HomeBeds's guest rating of 4.28 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“The worst airbnb experience I’ve ever had. We were made to wait 50 minutes after arrival because they weren’t done cleaning. Then, when we went inside, stains on the couch and rug. Floor was dirty (crumbs and such). The pool was green and freezing (despite us paying $200 for heating). The stair railing at the top broke TWICE during our stay. The slides were coming out of the walls. But the worst part isn’t the fact that some things could’ve been overlooked, it’s the fact that there was zero communication. They kept saying they’d contact the property manager and “let us know” to fix things. Or would make appointments like “the pool cleaner will be there tomorrow morning” and then no one would show up. It was the biggest waste of money. If I’d been able to cancel and stay anywhere else, I would have. Had to pay $300 for a cabana to celebrate my kids bday there since we couldn’t use the pool and then THAT closed.”airbnb

“Throughout our stay, we experienced one issue after another. The smoke detectors continuously went off, which was especially difficult because I have a child with autism who is very sensitive to loud noises. We were also unable to use the pool for the entire week of our stay, which was one of the main reasons we chose this property. In addition, we had no hot water for the first three days. Don’t get me wrong—the home itself and the surrounding area are very nice. However, the ongoing issues were never fully resolved, and communication has been very slow. I’m still waiting for someone to get back to me regarding compensation or a resolution for the inconveniences we experienced throughout our stay.”airbnb

“We were moved to this home the day before check-in after being told our original rental was no longer available. Unfortunately, our stay was filled with issues. The downstairs A/C didn’t work the first night, forcing my elderly aunt to get a hotel due to the heat. The gate QR codes didn’t work and the only way in was through a broken gate. The oven and dryer didn’t work, so we had to buy pizza and later use a laundromat. The Wi-Fi was spotty, several TV remotes didn’t work, one sink was clogged, there was no trash bin and multiple items were broken, including a bed, light fixture, blinds and game room equipment. The pool’s chlorine was so strong it burned the kids’ eyes. The home also needed a deeper cleaning, with stained carpets, ants in one bathroom, limited cookware, and missing basic supplies like extra toilet paper. The home is spacious, but it needs significant maintenance and better quality control before future guests arrive.”airbnb

“The home was clean, spacious, and comfortable, but there were several issues during our stay. Before check-in, I requested pet approval as instructed because I might bring my dog. Instead of confirming with me, my reservation was canceled. After explaining I could make other arrangements, I had to wait for management to decide if I could still stay. They then approved my stay and changed their mind about my pet, after I had already made other arrangements. Future guests should know the driveway only accommodates two vehicles and overnight street parking is prohibited. We spent much of our trip trying to find legal parking, and one vehicle was ultimately towed. We also called the emergency line around 3–4 a.m. after hearing what sounded like a burst pipe. We were told not to worry, but found a broken sprinkler leaking heavily and shut it off ourselves. For a home that accommodates up to eight guests, these details should be disclosed so larger groups can plan accordingly.”airbnb

“Nice family home it was just really dusty in certain areas and I have allergies. The kitchen needs an updated picture because it isn’t the same. This is a beautiful home and wonderful location. I would just hire better cleaners for the dust everywhere.”airbnb

“That was fine, but it’s frustrating when there’s no flexibility on check-in times. It would be nice if they were a little bit more flexible.”airbnb

“The home was beautiful and well maintained. Quiet and peaceful location. A close drive to simple drive thru restaurants and coffee shops. Only about a 30-40 min drive from Disney and Universal. The home itself is laid out nicely and was very clean and comfortable. However I do wish they offered hand soap, additional toilet paper, dish pods, and more than one trash bag. I hated leaving dishes in the sink all week and not being able to take out the trash as often as we needed. We had a few groceries delivered shortly after we arrived, so having to go out after arriving for things like hand soaps and toilet paper was not ideal.”airbnb

“The stay was good. Noticeable stains on bedding in kids rooms. No working lights outside i notified them soon as we arrived but issue was never resolved. House just needs a little sprucing up”airbnb

“I wish that our experience was a lovely as we thought it would be. On check-in day, I had to call the emergency number to receive check-in details because no one had communicated with me on what was going on or how to get this information. 1. Upstairs bathroom tub was dirty 2. Upstairs couch was dirty 3. We had to call the emergency line last night just to get check-in details and we were supposed to have this information earlier. The property manager didnt provide this information to us until this morning. 4. The microwave door handle was broken which was a safety hazard. 5. The pool chair to the far right is broken and my cousin almost hurt herself falling backwards. 6. The patio furniture is dirty. We had to clean it before the kids touched it. 7. The toaster was dirty. To the point where it burnt our breakfast and WE had to clean it out to continue to use it and the fire alarm went off. 8.The pillows were dirty. 9. The sheets were not completely clean 10. There were earrings lef”airbnb

“The house is extremely large and very accommodating but the furniture need to be replace as well as the carpet. There were bed bugs in a room were guests was bitten and ants in another and the kitchen area. One of the master suite bed need to be replace and made noise the entire time. Stains on livingroom furniture down and upstairs stains and not comfortable. House need plenty of work. The gameroom games need to be replace. The only good thing is the diningroom table fits a big family and the pool area was clean but need updated pool furniture”airbnb
