Manager Review

Spectrum Rental Properties

Spectrum Rental Properties's guest rating of 4.77 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“We had a few issues with the pool code. All three tv controllers did not work but they made it work with new controllers. The door code was also having issues at one point. It was five guest and two of the children needed to go to the bathroom and had to wait around 30 mins for it to be sorted out.”

“The Perkins Cottage has an incredible ocean view and close walk to the clean, uncrowded beach. The house was spacious and has everything needed. Each bedroom has its own bath. There is room for the whole family to spread out and enjoy being together. There is plenty of seating in common areas for the whole family. It is so nice to bring the fur babies as well! There are only a few concerns. The porch railing is questionable. It runs horizontal and pets/children need to be watched closely. It is also in need of repair. The posts are splitting and seem insecure in several places. The house was dirty. There were old ant bait contraptions stuck to the floor and window seals in the kitchen. The ones on the window seal were old and stuck with dead ants in them. The cook top was filthy with dried food. The rugs were stained and need cleaning well. The countertops and tables had crumbs on them. We will likely reserve again as the pros way outweigh the cons. Our family had a very nice stay.”

“Between piles of broken glass in the backyard of a pet-friendly rental, a persistent cigarette odor throughout a supposedly smoke-free property, ants pouring in through the back door after a rainstorm, and—worst of all—being cursed at by a property manager, Spectrum Properties demonstrated an unacceptable lack of maintenance, professionalism, and accountability. This experience fell nowhere near the standard we expected for $260 per night.”

“It felt very corporate which is not what you expect from an Airbnb. Everything was just very sterile feeling. Overall, it was not terrible, but definitely overpriced for what you get.”

“BEWARE! …Upon arriving Friday at this location, we were greeted with unfriendly stares/ lurking …even after saying hello or how are yall. This was only a three day stay. On Sunday morning while drinking my coffee I see a message from the host Claudia saying a neighbor called saying we had loud music and we had “triple parked cars” and if any damages occurred to the home they will be taking it up with AIRBNB. Upon speaking with Claudia she stated she did a drive by earlier in the morning and found out there were NO “triple parked cars/ party”. And of course no LOUD music because we did not have ANY music at the home at any day. I asked her if the Neighbors were employed by Airbnb and she did not answer. She also did not apologize or feel any remorse. We left the house immaculate as we usually do. We travel a lot. I also have an Airbnb of my own in Orange beach, so I know what it takes to write a review like this one. Didnt want to do it but I feel like I have to warn other Guest.”

“The place was in a great location. Multiple restaurants that you can walk to and the beach access is right across the street. On the first night I decided to take a shower before going to bed. Unfortunately the shower was broken. I spent the next 1.5 hours trying to get the water to a slow drip. The handle was spinning all the way around and you had to get it in the perfect spot for the water to stop. We couldn’t use the shower during the whole trip. We contacted the owner and they said they would send someone but we never saw any repairman. Also we could hear the dog upstairs whimpering when the owner would leave and every step they took. That’s expected though if you’re on the bottom floor. If they get the shower fixed, it’s a super great place. Not trying to trash the place because it was clean and didn’t smell like animals and the furniture was clean. I would like to say you can feel the springs in the bed though. Fix the beds and the shower and you’re a 10 out of 10.”

“The one pro of this house is that it is beautiful. Besides that, DO NOT STAY THERE. They have an infestation of some kind and over half of us ended up with rashes on our body. We first believed them to be bed bugs and they sent someone out to look. He said they were not bed bugs but the house DID have an infestation of some kind. We could feel things crawling on us the whole trip. The realty group who manages this did not take our concerns seriously. The rugs and carpet were filthy. We found a dirty T-shirt under the mattress when we stripped it to look for bugs. We also found a diaper in that same bed. When we first got there the dishwasher was broken, and the host called me at 7AM to make sure I was there to let Lowe’s in to deliver it. Not sure why that was my responsibility. The air broke upstairs so we had one night where it was 80 degrees trying to sleep and couldn’t use the ceiling fan because it makes an awful noise and swings violently. Go somewhere else.”

“The owners control the thermostat and must keep air conditioning between 70-72. Middle floor never got cooler than 74-75. Also, dryer door was broken and made it difficult to get dryer to start.”

“My fiancé and I stayed here for a long weekend. The location and home were great. Everything was 5 stars except at our check out, apparently the owner had called the property manager to report us having 2 dogs at the unit. We did not have a dog with us, let alone 2. Rather than ask us about it, the property manager sent us a note that was rather accusatory and threatened to charge us additional fees. We chalked it up to a miscommunication, but we felt like it could’ve been handled differently. More professional and less accusatory. Other than that, the stay was wonderful.”
