The Land Office, LLC

4.66
The Land Office, LLC's guest rating of 4.66 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

We had a wonderful stay at Colony One at Sea Mountain. The condo was clean, comfortable, and well-equipped with everything needed for a relaxing vacation. The location was excellent: quiet, peaceful, and just a short walk to the beach. We especially enjoyed the beautiful ocean views and the relaxing atmosphere around the property. Would definitely come again!

One of the family’s go-to places for a staycation. It’s a lovely home that feels like a home and while there are beaches in the surrounding area, you just can’t beat the privacy of a pool. Will be staying here again, for sure.

If you are looking for an authentic Hawaiian vibe in a rustic environment a 10-minute walk from Punalu'u Black Sand beach and a 45 minute drive to Volcano National Park, this place is perfect. I have stayed there 4 times now and it's my favorite place to stay on all the islands. Don't let an expensive resort isolate you from the island and its people. Instead, meet the local small-town community residents, sit back and enjoy the sunrise and the view of the ocean from your lanai. There is no AC but lots of fans, so it is clean and comfortable. Highly recommended but not for the luxury resort folks.

We had a mixed experience in Unit 16. The views were great and we enjoyed the pool and hot tub area. It’s also close to Volcanoes National Park. However, upon arrival we noticed significant pest issues, including recurring bugs in the kitchen and bathroom areas and multiple cockroaches inside the unit (we killed 10+ during our stay). This made the space uncomfortable, especially for cooking. When we briefly reheated leftovers, cockroaches ran out from behind the countertop appliances. We asked if a vacuum could be provided to help manage the situation but were told there was not one on site, and no alternative solution was offered. Pest control visited as part of their scheduled monthly service, but the issue persisted. There was also sand on the upstairs floor that kept appearing in the same spot after we would clean it up. The property has a lot of potential but the pest issue affected our comfort during the stay. We would hope to see this addressed for future guests.

What a great place to relax! It’s far from amenities so bring what you need and settle in. We used the hot tub, pool and grill extensively and enjoyed the black sand beach. So peaceful, this was one of our favorite parts of the Island.

This was a great condo for exploring the southern end of The Big Island. It was quiet, beautiful and the grounds were impeccable. Would definitely stay again!

It was very quiet and peaceful and in a beautiful location, just about 35 minutes from the volcano. The kids loved the pool and we loved having the spa available so close. The only thing we didn't realize before we came was that there was not AC in the unit. However with the windows open and fans on it was ok. There were some little bugs that seem to come out in the evenings around the lights and there wasn't really a solution for those, but the only time they were a little annoying was in the evening at dusk. Would stay again if we were in the location.

Walkable to the absolutely gorgeous black sand beach! Easy drive to Volcano and right in the middle of Kona and Hilo. Can’t say enough about the location. The artwork in our unit was very impressive, it felt authentic and not generic.

Good place to stay for a short duration. If you want to spend most of your time at the closest beach, it is good but if you want to see more places they are a bit of a drive.

We stayed in Unit 16 and, unfortunately, our experience was very disappointing. On arrival, the unit was not properly cleaned. There were dead bugs in the bathtubs and on the bathroom floors, and we found dirty dishes and silverware in the kitchen with food still stuck to them. We also encountered live cockroaches inside the refrigerator. During our stay, the situation worsened due to a bad storm. The roof leaked, with water dripping onto the bed, and water also came through the bathroom fan, leaving the floor soaking wet. To be fair, the storm may have been exceptional, however, the condition of the unit on arrival—particularly the cleanliness issues—was not acceptable. We did raise these issues with the property manager after our stay, but did not receive a satisfactory resolution beyond being told we should have contacted them during the stay.
