The Land Office, LLC's guest rating of 4.67 is below average and may adversely impact performance. “Overall we had a good stay. Place was very spacious and the lanai was the perfect place to enjoy the surroundings. Very close to the black sand beach. Because of the more remote location, we were looking forward to cooking our own meals. However, the kitchen equipment could use a refresh. Also, bugs are a part of the experience. If you don’t like little friends, might not be the place for you.”airbnb

“This is a great place to stay if you prefer a peaceful, secluded getaway! The complex is quiet and well maintained, lots of beautiful landscaping with indigenous plants. Black sand beach is just a stone throw’s away and the hot tub just outside the unit was wonderful and convenient after a day of adventuring. It is a bit far to provisions, so definitely stock up before you get there.”airbnb

“We had a mixed experience in Unit 16. The views were great and we enjoyed the pool and hot tub area. It’s also close to Volcanoes National Park. However, upon arrival we noticed significant pest issues, including recurring bugs in the kitchen and bathroom areas and multiple cockroaches inside the unit (we killed 10+ during our stay). This made the space uncomfortable, especially for cooking. When we briefly reheated leftovers, cockroaches ran out from behind the countertop appliances. We asked if a vacuum could be provided to help manage the situation but were told there was not one on site, and no alternative solution was offered. Pest control visited as part of their scheduled monthly service, but the issue persisted. There was also sand on the upstairs floor that kept appearing in the same spot after we would clean it up. The property has a lot of potential but the pest issue affected our comfort during the stay. We would hope to see this addressed for future guests.”airbnb

“We stayed in Unit 16 and, unfortunately, our experience was very disappointing. On arrival, the unit was not properly cleaned. There were dead bugs in the bathtubs and on the bathroom floors, and we found dirty dishes and silverware in the kitchen with food still stuck to them. We also encountered live cockroaches inside the refrigerator. During our stay, the situation worsened due to a bad storm. The roof leaked, with water dripping onto the bed, and water also came through the bathroom fan, leaving the floor soaking wet. To be fair, the storm may have been exceptional, however, the condition of the unit on arrival—particularly the cleanliness issues—was not acceptable. We did raise these issues with the property manager after our stay, but did not receive a satisfactory resolution beyond being told we should have contacted them during the stay.”airbnb

“Cute, nice size for 2. Bed comfy toe catcher middle leg, light nice. Kitchen well equipped good light. Black sand beach 5 min walk 40 min NP, 1.5 Hrs Kona Turned off by owner before arrival. Owner: "We stock the property with minimum amounts of dish soap, toilet paper, paper towels, trash bags, coffee filters, etc., to get you started, but for guests staying longer than 2-3 nights, you will need to provide more on your own". What? No paper towels, TP was there. 2nd email : "Julie is requesting $1.50 USD This is an increase in State of Hawaii Transient Accommodation tax from 10.25% to 11.00% for only the night of 1/1/26." Wow. Quiet? Next to trash, laundry, maintenance shop, and main sidewalk. Living room light poor. Bath light strobes when using hot water. Bath fan and shower light don't work, with tag don’t pull on chain. Front and screen door hit each other only one can be closed. Fridge 12 past BB items, oldest Nov 2024. Most ABBs feel like borrowing a friend's cottage. This did not”airbnb
