Manager Review

Vacation Rentals of Florida

Vacation Rentals of Florida's guest rating of 4.38 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“We had a great stay. Just over the bridge is John’s Pass with shops and restaurants. There is public beach access if you walk under the bridge or directly across Gulf Blvd. The beach was so peaceful as it is towards the north end of the island and not over crowded. It was the perfect location for a beach vacation! For the room-the queen bed was super comfortable. The bunk beds, eh, the mattresses were like sleeping on springs so those could definitely be upgraded. The space could use a fan or some ceiling fans as it does take a while to cool down to temperature setting. Once it cools down it isn’t too bad but on really hot days, a fan would be nice to help circulate some cooler air. Someone had purchased some beach essentials and left so that was nice. Overall, it was a great find for the short beach vacation we had planned.”

“A lovely apartment in a great location!!! Everything was pristine, charming and inviting. We stayed a week and loved calling this home for the time we were there. A really hot week challenged the AC and that was easily understood it would be a bit warm. But our unit reached mid-80s inside 3 of the days we were there and we let the management know. The tech who was supposed to come and address the issue didn't show. It was the only problem we had. The management was responsive and apologetic, kind and professional, but there was no follow up, unfortunately. Still, we loved our stay and have good tolerance for the heat (plus we had 2 fans on at all times which helped a lot)! We would definitely stay again. The location is fantastic! Thanks for having us!”

“I appreciated the location. It’s in a quieter part of the island, and the nearby beach wasn’t crowded, which we really enjoyed. The biggest disappointment was the hosts. I overlooked the pet policy when booking and realized it immediately after their automated message came through. I contacted them within *about one minute of making the reservation*, hoping they’d be willing to work with us given how quickly I reached out. Instead, they were completely inflexible and refused to cancel. Airbnb confirmed they could have approved a cancellation, but the hosts declined. While they’re entitled to enforce their policies, the lack of understanding over an honest mistake communicated almost immediately left a very negative impression. If good A/C matters to you, look elsewhere. The indoor temperature was frequently in the 80s. The Wi-Fi was poor, the shower curtain constantly clung to you (small but annoying), and only two towels were provided for the entire stay.”

“We had mixed feelings about this place. For how much we paid, we expect better quality. Location was probably the best thing about this property. Close to the beach, walking distance to restaurants and shops. Easy to get around. Assigned parking. Quiet and safe location. My friend and I stayed for 7 nights. The pull-out couch/bed was dirty when I pulled it out. It was also very uncomfortable, a very thin mattress, with no support. We ended up sharing the queen bed for 7 nights because the pull-out was just terrible to sleep on. They provided 2 of us with 4 bath towels for our 7-night stay. I messaged them for 2 extra towels . VROF Reservations said they would get back to me, then 2 days later. I had to message them again to ask for the status. VROF Reser. then told me that it was their “standard allocation based on the occupancy of 2 adults”. The management team was not helpful at all. Never heard from Adriana. They expect A LOT from guests, but can’t even give us 2 more bath towels.”

“the stay was good and the location was amazing! There was a slight hiccup when trying to check in so we were delayed in the checking in process but other than that it was great!”

“Storage No designed place to put anything. No drawers, minimal hangers. Only a few chairs and the floor. Kitchen and food items all over the dining table and chairs. 6" and 15" countertop spaces. I can reach the small kitchen cabinets but my 5 ft tall wife cannot. No shelves or cabinets in bathroom or shower. Noise Three air conditioning units 7-8 feet away from the bedroom window and front door. Constantly barking dogs from the properties behind us. Cleanliness Nothing but a broom and small mop to clean with. Short-haired dog hair on bottom of socks, on couch cover, on clothing stored on floor, and on area rug. Dog smell at higher humidity. We have no pets. Bought a cover for the dirty and stained couch. Used a towel to cover LR chair to put clothes on. Bathroom mat was filthy. Muddy footprints on floor AFTER showering. Already dirty and stained area rug gets even more dirty by walking in and out and no vacuum to clean it. Using the provided broom only spreads dust. not worth it”

“Renter beware. I am a very active AirBnB customer I rent on average a dozen units a year and have been for years. I have never left anything but a 5 star review and I have never not been invited back. The unit didn’t have heat for the first two weeks of my stay. Multiple junkies were arrested right outside the unit and I had my vehicle vandalized. The unit smelled of smoke and drug paraphernalia was found in the unit. I was constantly harassed by the host and the pricing is borderline criminal. After my stay this unit was placed on an AirBNB unsafe list and I was told by AirBnb if any of this happens again the host will be banned and their units removed. If you have any issues they will try scare you and make up false damages. At the first sign of an issue I would contact AirBnb and inform them so you are not a victim of their fraud and not only will you get your money back but other renters will be saved from this nightmare because they will be kicked off. Stay safe ❤️”

“The kitchen was miniature and the floor's were not cleaned all the way. It had a musty/mold issue requiring my daughter and my dog to have to take allergy medication. My dog had a moderate allergy attack. I'm assuming this is from the large hurricane that hit this area and flooded it, not too long ago. When I let the host know there was an issue and that i was leaving, they sent an AC repairman over even though there was no issue with the AC. Which required them to come inside. I thought that was strange. Apparently the host has a strict no refund policy. Which is at the host's discretion. I paid for 3 weeks and I paid extra for my dogs. I left after 1 week and the host ignored my requests to check out early. Ignored my request for a partial refund and also ignored the airbnb representative who tried to contact her. The cohost started messaging me instead of the host the minute I let them know there was an issue. I do not recommend staying in this property. Buyer beware.”
