Newport Beach Vacation Properties's guest rating of 4.64 is below average and may adversely impact performance. “My wife has been coming to Balboa island since she was a little girl. We brought our own children here as they were growing up. We now live out of state and for our 25th wedding anniversary, I was able to surprise her with this beach house and all three of our grown up kids, who traveled from out of state to be with us. She was so happy. Nothing else mattered. Thanks for a great place to stay!”airbnb

“We had such a wonderful stay at this Airbnb on Balboa Island! The place was very clean, beautifully maintained, and incredibly relaxing. It had everything we needed for a perfect vacation getaway. The location was amazing, I loved that there was parking and we didn’t have to park on the street. We would definitely stay here again and highly recommend it to anyone visiting the area!”airbnb

“Place was dated for sure, but it gave the house character. Great family vacation house. Would definitely come back.”airbnb

“We had a wonderful stay in this home. Perfect location for us and great size/space. The host team was very responsive though some responses were a bit misleading. We asked if there was a portacrib and were told there wasn’t, so we purchased one - then found one in the closet! We were asked if we wanted to check in early because the unit wasn’t rented before us, but then given a price to do so even though no one was there. Amazing place to stay that we’d consider returning to but a lack of flexibility that would’ve made the overall experience 1000%!”airbnb

“What a beautiful and wonderful stay - the location is incredible! Right on the main street, easy walking to restaurants, shops, and the beach. Parking in the back was easy and the house was beautiful. Lots of space for our three generations and the young kids loved watching the fire trucks pull in and out all day. Kitchen was well stocked with the essentials (salt & pepper, olive oil, spices, dishes, pots, pans, etc), they had beach towels to use, extra propane for the grill, and a fan for every room. We were comfortable and enjoyed our stay. My only 'dings' if you will, are the house looked pretty lived in - bumps and scrapes on various walls, decorative pillows that just felt like they've had their share of visitors, some wore out caulking, etc. And check in felt too late and check out felt too early. There were extra fees for both which just felt like nickel and diming.”airbnb

“The location and ocean view were beautiful, and having included parking was definitely a plus. The first two nights were peaceful, so we initially thought we had found a great spot. However, once the upstairs unit became occupied, the experience changed significantly. The sound insulation between floors is very poor. This was not just normal footsteps. We could clearly hear loud conversations, bursts of talking, dragging noises, and intermittent thumps well past quiet hours, often past midnight. It frequently sounded like ongoing socializing late into the night, which made it very difficult to sleep. I reached out to the host on the first night the noise started, hoping they would gently remind the upstairs guests, but I did not receive a response. When I followed up again during a particularly loud night, I was told they would message the guests, but by then it was already late and the noise continued. The following week, we stayed at another waterfront property near Balboa Pier, and”airbnb
