Manager Review

Parrish Kauai

Parrish Kauai's guest rating of 4.78 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

This is a spacious, nice house in a gorgeous part of Kauai, just across the street from magic Anini Beach. The house has everything a rental should have 一 with a combination of impersonal "rental agency" vibes and more personal, sweet elements, like games and puzzles on the shelves. There was a nice-surprise outdoor shower. The house sits close to the road, so the lanai is pleasant and spacious but not quiet. Interactions with the rental agency were impersonal and cold. For example, we arrived 1 hour early as the cleaners were leaving, but the agency hadn't released check-in information; I walked down the road to access cell signal so I could call the rental agency to see about early entry, but was initially told no, and then waited 10 minutes for two people to speak to the cleaning company before I was sent the access code. Another day, without prior notice, some men started working on the roof while we were sleeping. TL;DR: the property is nice, location is ideal, management less so.

Beautiful location and view. Waking up to sunrise every morning and walking around neighborhood was great. However the interior was outdated and felt that it was not as pictured/ described. Overall a not well maintained apartment for the value/cost. The beach - that was mentioned as a short walk turned out to be a hike down a very muddy hill and not very well maintained.

The view was beautiful, but the unit itself was in rough shape. We encountered roaches, noticed multiple areas of disrepair, and felt the property was far below basic standards. With proper upkeep, this place could be amazing — but that wasn’t our experience. We ended up checking out early and had to book a last‑minute stay elsewhere, which cost significantly more. We requested an additional refund to offset the relocation and the extra expense, but the host declined. Overall, the view couldn’t make up for the condition of the unit or the inconvenience we had to deal with.

5 star lodgings, 3 or 2 star hosts. The house is fantastic. Really well taken care of, no musty smells whatsoever. Just a lovely little spot w/ huge sloping yard. Peaceful and beautiful and old school Hawaii. Hosts were kind of a pain. They seemed to have never have had someone with a service dog before. They called and asked all sorts of questions about our dogs except the ones they are legally allowed to ask, they told us we had to give them a credit card over the phone (because of the dogs) or they would cancel our booking, and they told us they needed to do an in-person "walkthrough" on our second day there. -_- They called, SMS texted, and emailed a *lot*, and really only used the Airbnb app when I messaged them there. Really made me regret giving them phone and email. After we got past all that in the first few days it quieted down, but I have never had a host be so intrusive on Airbnb. Still, lovely place! To be honest would still stay there again despite all that! 😂

The location is great, can't go wrong with Poipu. The condo was very clean and the kitchen is well stocked. the maintenance being performed was not the best. The fan in the bathroom was falling down and not working. A bedframe was missing hardware and fell apart. I messaged them and they sent someone out who put bolts in with no nuts so it just fell apart again. I called them and they had some come who put nuts on but didn't size the frame correctly so the metal rail was sticking out 6 inches to the side of the mattress. There are no locks on any of the doors inside the unit. Also they do not state it but the picture of the pool eludes to there being a spa, it is not a spa just a kiddie pool. A few other groups we met there were also confused by this.

I’m praying the next screen allows photos bc no one is going to believe the level of filth unless they see the pictures. Ants in the 100k range…they had bait on the tub when arrived….,so yes, the bait works great. Tv sounded like a babbling brook…WiFi interference….guys came, agreed, unplugged the tv=—that’s it. Roosters going nuts from 4am on, extensive wood trim floor water damage—I informed them that small creek was building and they came with silica sand bags. It just goes on and on. All marketing baloney. This company, per their worker has 300+ units. Seems like ai is responding to everything. Claiming they can’t read iMessage…

We have stayed in another condo at this property many times before but this was our first and last stay at any property managed by the Parrish Collection. Upon checking into the home we noticed a dishwasher filled with dirty dishes and then we saw fecal matter all over the outside of the toilet in downstairs bathroom. So disgusting! We messaged and called the host and no response. This is completely unacceptable when you pay a lot of money to stay here, at very least you would expect the home to be clean. Communication and customer service isn’t a priority to this management company. I would recommend staying elsewhere.

We didn’t actually get to stay at this property. The island was under an extreme weather alert with a state of emergency from the governor. Torrential rains, and extreme flooding, closed roads, etc. Parrish would not allow us to reschedule and they refused to refund our $3100 paid in advance. The travel insurance was useless. I will never stay an another property managed by Jonathan Parrish!!!!

Pros: spacious, well-stocked kitchen, comfortable living space, nice bathtub, garage, washer and dryer a plus. Nice beach extras (towels, beach chairs, etc.) Walkable paths nearby. Cons: low water pressure/cheap shower heads, host doesn't prefer to communicate through Airbnb, so there's extra paperwork outside of the system. The hot tub was out of order for part of our stay. Description says it's a heated pool but it was definitely way too cold to be in, to the point that the hot tub was always full of kids. The garage had a random truck in it during our stay. Overall it was a nice place but given all the options nearby I would probably not stay there again.
