Bear Tootin Rustic Vacations

Bear Tootin Rustic Vacations's guest rating of 4.73 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

I just can't give it a 5 because we thought it had AC. We filter for AC and it came up because the other unit on-site has AC. It was stated in the details. It was not clear. We had a few small things like the garage door opener missing and there was no follow-up. The house was beautiful and we enjoyed our stay.

Great views. Only problem was the air conditioning in the pool room was broken our entire stay although it was reported to maintenance on day of arrival. Home was clean and fit description given on air bnb listing.

The night before e were departing fromthe cabin, my husband noticed the filters inside the air conditioning system were CAKED full of black mold. He is a maintenance supervisor, so he notices that kind of stuff. He chose not to tell me because he knew I would freak out and he didn't want both of us to be worrying. However, I wish he had said something so I could take a picture to complain to the host and Airbnb. He let me know on our way home and I was upset we were breathing that in for five days. Although we had an excellent vacation, we will never stay at Bear Tootin again just because of this toxic and unsafe fact. From now on, we will be checking these things anytime we stay somewhere. Whoever is in charge of keeping the air system clean is not doing their job. If you choose to stay here, make sure your filters are cleaned out!

After mentioning to the host that I preferred that check-in information be discussed verbally, she repeatedly said "it's in the link" to any questions I asked. I found this to be disrespectful, condescending, unprofessional and lazy. This is not a company I would deal with again.

This was a nice place, but a bit older. It does get pretty warm inside in the summer months. There are 5 fans in the place, but only 3 of them work. Luckily, it rained just about every day, which cooled things off. If you choose the early check in, make sure to keep checking with the host to see if it's approved. I had to reach out to the host the day of check in to see if the early check in was approved. The parking for this place is very limited. If you have one vehicle, you'll be fine. Unfortunately, we had two trucks and an SUV. I asked the host prior to our check in date to see if there's another place to park a third vehicle. They mentioned that there was near by overflow parking lot. They didn't mention that we had to get a parking permit from the from desk of the Lodge near by. We ended up getting a warning on the windshield after the first night.

The house was 10/10! We loved the location with the lake, the surroundings, the solitude! Nicely stocked kitchen where we were able to cook the majority of our meals. The only downfall is the management company. I am aware of the “no check in instructions until 30 minutes prior to check-in”, however, we were unaware that we would not have any cell service at least an hour from the house driving from the east. That caused us to have to drive 30 extra minutes past our destination to open the “passport” for any instructions and unable to check in until at minimum an hour after check-in is allowed. The “30 minute rule” makes sense in areas where cell service is plentiful, but not in this case of being outside of town. We will visit Durango again in a heartbeat! Just not with a property management company.

Great condo just 15 minutes north of Durango. Nice rooms with comfortable beds and a plethora of pillows. The remote controls for the ceiling fans in three rooms were set to the same frequency, so it was very awkward to turn them on/off. This property is managed through a company which uses a 3rd party app outside of Airbnb which I found very annoying. I never knew who I was communicating with and a few responses basically blamed me for the fan control issue. Overall: great property, but management communication could be improved.

I was expecting a nice house in woods with comfort but it was very dirty. I communicated with host and only respond was an apology. We clean the house, however could not use everything TV was broken, microwave was complete mass. Overall terrible management and cleanliness.

Place was ok, cozy. Bed was super comfortable! But the apartment need some updates! And they need to clean and dust before each guest. Also, the ad is deceiving, no washer or dryer in the unit and WiFi when available was spotty and not reliable.

Majority of the beds were filthy (hair, dirt, bug and even blood)upon arrival and the host had no extra linens to change the beds nor did they care (til the next day). Our party was up all night laundering and remaking the beds. Although the home is beautiful and fairly new, our party felt that the maintenance of the property as well as the appliances have been neglected and in need of some desperate attention. Some of the issues we faced were a health hazard and others were safety hazards Pink mold on inexpensive plastic shower curtain liner. Plumbing issues with no quick response. Dryer with excessive lint buildup posing a fire hazard. This property felt like a moneymaker for a corporation and not a loved home. Host refused to resolve the issues we encountered and we were forced to utilize AirBNB Support (I’ll give them a 5 star rating) for fair compensation. Seems as if it was built, filled and forgotten. Hope these words help the next potential renters with their selection.
