Gulf Coast Signature Rentals's guest rating of 4.72 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“The house was clean and in good condition. We love the beaches in Orange Beach. Overall the stay was good. Some things I wished I’d have known ahead of booking: The house is right on the main road, Perdido Beach Blvd. Traffic noise was noticeable and woke us up most nights. Our family loves to cook most days on vacation and we found the kitchen inadequately stocked. We even had to go buy a cutting board as there wasn’t one provided. The pool is nice and the kids loved it. The downside is there are no umbrellas provided around the pool. Walking to the Cotton Bayou beach was technically feasible as the listing states but there are no sidewalks which forces you to walk on the shoulder of the road. We found it unsafe for our kids and elected to drive most days. Lastly, this is owned by a property mgmt company and most if not all correspondence is done outside of the Airbnb app which I did not prefer.”airbnb

“Pretty good overall! We would have liked to have better kitchen equipment, some cleaning supplies, real outdoor furniture, a table or shelf close to the grill, a door mat or hose close to the back door to knock off sand before entering the house. Hose is under the house but no path (without sand) exists. Lastly the neighbors (elevated deck) can look right into the master bedroom, including a mirror on the opposite wall, with no window shade to provide privacy.”airbnb

“The house & pool area are gorgeous. I didn’t love how far we were from the beach and there was no defined path to it unless we walked on the main road. I understand we were paying for location but we had several minor inconveniences that popped up that speak to lack of attention to detail: bathroom door lock that was broken, broken knob on the oven, damaged hinges on the kitchen cabinets, broken bathroom towel rack and the hot tub never being heated for us, even though we paid the fee. We had kids from age 15 and up but if we had small kids getting to the beach would have been so much harder. We cooked most meals & the kitchen was well stocked! The balconies could do with more furniture as there was no furniture on the 3rd floor balcony. All in all our trip was great, but it is frustrating to have even minor inconveniences when you pay so much for a vacation home.”airbnb

“First day we found trash bins full. Took until Wednesday to get emptied. Fortunately our third can was located at adjacent home so we had someplace to put trash. Upstairs sink was not draining. Our attempt to unclog resulted in daughter getting sprayed with trash from drain. Don’t know what we pulled out of the drain. Could not rinse off for pool access. Hose busted. Overall, our family loved the house and had a wonderful vacation together.”airbnb

“There were a lot of dust bunnies under the bed and in the corners. Floors were dirty when the kids played on them. There was a foul sewer like smell that came from the sink in the hallway next to the washer/dryer. We had a hard time getting someone in the office. No one was there to get our car passes and I called the realty and she finally found someone to help us and others waiting to get them.”airbnb

“Overall, the property itself was nice and we enjoyed the location and amenities. However, there were a few concerns during our stay that impacted the experience. One concern was addressed once reported, which we appreciated. However, when I reported another issue, I was told it “wasn’t like that before” we arrived, which strongly insinuated that we caused it. After already dealing with other issues, the communication felt dismissive and accusatory rather than helpful. I even expressed how the responses came across and was simply told, “sorry you feel that way.” After reading other reviews mentioning similar experiences, I noticed a pattern of defensive responses and finger-pointing rather than genuinely making guests feel heard. I struggled between leaving a 3- or 4-star review, but ultimately chose 3 stars because the communication afterward consistently left us feeling dismissed and unheard.”airbnb

“I have nothing negative to say other than the hot tub could be better. I texted the number just to let them know that i didnt fell like it was running properly just as a curtesy. The pool guy also stated something wasnt quite right. The response I received seemed a bit condescending as if i was complaining. So now i will complain. Hot tubs are supposed to maintain a temperature of 102-104 degrees. This hot tub would not maintain that temperature after the first 2 days. on the first 2 days, you could feel the hot water coming from the jets every 10 minutes or so and it would last several minutes to heat the tub back up. After the first 2 days, there were only short 3-5 second bursts of hot water. So, as a curtesy, i informed the entity i was told to call and they told me it was on a timer. i know its on a timer, problem is the temperature. I paid $300 for heat, gimme the heat, not a condescending response. i dont believe i will be staying with Signature Properties again.”airbnb

“This feels like a model home and not an AirBNB. The kitchen didn’t do much as have salt and pepper. Next to the rule book where it states all of the things you have to do at check out there is one trash bag. For a house that sleeps 10 for a week. The location is noisy. Right on the road. The balcony faces right into another balcony and the whole thing just was just disappointing and didn’t get off “beach vacation” vibes. We made the best of it but we wouldn’t stay here again.”airbnb

“The house is beautiful and in a great location. There was a lot of confusion with the hot tub and pool heating fees. The listing states a hot tub but we were told we had to pay to heat it. We were refunded $150 after arguing back and forth but I still don’t think the listing is accurate. The hot tub is not heated all the time and can only be heated a few hours a day. The wording changed after we booked so I would just urge future guests to understand what they’re getting and paying for when it comes to the pool and hot tub. The hot tub also wasn’t working for two of the days we were there which was a little frustrating. We received only 1 trash bag, 1 roll of toilet paper per bathroom, 1 laundry pod, 1 dishwasher tablet etc. for our week long stay. After paying $4k and having 17 people in our party that was annoying as well. We asked if we could have a few more and we were told no very blatantly. The tone of communication was very rude prior to coming but got better once we were there.”airbnb

“STAY AWAY! The listing advertised a hot tub which was cold upon arrival. The communication from the host was extremely delayed and then they refused to heat the hot tub unless we paid an additional hidden $150 fee that was no where on the listing when we booked. When I inquired with Airbnb Support, they opted to refund us partially for false advertisement. The host then rudely messaged me upset that Airbnb deemed it fair to refund me (literally insane but okay). This was very evidently a flipped house, most of the bathroom doors didn’t even latch, the doors swung in wrong ways, etc. Majority of the drinkware was covered in residue. The host was rude. They would only communicate with me over text rather than in the app. For a whole weekend, we were given two trash bags and a single dishwasher pod. This stay was just truly insane and I wouldn’t recommend.”airbnb
