Ultimate Property Management's guest rating of 4.74 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Pros: The condo is excellent if you're interested in a convenient, walkable location. The parking lot was really easy to get in and out of, taking Wrightsville traffic in general into consideration. You're literally no more than 100 yards away from everything. We did hear street noise but not enough to bother us and it was expected. The condo was clean. Cons: They warn you not to drop the A/C below 72°, so it got hot for our tastes. We ended up using a fan for the bedroom at night. We had to run the dryer more than once to get our clothes dry. I didn't care for the fact that in their guest guide book and in an email they asked for a 5 star review and explained how the review process works. I have never had another property do this. All in all, it was a good stay and I would advise you to do your homework and read reviews, just as I would with any property.”airbnb

“My friends and I really enjoyed the wonderful location of this air bnb, the walkable distance to the beach, restaurants, and shops was unbeatable. Besides that, we were disappointed with our stay. This place did not meet our expectations. It is very dated and could use a lot of care and updates. The place had a musty old smell, especially in the bathroom. There were barely any supplies available for guest use, only one hand towel for 4 girls to share with no extras available. The bath mat was stained with dirt. There were no paper towels or dish towel to even wash the dishes. They definitely provided the bare minimum, even below the bare minimum. We had to go out and buy more toilet paper because we were only provided 1.5 rolls. There were only 2 old chairs outside on the balcony, no table and not enough chairs for all 4 guests so we did not get to enjoy the balcony as much as I would have hoped. Overall I would not stay in this unit again, but I loved the location.”airbnb

“The house was beautiful, very comfortable, and in a great location. Overall, we enjoyed our stay. However, the biggest downside was the temperature inside the house. It got very warm, and when we contacted the host to ask if we could lower the A/C, we were told it could not be set below 70°F. Unfortunately, this made the house uncomfortable at times, especially for the children. There were fans throughout the house, which we appreciated, but since several of us suffer from allergies, using the fans made our allergies much worse, so they weren’t really a good alternative for us. We were disappointed that we weren’t able to adjust the temperature based on our own comfort and needs during our stay. Other than the A/C restriction, the house itself was lovely, comfortable, and in a great location.”airbnb

“In the description of the place it says there are 2 identical units and that is not true. Unit 2 is above unit 1, which, if I had known, would not have booked it. very noisy. The TV was completely unreliable which made it almost impossible to use. That was NOT user error. The blinds were broken in many places which made it look awful and it being so hot, not efficient. Both bathrooms were dirty on the floor and behind the toilets. We were fine with taking our shoes off at the front, but since the floors were dirty, we wore socks or wash frequently, and wearing socks in the heat was not great. The kitchen and linens were well stocked. The trash can...come on guys. The stay was not awful, just a few things could easily be better.”airbnb

“Overall was a fine stay. We liked the central location tho some may find it too busy. Place was fine for a small family and had the basics. The main issue was an overall lack of attention to detail. Got half a toilet paper roll only, no dishwasher soap, WiFi password was wrong, parking passes worked but had the wrong unit on it, no extra trash bags. Wish they just did the little things better.”airbnb

“Great condo with walkable distance to beach. Be aware that the bunk beds are within a couple feet distance of the front entry, and there is no closed space or privacy curtain for the bunk area. During our stay we noticed a few critters in the dishwasher, but it looks like the property management is actively working on pest prevention as we had a pest control visit in the middle of our stay. We also requested for a couple more laundry and dish pods as we were here for an extended stay and there were only 3 provided, but our wish was never fulfilled by the management. Overall un-beatable location and easy access to beach. But, for the price paid I felt like it could have been a more equipped and more updated in terms of linens and decor.”airbnb

“The location was wonderful- right next to the beach. Beach view was a bit of a stretch as you needed to be higher (2nd or 3rd floor) to really have views. The Master bad was the worst I have ever slept on. We took turns sleeping on couch. There were bare minimum pillows, blankets and bath towels. Wish it was better stocked. It was clean and description accurate. For the price bedding should have been much better, and better stocked for beach (no beach towels, chairs, toys, no rugs to catch the sand, no extra blankets or towles which caused daily laundry).”airbnb

“It’s a nice and specious house, not much parking for the amount of people it is advertised for. However, when we arrived there was a plumbing company working on the bathroom sink. When they left, they left without cleaning and we were left with a dirty sink and floor. The second issue was that the pool was not clean and when I notified the host about it they replied with “the pool looks good. We can see the bottom.” Which in my opinion is not an acceptable response. They ended up sending someone to clean it which I appreciate. The grill was also very dirty. Overall, it’s a good place but the management agency needs to pay more attention to those details.”airbnb

“Beautiful house but it could’ve been much more clean before we arrived , luckily we don’t mind cleaning . Pool Vacuum is very slow we had to manually clean many leaves out of the pool when we arrived and still didn’t get in because of the dirt build up on the walls , probably needs a filter change , light bulbs weren’t working we purchased more . Mosquitoes are terrible !! Host will try to get more money out of you be careful.”airbnb

“We would not stay here, and I will not endorse the property. Just keep looking for something else. Dirty, noisy, and certainly not worth the money.”airbnb
