Manager Review

Brentwood Property Group

Brentwood Property Group's guest rating of 4.79 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Brentwood was a wonderful host. The home was comfortable, clean, and spacious . When my original booking wasn't available, he immediately made another of his properties available for me which I really appreciated. My only small note is that checkout is 10 AM — the earliest I’ve come across on Airbnb — and a later checkout involves an extra fee, so just plan accordingly!”

“I stayed 0 nights of the 10 i've signed up for because of room condition bad for me. I refunded only $150 from host, and that came only after escalation with Airbnb, which matched the $150. (I still lost $800). Unit is on 4th floor of an older 6-story building with windows painted shut, meaning no ventilation. Room temp had been 77F for several days. The result was a lingering odor from cleaning supplies that affected my breathing--not the host's fault. He offered an air purifier the next day, so I rented a similarly priced motel room until the air could be cleared and asked to be credited four nights I didn't use the room. No. I made a formal request through Airbnb but heard nothing. even confirmation he sent over a purifier. Only after Airbnb took an additional step with him did he agree to a partial refund. The good news: I loved my motel and have booked two future stays. The bad news: My Airbnb host pocketed about $1,000 for free and Airbnb could not compel him to do otherwise.”

“My experience did not match the positive reviews. 1: I was asked to sign a short term lease agreement on a 3rd party website that was not mentioned anywhere in the listing, but should have been per https://www.airbnb.com/help/article/465 This stla also required a security deposit. 2: A lot of high visibility floor (broken veneers & fairly loose floor boards) & wall damage that was not addressed or taped over and then painted over as well as scuffs on the walls throughout the unit and a large, dried spill on the kitchen wall that was hidden under the table instead of cleaned up. 3: Dishwasher broke the day we arrived and was leaking water out onto the floor. We were told this would be addressed the following day but no one came until the day after that and ended up removing it instead of fixing it. I was told I would get a partial credit for the inconvenience, but haven't seen that yet. 4: The smell of a person's business in one bathroom was noticeable in the other bathroom for hours.”

“Nothing new to add”

“I thought it was pretty expensive to stay. I have rented other large air bnb's for 8-10 people for much less. I was also shocked to have to pay an extra $40 to get in 2 hours early. Never has been an issue to check in early at any other air bnb, and certainly didnt have to pay more! ( on top of the big fee to stay) That being said...we had a great weekend, it was a very comfortable place for all of us to stay!”

“The house is as advertised. Although right off a busy road can get to nice restaurants and shops within a 5 minute walk. Our stay may have been a one-off but we did not have warm water the entire stay. They tried to fix this and coordinating with the repair person was an inconvenience I’ve never experienced before at an AirBnB. Also, the house was not clean. When changing and leaving clean clothes on the floor they were covered in dust, dirt, and hair when I picked them up. The kitchen cabinets were also covered in a layer of dust. For the cost (over $1,200 for two night plus a $100 pet fee) the house was not worth it. Would expect this level at a property of half the price. Overall disappointing experience.”

“It's a nice property in a wonderful location. It's missing features we'd expect at this price point. The bedrooms are warm and could use ceiling fans. The second bedroom has no closet or dresser. There are some other smaller issues that the owners should also address. Parking wasn't clearly communicated before arrival.”

“After staying in this air b and b for 4 days, my whole crew did the most diligent exit clean, wiping down all surfaces, taking out the trash, vacuuming, and putting everything back how we found it. Despite all of that, the host came after us for extra cleaning fees from their “cleaning crew” because one trashcan had a tampon left in it from the early morning departure. Completely disrespectful and repulsive behavior, after already paying three thousands dollars for only a 4 day stay. Clearly, all they care about is money. Not to mention the sauna was broken, there was mold on the outdoor play items, and the fridge door handle broke off. Luckily my brother in law is a mechanic and fixed it for them, even though he didn’t have to. Bad business owner-ship in the end.”
