The apartments were nice and the location was perfect, but there were some concerns worth noting. This unit needs a really deep clean. Both AC return vents were caked with dust. Both units felt moist. The AC situation is the biggest concern. There is a portable Vissani unit set to 60 degrees on cool in 276. The problem is that it is plugged into an interior wall with no vent. The vent hole in the back was blowing out hot air against the interior wall. There was mold all up and down the shower curtain in 276. When we got there the room was set on 68 degrees with the portable unit on 60. The room was still 72 degrees. I also had to sign something saying that if the air was set below 70 degrees and it were to freeze, that I would not be eligible for relocation or compensation. I notified them immediately on check in and got no response back. I would be very hesitant of staying in these units during the hotter months unless I could verify these issues had been corrected.

We had a great time on Amelia Island! While we enjoyed our stay at this Airbnb, we unfortunately experienced some difficulties. The listing stated the house sleeps 10; however, the trundle bed could not be pulled out due to the layout. We had to have guests sleep on the couch instead of having a bed. The house sleeps more like 8 people. Also, the check-in was supposed to be at 4:00 pm. We showed up at 4:15 pm, and the cleaners were still there finishing up. Overall, the location was perfect, and the views were beautiful, so that made the house worth it!

The condo was very nice. In terms of staying again, the facility merits another trip. However, the communications from the host was poor. The provided emergency number was not monitored. The direction to the room were very inadequate. The instructions provided the keypad code for Room 120 (not the real number) but the door only had a key. Looking to the left was Room 119 - how do I get in?? I tried to contact the host but the phone was not answered, I began this process around 10pm. Airbnb support couldn't contact the host. So at 2:30am I had to walk and find another place. What the instructions should have said was something like: the keypad code for Room 120 is 12345; there are 2 doors was Room 120, please go to the door immediately next to Room 119. The place had 2 doors!! In all my domestic travels to hotels and condos, I've not seen 2 doors before. Host finally responded at 5:00am

Pros for this condo: it was within walking distance/drive to the beach, restaurants, and shops. The pool area was clean. The back porch was very nice. Now the Cons for this condo: it’s an older stick built (not concrete) structure which means if you’re not the top condo, you can hear the people above you. In our case, we had folks above us that seemed to enjoy the Texas Two Step or something similar from 10pm to 2am which kept us awake. We tried running a fan and white noise maker at the same time but nothing worked. After the first night we reached out to the host but they did not manage the unit above us so there was nothing they could do. They said they reached out to the building manager but the second night was the same loud footstep noise into the early morning hours. After two nights of little sleep we decided to leave and reached out to the host for a refund for the final night (we were supposed to stay 3 nights). For reference, this is the first negative review I’ve written.

Look elsewhere- carpet covered in stains, finger nails found from prior guests, main room was not cleaned and turned down from prior guest, dirty towels upon arrival. A new cleaning crew is very much needed, as well as an overall update. Space is very dated, all the doors were stuck and cracks in furniture everywhere. We did not trust using the kitchen, as there were unclean cups in the cabinets. Pretty disappointed. They were quick to respond when we had issues but the cleanliness issues were tough. Oh, and the bathrooms were stocked with 1 oz bottles of shampoo and conditioner. We had To get more after the first night. Listing shows sleeps 5, but apparently guest count is maxed at 4, never seen that before. Would not recommend this listing.

Condo was very tired and unclean - sticky floor, sandy entryway. Shower leaked, unpainted trim - could use refreshing. BUGS in the kitchen - was unable to use the kitchen for entire stay. They came in to spray. Unhealthy conditions. Bugs were still there. Amelia Island Vacations would only refund less than 10% refund for the issues. Horrible customer service during attempts to request refund. Will never rent from them again.

The place was absolutely beautiful. Wonderful views of the beach. Sipped coffee on the balcony while watching and hearing the ocean. The only issue we really had was gate code issues. We couldn’t get through the gate one night and had to wait til the morning to get it rectified.

This rental is all about location, location, location! The bad: The inside needs some TLC. There is a slight cigarette smell when you arrive at the property. The cigarette burn on the bedspread, described in a review from 2022, is shockingly still there. The contract we had to sign was ridiculous and made us wary of staying here. Maybe I didn’t read the description very well but I was unaware that was required before following through on Airbnb. Amelia Island Vacations did not provide the proper code for the door. They acted like I was at the wrong location but I knew that I wasn’t. When we got in, the TV was on & blaring loudly. My daughter and I were nervous someone was in the house. The house did not seem very clean. Some of the dishes were dirty. Some of the towels had make up residue, not sure if they were washed? The good: Location to the beach. We would stay on the island again but not this property and probably not with Amelia Island Vacations.
