Hospitium's guest rating of 4.69 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“This airbnb was clean & has every amenity you could possibly think of. Plenty of towels, steamer, hair curler, iron, family games, air mattresses, plenty of lenin, pillows, well stocked kitchenette, beach gears, pool & jacuzzi was nice, & a gas grill! The whole family had an amazing time!!!!!! Will definitely book again!!!”airbnb

“Our family absolutely enjoyed our stay at the cabin. The space was perfectly laid out for multiple families coming together and the privacy and beauty of having the National Forest in the backyard made it feel even more exclusive. We will absolutely recommend this house for future friends and family to stay at during their trips to the Black Hills”airbnb

“Overall our stay was great. We love the location and have stayed at this development many other times. My only comment to the contrary would be that responses to messages left were slow to be answered. One suggestion for future guests would be to invest in some laundry baskets - when there are multiple levels of living space like this property it makes using laundry amenities a little easier. Thanks for the opportunity to stay at your place. The Hills never disappoint.”airbnb

“The place worked well for a bigger group, plenty of table seating and a big grill. Sitting on the front porch was a highlight for many people in our group.”airbnb

“The home itself is very beautiful and has a lot of potential. Unfortunately, cleanliness was an issue upon arrival, as several areas did not appear to have been thoroughly cleaned. Additionally, outdoor maintenance had not been completed, though we understand weather can impact this. Communication regarding checkout expectations, particularly around the hot tub, was stressful given the extreme weather conditions during our stay. With improved cleaning standards and clearer, more understanding communication, this could be a much better guest experience. The home was quiet and very beautiful despite the cleanliness”airbnb

“Positives: location, hot tub, house set up for groups. The cleanliness of this house was extremely disappointing. Right after arriving, we saw that one of the toilets was disgusting. Almost completely brown and had a crusted wad of toilet paper. It 100% had not been cleaned or looked inside of from the previous guests. We also had to go to the store our first morning as they only provided a half-used roll of TP in each bathroom. We found all the towels in the dryer upon arrival. One of the checkout duties is to wash towels and you can leave them in the dryer when leaving. I don’t mind helping before leaving, but I don’t think it’s appropriate that you have to trust that random strangers staying before you actually washed them properly. Having them sitting in the dryer upon arrival, from what I can only assume was the load the last guest put in, raises the question if any bedding was actually washed. Other things: a lot of bugs, algae in the coffee maker, brown water when shower started”airbnb
