“Gorgeous house in a private setting. Would definitely come back!”

“While the space fit our family and needs the home is in definite need of attention. It doesn’t appear that LAPM or the owner has set eyes on the place in quite a while-or have different standards than we do. The photos of the outdoor spaces don’t accurately depict the current state of the yard. There were several things inside that were broken or that we found needed TLC and a closer attention to detail with cleaning. While it was a spacious home that allowed for the family to be under one roof I would say the value and accuracy was less than 5 stars. Also, for having a ‘host’ being a property management company the 12-24 hour response time is disappointing and the phone number doesn’t allow you to reach them if you have questions or issues after their business hours.”

“FIRST AND FOREMOST, THE LAKE ACCESS IS A LIE. Our #1 criteria in our rental was the ability to walk out the back door and into Lake Anna. This property offers kayaks and swimming access directly into the lake, according to the listing. HOWEVER, the lake is less than 2” deep. The ducks and geese were ankle deep. We had to drive 20 min to enjoy the lake. We arrived to find the exterior bins full of stinky trash. There were dirty dishes in the (broken) dishwasher. There was blood on a bedroom wall. There was a stain on the master bed comforter. The oven kept shutting off. It smelled like burning plastic and set the smoke alarms off twice. The second floor has a wonderful balcony, but unfortunately the chairs are old and beaten. The hot tub jets only worked on one side and shut off every 15 minutes. The grill was leaking propane and unusable. There were no window coverings in the master bath and neighbors could see in. Kitchen was unstocked and barren, not even sugar. DON’T STAY HERE.”

“We had a great long weekend stay! The house was clean, they had extra toiletries for us, and it was a very easy check in. The house is so new, that you can only find it on Google Maps- but that wasn’t a true issue. It’s a very quiet neighborhood, and had a lot of wildlife out in the mornings. The living space is extremely large, and could house a large group of us for dinner and games. Highly recommend staying here.”

“Our group had a nice stay at the Porch and Paddle. I will say that the house was not as maintained as I would have expected it to be for the price. The landscape was overgrown, blocking the view of the beautiful lake. There were a number of minor issues (hand towel ring no secured, bugs on the carpet, water heater that we had to reset a number of times, torn screens on the deck, no wifi) that were not major issues but things that I would have expected to have been in good working order for the price we paid. The location is great and the home (especially the basement) is very spacious.”
