Pensacola Beach Properties's guest rating of 4.61 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“We really enjoyed this condo. Steps away from the beach . Nice balcony for morning coffee and afternoon tea. The beach was not crowded at all.”airbnb

“Great home steps from beach! Also very clean. Very beautiful area and safe. Beds were not the most comfortable could use an upgrade, also pet fee was charged day of check in to be able to receive door code - i think it should just be included in the total cost upon initial booking so check in is smoother. Overall good stay!”airbnb

“There are renovations being done so no restrooms except bathroom facilities on7th floor in our condo. No restrooms close to pool area either or on 1 st floor of condo bldg. . Elevators not functioning on checkout day but repairs were done in a timely manner. It did delay our departure though.renters should be told when a building is undergoing renovations that impact facility.”airbnb

“Clean place and close walk to the beautiful beach! We had an issue in which there were no sheets for the couch bed. I called the number in the instructions and someone finally answered to say that it was after hours and they couldn’t help us till the next morning. They said they close at 5. This upset us because they don’t allow you to check in till 4 pm and then they aren’t available after 5. We only had an hour to discover any needs. They did bring sheets the next day but we had to get some ourselves the night before to sleep on. They never responded to me though via the app. We couldn’t get the rooms as cool as we wanted and it was warm at night.”airbnb

“We've stayed at Sugar Beach condos before, but this was the 1st time with Pensacola Beach Properties. I picked this condo, because it was $600ish less. You get what you pay for! The Master bedroom was very hot, Master bathroom toilet clogged evertime we used it, (so we had to stop using it.) No regular TV channels, lots of cosmetic damage, floors were dirty, and when they say no condiments that's the truth, (absolutely NOTHING in the fridge, not even salt and pepper)! When we went to use the grill it had very little propane. They did bring us a new one. I was sent a text 1 day before they wanted us to be available for a bug guy to come and spray and if we wasn't going to be available they wanted use to give them the key code to get in. I said we'd be out and I wasn't comfortable with someone coming in while we were gone, no reply from manager, they showed right as we was about to leave. won't book with them ever again! washer and dryer worked, Master bed was comfortable”airbnb

“The location was great! The condo decor was nice and there was plenty of room for our family of 13. However, the condo should have provided more basic supplies like toilet paper, laundry/dish soap and trash bags. One roll per bathroom for a 3 night stay is not enough. There were no extra trash bags. We had to dump out the trash into the dumpster and then put the used bags back into the inside trash bins…yuk. Only 1 roll of paper towels were provided. Only 2 dish and laundry pods were provided. This information was not disclosed, otherwise we would have packed them. More importantly , these basic necessities should not be provided by the guests who are paying quite a bit of money to stay there. These supplies are very low cost to the management but very high cost to the customer at the grocery store. Words of wisdom…take care of your guests and they will want to book again. Oh, and the outdoor shower didn’t work. Thank goodness our neighbors were gracious to let us use theirs.”airbnb

“I very badly wanted to give this place a 5 star review.. BUT even though the property was beautiful and we overall loved the house, there were some safety concerns. The front doors would not close properly, even when they were locked, with one push from the outside, both doors came flying open. The back sliding door lock was broken, so they had a makeshift pipe in the door to keep it locked when closed. Normally this would not have been an issue, but I am heavily pregnant and bending down multiple times and lodging a pipe into a doorway, is not in my playing cards. So, we did not use the balcony. The biggest and most annoying thing, the master bathroom.. Everything was beautiful, obviously recently renovated, BUT.. The amount of mold and mildew in that that shower was unbelievable. We could not even use the shower. My son has heath issues so we were forced to close off this bathroom. The host never responded to our issues, even now, a week later, nothing.”airbnb

“Incorrect Address & Safety Concern: 1.The address provided on the Airbnb site was incorrect. We accidentally entered the wrong building and were attempting to open the door to someone else's home. Thankfully, no one was inside at the time, but this was a major safety issue and very unsettling for my family. 2. Maintenance Issues (Plumbing): One of the toilets was broken and made a loud running water noise 24/7. The family members staying in that room were unable to sleep because of the constant sound. It became so loud that they had to turn off the water valve to the toilet entirely just to get some rest. 3. Zero Communication: The most frustrating part was the lack of support. Our washer was broken, and despite messaging the host and reaching out to Airbnb support, we received no reply from anyone. We felt completely ignored during our stay in Pensacola Beach. I would not recommend staying here until the host corrects their location information and begins responding to guest emerg”airbnb

“This is not a good spot for a family with young kids (we had 3 3yo and under) or for someone that intends to do anything but sleep at the Airbnb. There were endless tchotchkes (shells, figurines, statues, etc) many of which were already broken and hazardous. The house is directly across the narrow bay from peg leg Pete’s which had live music until late at night and produced bright lights that the shades did not block out. The property is managed by a company that had conditions to the stay not listed on Airbnb and only provided via email 5 days prior to our stay. They sent this info to the wrong email and only 3 days into our stay did we find out their policy is to only provide 1 day of basic necessities like garbage bags, tp, dish soap, etc. Communication was poor, we texted and messaged w no reply to ask for more tp. Had to call the next day and leave a vm. Kitchen was poorly stocked and tricky to cook in. No chefs knife, pot holders, kitchen towels, basic seasonings like salt, etc.”airbnb

“Our stay was extremely frustrating due to repeated access and parking issues, along with inaccurate information from support. We were locked out twice because the door and gate codes did not work, each time for over an hour while trying to get help. This was a serious safety concern and disrupted our stay. The parking permit was incorrect on two separate days. We were told we had to wait until business hours to fix it, with no guarantee our car wouldn’t be towed. However, the property’s security team later confirmed this was not accurate and that it could have been resolved sooner. We were also told multiple times the issue was fixed when it was not. We also asked in advance about details like luggage carts and were told none were available, yet they were clearly available in the lobby. Customer service appeared poorly trained and repeatedly provided incorrect information. Overall, poor communication and repeated errors made this stay stressful and unreliable. I would not recommend”airbnb
