Sandcastle Realty's guest rating of 4.64 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Great location and spacious rental. Would recommend to others.”airbnb

“Unit 304 bldg 5 needs major TLC from deep cleaning, maintenance, and updated photos. The photos posted is not what you’re walking into. It all started with check in. We arrived about 1.5 hour early, tried to get an early check in. Was told they would reach out to cleaners to see if they were finished cleaning the unit and call back soon. We were at the unit with no cleaners on site but waited to enter at 4pm since they never reached back. Not sure if cleaners were even there or just a subpar job. Leftover underwear/swimsuit from previous tenants in bathroom, dead bugs in glass door track/over head dining light. Mattresses need to be replaced. You’ll sink into the middle. Walls patched with no cover up paint, sliding doors to balcony don’t lock just in case you have toddlers. Missing outlet covers. Dining table top needs tightening, 1/2 toaster worked. We did fix the cable in living room (stuck on demand channels). Could be a gem if taken care of. Great location! Look elsewhere.”airbnb

“What was 5-star: THIS UNIT IS BEAUTIFUL-exactly like the photos. Location was THE spot in TI. Bed was extremely comfortable. What was 1-star: Roaches-noticed them within an hour on the first day, and we moved out day 5. I want to be clear-roaches happen, and I’m not blaming the PMC (property management company). However, the fact that I saw no less than 10 roaches within our first hour there, and that there was roach poop on the counter tells me, a) neither the condo’s HOA nor the PMC use an exterminator on a regular basis; and b) no walkthrough/cleaning was done the day of guest’s arrival. To be fair, they had exterminator come day 3, they relocated us on day 5 to another condo managed by them, and gave us a 10 percent refund. I must reinforce the fact that THIS IS A GORGEOUS UNIT. Now, should the PMC have been more proactive? Absolutely. Would I come back? I’d love to give 5 stars next year… but when you really wouldn’t know how it is until you arrive, how do we avoid a repeat?”airbnb

“Incredible location with private beach access. There wasn't adequate toilet paper supplied for the four-day stay, and we did not receive a response when we asked about this. Another guest and I both saw two separate giant cockroaches, which the management team dismissed as not a valid concern, stating that they are normal in this climate. Both issues would have been acceptable if they had been attended to appropriately and with sensitivity.”airbnb

“The house itself was great. This was the first time I’ve ever booked a place that had no reviews. Great views, very clean, plenty of room. Having the pool all to ourselves was great! Only complaint was having to reach out to the host multiple times to ask questions that could have been noted on the listing or at the house. Otherwise we were very happy with it.”airbnb

“Overall, the house was nice. Unfortunately, we were told that renovations would be completed months in advance prior to our stay. Cabinets in the kitchen had no handles, bathrooms had no blinds, the garages were unavailable due to excessive renovation materials stockpiled. When showering, neighbors could clearly see directly into the bathrooms. There was a sewage leak on Tuesday of our stay. We promptly communicated to the realty company. Plumbers came, verified safe to remain due to it being out front and away from home. The realty company came in person and also stated we could stay. However, the next day, the company reversed their decision and mandated exodus from the facility. The main part was to fix it prior to the next tenants stay. No replacement home was offered. Overall, communication was poor. The house is very nice and probably would have been a repeat rental had it not been for the dishonesty. Disappointed with the professionalism during our stay.”airbnb

“Rental was nice and location was good too. One thing that was disappointing was the fact that the dryer did not work properly and kept throwing error codes. Initially someone was sent out to look at it and supposedly fixed it but it didn’t work. With a group of five people we needed a functioning dryer. I reached back out on Saturday and got absolutely zero response which was disappointing to say the least.”airbnb

“The fact that I reached out to you in regards to the issues we were having about the cleanliness and the roaches and I got no response in return is completely unacceptable.”airbnb

“Love this location and location on the beach short walk to John’s Pass. Pool was great although they need to control guests saving beach chairs. Almost all the loungers were already saved before the pool even opened. Unit needs a fry pan had to use a sauce pan to fry eggs. Said suitable for 6 people but had to ask for more blankets for the sofa bed in response they said they usually only provide throw blankets for the sofa bed. They didn’t respond over the weekend so for two nights my son was cold and slept in sweats until they brought adequate bedding. The view was great and we always try to stay here if possible. Just some minor inconveniences they need to change.”airbnb

“While the Treasure Island location is great, this was our most disappointing Airbnb stay. The unit needs a major overhaul and lacks basic TLC. Upon check-in, essentials like toilet paper, dish soap, and spices were missing. Management delivered a bare-minimum supply after we complained. Later, when we discovered no hand soap in a bathroom and called to request it, the host was extremely rude and used profanity. This verbal harassment was unprofessional and unacceptable. Cleanliness was poor; our feet were black from the floors shortly after arrival. The owner sent a cleaner to mop the main level only after we sent photos, leaving the stained furniture and dirty carpets unaddressed. Furthermore, bathroom drains were backed up. We have stayed in many Airbnbs, but the combination of poor maintenance and a hostile host means we will not return. We recommend guests look elsewhere for a comfortable, professional experience.”airbnb
