could change one thing about the cabin, it would be the lighting in the kitchen. We made due, but better lighting would have been great for preparing meals.”airbnb

“We stayed here with a group of teenagers from a baseball team. It accommodated our team and it was a great place for a fun weekend.”airbnb

“The location would have been ok, however there was a bunch of construction happening that they did not mention. When we arrived we could not access the cabin because construction workers were parked up and down all the roads as well in the cabin parking. None of the tv’s would connect to the internet and the tv in the loft didn’t even have a cord long enough to make it to an outlet so we had to buy an extension cord. The ac in the loft didn’t even work. I messaged about all issues above and they never responded. They also never came and emptied our trash as they stated. So we couldn’t even take trash out our last 2 nights there.”airbnb

“It was an amazing cabin the only draw back was it was extremely HOT. The a/c did not work. We couldn't raise but a few windows because most didn't have screens in them. We messaged the host we got no response. Other than that we had a great time.”airbnb

“We had a good time at the location because we were together. The proximity to Pigeon Forge and Gatlinburg was the only positive thing about the residence. There was no instruction on how to key in the code to enter. We guessed it. The home was very stuffy/dusty. The entire place looks as though no one has been in it for a while. Bring extra shoes for walking. The thing that was the worst was the stink bug infestation. I mean hundreds of them everywhere. The room upstairs we didnt even use because they were everywhere, the bed, the windows, walls. The upstairs windows entirely covered in them. Balcony outside the bedroom on main floor has a wasp problem; We didn't even use the jacuzzi. The pressure in all the faucets was terrible. The AC wasnt working properly. The house is in a very poor condition. ceilings downstair bedroom were rusted steel sheets with holes from which bugs came from. The home is being sold. So I can see why it would be like this. I don’t recommend, esp. with kids.”airbnb

“Beautiful cabin and I love that there’s a bathroom for every room. There are multiple refrigerators. There are 15 beds and a pull down couch in every room. The giant kitchen was great for eating together and there’s so much deck and balcony space. The shower liners had mildew. The pool was unacceptable. The temperature of the room was too hot and the smell of chlorine and mildew burned my eyes. The pool room needs a bit of a makeover including dirty vents and other areas that look like they’re in the process of being replaced. The TV did not work in the pool room and one remote was missing for one of the bedrooms. Overall, the kids had a blast and I would return as long as the shower liners and pool room experienced a makeover.”airbnb

“Overall extremely disappointed in this stay. I travel frequently and just wanted a simple weekend getaway in the mountains. Locating the correct unit was difficult after dark due to how small the lettering on the sign is. The property needs maintenance work and for the cost it should have been cleaner and in better condition. The first step to go up the porch needs repaired. Nails are sticking out of the side of it and it’s very loose. The second step up is not much better. At night the back porch has terrible lighting and there is rope lighting you can plug in with an extension cord running through the back door even though it doesn’t help. There was mouse poop in the master bedroom, a hole chewed through a blanket with a nest still in it, and you could see outside through the floor and walls. Someone spilled something previously and it wasn’t cleaned up prior to my stay. I took photos and I sent some to the company. I would not recommend staying at this location or with this company.”airbnb

“Maintenance was not kept up. Air hockey table didnt work. For the free tickets we were to receive, the link didnt work. Tried to contact and they were slow to responding and not helpful at all. Never received the tickets for a free adventure that you were supposed to get for booking with them.”airbnb

“Roof leaked during rain event into bed while we were sleeping. Rear door on second floor had broken door jamb so do wouldn’t shut properly. Cookware had been damaged (coating of pots were melted) so we had to buy our own cookware. Barstools were damaged so we couldn’t use them. Kitchen cabinet drawers were broken so if you pulled them open, they were off the tracks and would fall onto the floor. WiFi system was not working so we couldn’t watch TV or use the theater room for most of our stay. Door locks are corroded so they wouldn’t lock or locked and then your stuck inside the bathroom. Trash cans are stationed outside by the front stairs so when you parked your car, you had to walk through trash juice stains on the asphalt to get to the stairs. We had to stay on top of Timber Tops mgmt company to make sure they get this house repaired before the next family rents it out. It’s by far the worst house we’ve stayed in (we go on a lot of vacations).”airbnb
