“Had a great stay. Best part is the location. Very clean, a little more tired than the photos show. Makes sense for the price compared to hotel rooms. We enjoyed the small outdoor space with a couch that gets sun in the afternoon. Would recommend they update description to say it is two separate apartments with two separate entrances. 1 apt has 2 bed, 1 bath and the other has 3 bedrooms (one up a flight of stairs) and 3 bathrooms. This layout is probably desired by some renters. It worked well for us. There are A/C units in the bedroom windows. The smaller apartment did not have an A/C units in the main space so it was very hot. The parking is labeled to park against the back fence but two other cars constantly would block you in. Would recommend they allow for the air bnb guests to park tandem along one side instead of side by side in the back. Also recommend they update check out instructions (there is no grill or w/d). Overall we enjoyed our stay.”airbnb

“Beautiful house in a good location to explore the Newport area without the craziness of the town. Our only qualm was that it was very close to the road and didn’t have as secluded of an outdoor which made it tough for kids. This was disappointing given the price point.”airbnb

“Overall, we were disappointed with our stay. While the location was convenient, the cleanliness and maintenance issues made it difficult to recommend. The towels were old and appeared dirty, and we found multiple spiders around the house—including one that crawled on my friend while she was sleeping, which was very unsettling. The upstairs bathtub was dirty and clogged, making it unusable. To make matters worse, the fire alarm went off around 2:00 a.m., waking everyone up and frightening the kids. The property has potential because of its location, but the cleanliness and upkeep need significant improvement. Unfortunately, based on our experience, I would not recommend staying here.”airbnb

“You absolutely cannot beat this location. It is walking distance to everything Newport has to offer. You are right in the center of it all. The space itself was not ideal - it’s in a basement, lacked light & felt a little different than the described “garden apartment”. Pictures are honest. But, I did feel like it was overpriced for what you get. A gigantic perk - parking is free & VERY easy. Parking in Newport during the summer is extremely difficult and expensive. So that makes a massive difference. We had a hard time sleeping two nights because of the outdoor noise. We heard conversations, yelling, and drunk people hanging out literally inches from our bedroom window where our heads were backing up to laying down. They even started throwing rocks at the window at one point. We weren’t scared, but didn’t know how to stop it. Overall, we felt we paid a lot and the value didn’t match the price. But there aren’t many Airbnb options on the island, and this was a great experience.”airbnb

“To sum it up, I do not think this stay was worth the price. We had rented for a joint bachelor/ette weekend in Newport. Staying in town was excellent, and the parking at the airbnb was incredibly helpful. However, it was not very clean. The floors were dusty, and had not been mopped in a long time. In a shoes-off house, my white socks turned brown immediately upon entering. Additionally, there were stains on pillows and mattresses in a guest room on the second floor. In my bathroom, the baseboard heating was falling apart. The amenities of the Breakhouse were also generally lacking. The kitchen had no paper towels, and no dishcloths in sight. We had to make multiple store runs to equip the kitchen in order to cook and clean up. The house overall felt like a frat house rental: it was great for a large group, but only in that it had eight bathrooms and six bedrooms. The Breakhouse was sufficient, but I wouldn't stay again.”airbnb

“This spot is in a great location. Very walkable. The actual space is mediocre. The steps can be challenging if you have small children or elderly people in your party. If you’re just looking for a place to sleep this spot definitely works.”airbnb

“Very confused at the other ratings - False advertising to the max! Really disappointed - the house is simply not taken care of. Very dirty and not functional. Boxsprings for beds, four old musty shower towels were provided (property sleeps 8), dirty toilet SEATS that require new SEATS, no power upon arrival, two guests got poison ivy on the back patio (and then landscapers suddenly appear that very next morning to trim back patio….) The pictures posted here and social media are not accurate! Absolutely beautiful neighborhood, though.”airbnb
