American Suites's guest rating of 4.23 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“This place was perfect for me, my husband and my son and his two friend. Very spacious, clean, wrap around balcony and right across the street from the boardwalk and beach. My son said the Airbnb add “undersold it”. There is no decor, but if you don’t care about that, it was great. Couldn’t hear neighbors, I was too worried about the few wrestling matches that broke out being too loud. And there is so much to do right there. It was great!”airbnb

“Overall would stay here again if I didn’t have another option. The kitchen supplies were lacking - example no toaster or salt/pepper - the basics. The floors were filthy when we got there, my children’s feet were black and sandy within minutes. We had to call them and have them come back and re clean the floors. I just feel for how much you pay you should at least have clean floors.”airbnb

“The place was good enough, but not quite worth what we paid for an entire week. The balcony was huge which was a plus, but the inside was a bit dirty, there were cracked floor tiles, pictures left from previous guests, most notably one of the curtain rods was almost falling off, one of the bed frames was completely broken, and multiple other items were broken. The fridge had no in between, it was either freezing everything inside or was barely cold at all, the coffee maker was fine, but a bit small, and had a lack of basic cooking supplies. Another issue, and a fairly big one at that was the front door did not latch properly. We had to give the door a very significant tug in order for it to fully click shut, or else you'd be able to just push the door open. Additionally, the pool itself was clean, but the room its in was dirty, flood lights were hanging off the walls, noticeable mold small amounts and moss was growing along the windows.. overall the place was okay, but overpriced.”airbnb

“Unfortunately, our overall experience was negative. The condo had several cleanliness, maintenance, and security issues. There was mold in the bathroom shower, and all ceiling fans had significant dust and debris. The oven was very slow to heat, and the dishwasher leaked. We reported the dishwasher and were told it was caused by the soap, but despite being told someone came to fix it, the problem remained. Most concerning, the balcony doors did not lock, creating a serious security issue. We contacted management several times about the doors, cleanliness, and dishwasher, but the issues were not adequately resolved. We also requested early check-in but were not accommodated. The condo is across a busy street from the beach, requiring you to cross heavy traffic, and the traffic noise was noticeable. Finally, the $500 security deposit felt excessive given the condition of the property. Overall, we were disappointed and would not choose to stay here again without significant improvements.”airbnb

“The suite was beautiful and clean a block walk to the boardwalk and beach. The only thing we didn’t like was an unexpected security deposit at check in and the parking situation is terrible. Other than that we will be back. We’ve stayed at the Americana hotel many times and never had a problem.”airbnb

“Wasn't happen when it said you can park 1 car for free and have to pay for the others which I understand about the extra cars but that's what the site say and we didn't know we had to clean our towels didn't say anything about that anywhere. But other then that it was a great stay and will stay there again. Great location”airbnb

“The location is the biggest advantage of this property. It’s a short walk to the beach and boardwalk, and the condo itself is spacious with plenty of room to spread out and store beach gear. That said, I feel like three stars is generous. The staff was unfriendly, unhelpful, and generally unavailable. The kitchen was missing even basic essentials like a can opener, dish towels, and cookware. Not one pot or pan. One staff member was kind enough to find a few items in storage, but it shouldn’t have been necessary. The knobs fell off the cabinets and ice fell out of the freezer every time it was opened. We were told that Senior Week guests often damage things, and unfortunately it shows. The dryer barely worked, the living room had seating for only about three people despite the unit sleeping 12, and there’s only one TV in the entire condo. If you’re looking for a basic place close to the action, it may work, but don’t expect a well-equipped or well-maintained rental.”airbnb

“For one of the cheaper option, this was an okay stay. The pictures have it marketed as 6 beds, when there are actually 5 and one roll away bed. When we got there, the A/C did not work and it took several hours to be fixed, delaying us from doing things. It was clean for the most part but there was trash left behind on the balcony. We had an issue with our fire alarm and tried to call the host 3 times, but didn’t get a response. Definitely plan to walk to the lobby for any issues.”airbnb

“This was a great option for a fun beach weekend with a few college friends. The place itself was spacious, had a nice balcony, and included thoughtful touches like towels and lotions. However, the parking situation was extremely frustrating and poorly managed. The listing states that each room gets one parking spot, with the option to request additional spots at check-in, which sounded simple enough. Since we all had different schedules, we arrived in multiple cars. When I got there late and requested an extra spot, I was told none were available, but the front desk staff kindly helped me squeeze into the lot. The next morning, I found a note on my car warning it would be towed. When I asked the front desk, I was told we already had one car parked and would need to move mine to a remote lot over a mile away and walk back. This directly contradicted what I was told the night before. I ended up parking on the street and paying $76 overnight. Overall, this made the trip far more stressful”airbnb
