Manager Review

Colonial Properties

Colonial Properties's guest rating of 4.48 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

Overall, we had a good stay. The beds were very comfortable, check-in was quick and easy, and the location was convenient for everything we wanted to do. There were a few areas that could be improved. The water pressure was pretty weak, and the washer and dryer could use updating as they weren’t very efficient. Also, if you’re looking for scenic views, this probably isn’t the best choice since there wasn’t much of one from the property. Overall, the comfortable beds and great location made for an enjoyable stay, but a few updates would make the experience even better.

Cabin looks like the pictures. As soon as you open the door. A smell hit you that smelled like body odor. Carpet had stains and could be replaced. The amenities said community pool. When we arrived the pool had a sign that said closed for maintenance. Never saw anyone working in the pool. Big disappointment. My kid got in the hot tub . She got red bumps on her. A trip to the doctor to find out it is from bacteria been in the water from the hot tub.

The stay was great. I enjoyed the private driveway. We came during the summer and saw black bears cubs and mama bear every morning. They didn’t bother us any though. The place was in the middle of Gatling. So finding things to do was not hard. For the most part the place was clean and infant friendly.

Overall the property, location, cleanliness was great! We enjoyed the Cabin and the Host over all was great! We had one problem where the air conditioner thermostat was not working upstairs,so hot for 2 days! We let the host know the first day at 730 am that morning , got him at 11 pm no one came to fix it like we were told, then told us we did not report it even which was not true!

They weren't terrible to deal with but last minute changes that I had no choice in and rooms not fully clean. Place we stayed at was not great and the cost was not cheap so probably would not book again with them.

We had an okay stay. The kitchen was not stocked very well so we were glad we brought our own coffee. There weren’t blankets for the pull out couch and when we called to ask for some they told us “they don’t have to supply those.” So we covered our teenager in extra towels. There was also a squirrel nesting in the wall of the main bedroom that was pretty active at night. Otherwise was a cute roommate. The tub was amazing!

We were switched to this house a week before our visit. They labeled it as an upgrade, however compared to our previous house it had one less bedroom with an actual bed (bunk beds instead) and it had one less bathroom. They said it was an upgrade because it had a pool. In the pictures it shows a private pool at the house and then a community pool. We were unable to get to the private pool. The access code did not work and when I messaged the host they did not respond. We arrived at 3:45 and the cleaners were running around trying to finish cleaning throwing stuff in the back of their truck. They finished at 3:59. They did not send me the code to the door so we had to call when we arrived. There is no cell service outside of the house which made it difficult to get to where we needed to. Overall, this was the worst Air BnB experience I’ve had.

We rented this cabin for a spring break getaway and chose it mainly because of the view, which we were really looking forward to. Unfortunately, our experience was disappointing from the start. The first thing we noticed when we walked in was the décor—it’s very outdated and made the cabin feel neglected rather than cozy. The furnishings were also not appropriate for a comfortable stay. The sofa and seating were worn down and difficult to get up from, which made relaxing pretty frustrating. The beds were uncomfortable, and even the toilets sat very low to the ground, which added to the overall sense that the place hasn’t been updated or maintained well. One of the biggest issues was that the whirlpool tub didn’t work at all. On top of that, the smell of the water was very unpleasant and concerning. For a place meant to be a relaxing vacation spot, this was absolutely unacceptable and really took away from the experience. Honestly, there is potential here if some improvements were made.

Overall it was really good! It was exactly as the photos depicted. Beautiful views and a great house. Had all the kitchen untensils we needed to cook when we wanted. The problems we had were there were pizza boxes left under one of the beds with mice droppings by the boxes, there were several cob webs that we wiped down in the living room and you could hear conversations between the 3rd floor bedroom and the two 2nd floor bedrooms clear as day.
