Colonial Properties's guest rating of 4.52 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“We had a wonderful two night stay at Little Fox Hideaway while traveling to South Carolina. The cabin was exactly what we needed, a peaceful retreat with absolutely breathtaking Mountain View’s. We could have spent the entire day just taking in the scenery. My wife is an avid bird watcher, and one of her favorite parts was relaxing on the deck while listening to the beautiful birdsong. It made for a perfect start, and end to each day. If you’re looking for a quiet place to unwind, enjoy nature, and soak in the view of the Great Smoky Mountains, Little Fox Hideaway is an excellent choice. We’d happily stay here again. The cabin offer fine amenities. The kitchen is fully equipped. The furnishings look and fell brand new. The master bedroom is a dream come true, with a look out onto the mountains. You literally couldn’t dream of a better view to wake up to.”airbnb

“Great location, amazing view and we really loved the quiet space. I will really recommend this Airbnb and if I have the opportunity to come back I definitely will.”airbnb

“They weren't terrible to deal with but last minute changes that I had no choice in and rooms not fully clean. Place we stayed at was not great and the cost was not cheap so probably would not book again with them.”airbnb

“We had a group of eight that stayed here for a special birthday. The place was very much as the pictures and description depicted. Wildlife was seen daily for photos. The only flaw was the outdoor seating areas. The furniture needs to be repaired or replaced.”airbnb

“Well, we started off on shaky ground. There was no water at residence when we arrived, but that was quickly corrected. The place was as described, although it seemed slightly older than I expected. There are some outside maintenance issues (gutters full of leaves and overflowing, some decay on the deck posts, mildewed walkway on the main entrance was very slick when wet), but the interior was suitable and clean. We may have been the first renters in a while, which would possibly explain the water issue and the Christmas Tree still being out. Overall, we were pleased and I feel I got what I paid for, but there are repairs that need addressing.”airbnb

“We had an okay stay. The kitchen was not stocked very well so we were glad we brought our own coffee. There weren’t blankets for the pull out couch and when we called to ask for some they told us “they don’t have to supply those.” So we covered our teenager in extra towels. There was also a squirrel nesting in the wall of the main bedroom that was pretty active at night. Otherwise was a cute roommate. The tub was amazing!”airbnb

“We were switched to this house a week before our visit. They labeled it as an upgrade, however compared to our previous house it had one less bedroom with an actual bed (bunk beds instead) and it had one less bathroom. They said it was an upgrade because it had a pool. In the pictures it shows a private pool at the house and then a community pool. We were unable to get to the private pool. The access code did not work and when I messaged the host they did not respond. We arrived at 3:45 and the cleaners were running around trying to finish cleaning throwing stuff in the back of their truck. They finished at 3:59. They did not send me the code to the door so we had to call when we arrived. There is no cell service outside of the house which made it difficult to get to where we needed to. Overall, this was the worst Air BnB experience I’ve had.”airbnb

“We rented this cabin for a spring break getaway and chose it mainly because of the view, which we were really looking forward to. Unfortunately, our experience was disappointing from the start. The first thing we noticed when we walked in was the décor—it’s very outdated and made the cabin feel neglected rather than cozy. The furnishings were also not appropriate for a comfortable stay. The sofa and seating were worn down and difficult to get up from, which made relaxing pretty frustrating. The beds were uncomfortable, and even the toilets sat very low to the ground, which added to the overall sense that the place hasn’t been updated or maintained well. One of the biggest issues was that the whirlpool tub didn’t work at all. On top of that, the smell of the water was very unpleasant and concerning. For a place meant to be a relaxing vacation spot, this was absolutely unacceptable and really took away from the experience. Honestly, there is potential here if some improvements were made.”airbnb

“Overall it was really good! It was exactly as the photos depicted. Beautiful views and a great house. Had all the kitchen untensils we needed to cook when we wanted. The problems we had were there were pizza boxes left under one of the beds with mice droppings by the boxes, there were several cob webs that we wiped down in the living room and you could hear conversations between the 3rd floor bedroom and the two 2nd floor bedrooms clear as day.”airbnb
