Considering this property cost nearly $9,000, we were extremely disappointed by the condition of the home. We encountered dirty, clogged showers, mold in nearly every bathroom, damaged and rotting tile, broken thresholds, nonworking outlets, missing toiletries and toilet paper, shortage of towels for 18 people, a major fly infestation, and a wasp-infested barn where one guest was stung multiple times. Several appliances were also broken or moldy, including the toaster, coffee maker, Keurig, ice machine, grill, and multiple door handles. Although management responded quickly to some concerns, others, including the dirty showers, were never addressed. The sheer number of issues made it unreasonable to report every problem during my bachelorette weekend, and dealing with them added unnecessary stress. This property did not meet the cleanliness, safety, maintenance, or quality standards expected at this price point.

This was our 3rd trip with this rental, and you can tell the house has gone downhill a little. We still love the house and location, but some updates and repairs need to be made. The master washer and dryer do not work. The dryer never gets hot, and washer doesn't actually wash the clothes. There is also a broken door going into the washroom (completely off the hinge be careful). The outside patio furniture is at the end of its life. Most chairs are rusted, bent, broken, or loose in some kind of way. The wooden benches upstairs and downstairs are both very bowed and not very usable, both should be discarded. Do not look under the sheets or pillowcases you will be turned off. The microwave light stays on, and the door does not work properly without help. The pool pump must not have been working properly because the pool water was very murky and did not really clear up even after emptying the strainer. Many other small issues. For the price these little things should be repaired.

Cute property in a great location just minutes from Gruene Hall, but it wasn't worth the price. It's much more worn than the listing photos suggest. We enjoyed the amenities, but too many issues took away from our stay. Cleanliness was the biggest concern: dirty dishes were put away (including a cocktail shaker half full of liquid), trash and belongings from previous guests were left throughout the house, we found hairs in the beds, stained towels/pillowcases/comforters, dirt and leaves on bedding, and one toilet had clearly not been cleaned. The pool was dirty and not circulating when we arrived, making it unusable until it was repaired. Also, one bed was soaked from the AC dripping, though thankfully we had another bed available. Communication was not great, with multiple read messages going unanswered. When I called, the host's first response was, "Which property? I have 37," which left a bad taste in my mouth. For over $8,000 for 3 nights, we expected much better.

Unfortunately, we cannot recommend this property. Shortly after arriving, we encountered numerous issues, including a pool with blue dye that stained my hair and damaged our swimsuits, a dirty pool, a leaking shower, dirty linens, filthy rugs, empty toiletries, a toilet that did not flush properly, and a golf cart that did not work as advertised. Communication was also disappointing. We had to repeatedly follow up with the host, who never checked in to see how things were going despite the ongoing issues. Rather than working with us to resolve the situation, we were simply told to contact Airbnb if we wanted a refund. The listing also did not match our expectations. The property was advertised as private, but the neighboring cabin had numerous vehicles parked there throughout our stay, making it feel much less secluded than represented. Because of the condition of the property and the unresolved issues, we had to leave early and book another Airbnb, resulting in additional expenses.

The area was great! We were just 3 minutes from Gruene. It did lack amenities, such as salt, pepper which says is availabe in the description. The freeezer doesn't make ice and that was frustrating, but there's an HEB local so we were able to stock up for our stay. The biggest takeaway is they have a MAJOR RED wasp problem. My kids freaked out the entire time. They never responded to my message regarding the wasps, but this was left off of the description and I can see why. They mention there being flowers and leaves in the pool from the surrounding landscape but failed to mention RED WASPS. I don't think there is much that can be done either because the paneling is loose so that's how they were getting in. Probably a major renovation to be fixed. The plunge pool was okay but it's very small as mentioned. The bathrooms are fully stocked and there were plenty of linens. I wouldn't stay at the exact place, but I would love to try another 8 Sages property.

We stayed here for a holiday weekend with a large group and were extremely disappointed by the number of amenities that were broken or completely unusable. The game room was not as advertised at all. The pool table had only one cue stick, all of the darts were missing, and the Connect Four game was broken. The indoor TV’s volume would not turn up.The outdoor TV did not work, and despite advertising three TVs outside, there was only one and it was broken. There were numerous wasp nests, and we had to remove them ourselves just to safely use the outdoor areas. One of the outdoor ceiling fans was damaged and hanging off its hinges, serious safety hazard. Additionally, all of the plastic chairs advertised for use by the pool and pool table were missing except for one, which was broken. There were no hammocks as advert while the house has potential, the condition of the property and the nonfunctional or missing amenities are unacceptable.

so my bands and parking passes were not in the room and when I got them on the phone they said would bring in the morning they tried to tow my truck if not for another guest they would have also the bathtub drained slow and water drips from the sealing into bathtub

We have stayed in dozens of Airbnbs and have never experienced anything like this. We were excited for this family vacation, which included relatives visiting from Colorado, their 9-month-old baby, and our 85-year-old grandmother. Unfortunately, the property fell far short of what was represented in the listing. The outdoor spaces did not match the photos, with ripped pool loungers, weather-damaged furniture, and missing or unstable umbrellas. Inside, the home was extremely dirty, with dried substances on walls, cockroaches in the bathrooms, stained furniture, and hair and debris on the floors. One bathroom was unusable as a damaged window allowed excessive mosquitoes inside. An A/C unit failed leaving the common areas uncomfortable, and the outdoor TV remained unusable despite repair attempts. Airbnb offered to send a cleaning crew, but they never arrived. We sent concerns promptly and were offered partial compensation, but it did not reflect the stress we felt. Avoid this place.

This property was perfect for our bachelorette party of 10 girls - between the two buildings on the property everyone had a bed and there were three indoor and one outdoor bathroom. They could use an umbrella by the pool chairs but otherwise everything was in good shape and clean and the outdoor space was perfect for a long weekend. The only thing to note is that the refrigerator in the house doesn’t cool very well, while the one in the casita cools so well it freezes things. We reached out to Big Chief Rentals and they said they’d send someone to check on the main fridge in the house and they never did so we couldn’t use it for anything other than drinks. In addition, not sure if people have taken it, but there really isn’t any real silverware in the apartment outside of a few serving implements. Otherwise they were very responsive anytime we reached out with questions, and the place was great.

First I hate writing any kind of negative reviews so I'll start with the positives. the location was perfect, very beautiful, super quiet. couldnt have asked for better location. The place itself was very beautiful, decent size. However, I have a few negatives. The stairs were broken. Not like "oh that's a little crack." Like broken broken and my sister injured herself on the way down. The stairs shouldn't be a use at your own risk thing when there's literally two beds up there. she had no choice but to use them. Next, the shower leaks really bad. We laid towels down but they were soaked and lastly, they sent a pool boy to clean the very tiny pool (I'd consider it more of a hot tub) 2.5 hours before check out. The main area of the air bnb you can clearly see the "pool" and entrance. The doors are all glass. When we realized he was there I was walking around half naked where this guy could clearly see me. Shocked and uncomfortable are an understatement.
