Frias Properties of Aspen

Frias Properties of Aspen's guest rating of 4.74 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Great location, clean unit, and well equipped. We would definitely stay here again. We saw a bear right out the window one night.”airbnb

“The actual room was difficult to find and being in an underground level meant that people walking by had a pretty clear line of site into all the rooms. It was also pretty noisy. But parking was easy, accommodations were comfortable, everything was clean and the location was good. Would stay again.”airbnb

“Nice property. Different from what we originally booked due to miscommunication but the alternative ended up working just fine.”airbnb

“This house is a nice house, nicely appointed, good location ... but abysmal management and misrepresented! When we arrived, with multiple exhausted children, we called in but found that even the people answering the phone weren't sure how to get us in and where to go. Ultimately, We had to go to an office in town. That was frustrating but not devastating. More frustrating and difficult to deal with was that the house says it has ac, but upon late arrival on a hot day and night, we found the entire house hot and no way to adjust the thermostats. When we called in, the call center didn't know the house and sent someone out, who was equally ignorant. We spent almost two hours - ~10pm till midnight- again with exhausted baby and young ones- back and forth between the call center, the "technician" and ourselves. Ultimately, it was misrepresented, no AC existed throughout common areas and 5beds save 2 mini splits. They haven't updated. Other maintenance issues, tv not working, tub, etc”airbnb

“The location is unbeatable and unit is very clean, in a nice setting near shared pool and hot tub. There are a few (maybe 8) stairs down to the doorway of the unit, which is very dark as noted in the listing, but also very quiet. A fine spot to base out of, just a couple of blocks to the Gondola, shops, coffee spots.”airbnb

“The property itself was beautiful and as described, but the check-in process was not clearly communicated and created unnecessary stress. Prior to arrival, I was asked to complete an external registration form and provide a credit card outside of Airbnb. The terms of that agreement stated that the card could be charged at the host’s discretion. It was not disclosed upfront that this would be required in order to receive check-in instructions. I was told I could complete the process in person if I preferred, but in practice, access to the property was tied to completing the registration or going to an off-site office first. I had also tried to clarify this requirement in advance and did not receive a clear response until after check-in. For a stay at this price point, I expected a more seamless and transparent experience. Future guests should confirm any additional registration requirements ahead of time.”airbnb

“The unit itself and the location was perfect for my solo ski trip- truly a quick walk to the gondola. The complementary airport transfer was easy & appreciated. My reason for less than a 5 star had nothing to do w the unit but the following: 1) I booked for direct access to a hot tub, which was clearly closed for the season. I was told I could use the one in another condo complex (a bit of a walk in the winter in wet clothes) and that they let me know in my check in email- but this was after the cancellation period. The manager said, “it’s updated on our website but not on Airbnb” 2) I used Airbnb to book- my reservation was then handled by yet another property management co which asked me for a separate registration process & asked for my credit card- this seems to defeat the purpose of Airbnb. If you book this property- just book direct on their website and save yourself some $.”airbnb

“A good location, walkable to the town gondola. Disappointing to be required by the host (at the last minute) to sign a separate legal agreement and provide CC details to them all outside the AirBnB platform - not my understanding of AirBnB policy or practice. The apartment was comfortable for three of us and the kitchen well appointed.”airbnb
